    I would never trust keeping 800,000 baht in Thailand.  Transfer out, accessing money, delays as accounts are "frozen", presumptive guilt or source laws or policies that can be used to at best slow down getting the money while proving where money came from. source, etc.  in good times or emergency times is a significant risk.

    Yes.  Time will tell what the second or future years will be.  Known Thai business mentality, if the number of policy buyers is low, they will raise the price to try and make up for that!  Or they will make up some new rules when this current system falls apart.

    When I first came to Thailand (Pattaya), I went down to Beach Road and found a lovely bit of stuff. 'She' turned out to be a 'he'. Had to give him 100 Bhat to get rid. After I'd promised myself that I'd be more careful in future, I ventured out of the Canterbury Tales hotel and went to Soi Diana, or was it Soi Chaipoom (can't quite remember) and met the wife. Oh dear!! Should have stuck with the ladyboy.

    haha.  I got as far as the front desk of my hotel once and the clerk said "sorry mister can not".  I said whats the problem?  I thought maybe the hotel changed to a no guest policy from the last time I stayed there, or maybe this lady was a known crook.  So while I pondered what the problem was the clerk showed me the "lady's" ID card.  Boy sure had me fooled.  So yeah, I gave it 60 baht for a moto taxi ride back to where ever and continued my forary into the evening.

    I thought Thaksin was fine, at least the country had or seemingly had an actual freely elected PM and government.  I thought Thailand was finally out of the dark ages and no more coups.  For various reasons things changed a lot after his re-election.  Coups continued

Lost or just did not know exactly where he was?  North south East west, sun over there, ocean on my right.  No sense of direction at all?  Probably dumbed down and used to his gps smart phone telling him when to turn. Has no idea where he is at any given moment, just blindly following directions like a lemming

If the Jomtien beach water was cleaner the place would be top notch.  I do love Pattaya basically for the convenience.  Easy to walk around.  Baht bus system is fantastic to hop on and off, no need to rent a motorbike.  Plenty of Thai and Farang food although a lot of the western food is falling by the wayside lately.  Massage prices and stuff like that are still among the lowest I have seen.  Easy bus rides up and back to Bangkok.  Plenty of hotel and lodging options.  It has gone downhill the last few years but still my favorite, with Karon beach and Ao Nang in the running for their scenery and relatively clean sea water.

    The person running that desk (small office) in Jomtien had their own printed-up list (took off their pc-printer), which differed significantly from the "official document" from headquarters, which I had received at the front-desk.   Even those with cash in-the-bank had to make several visits, as "undocumented requirements" were added each time they tried to apply (at the "official fee" cost)

     

    Some report this person would point-blank ask for 15K cash.  Others said they were told to use the agent next door.   After that, you have the 1-year extension to deal with - and can hope they accept less than 12 months of proven-deposits plus proof of it's source.  "Irregular" incomes are generally not accepted.

    The last price I heard quoted was 25K to get both the "change of visa" and "1 year non-o extension" done as a package.  The places on soi bukow, just north of South-Pattaya road, offer the best deals, generally.  This will avoid both the "change of visa" person's hurdles, and the income hurdles.  Not sure if the price holds, though - over a year since I checked with those agents for quotes.

     

    It needs to be an official-looking rental agreement, the copy of which is signed (blue ink) by you and the landlord.  You can find translated-versions (in both languages) online, which could be used.  This *may* need to be accompanied by a copy of the owner's house-book for the residence and the chanote (purchase-proof), also signed in pen. 

     

    The marriage-desk likes to use needing these (and older formats of the docs are rejected) to block legit-applications (sans-agent).   I do not remember this from the "custom" list I recieved a couple years ago, but would not be surprised if the "change of visa" office uses a similar set of "undocumented document" hurdles.

    Official looking OK, but what terms will the IOs demand to see?  One full year?  One month or month to month which is all I do here in the states when renting so I have no intention to sign anything longer if in Thailand?
