  9. A few years ago I discovered an open customer database including thousands of sale contracts with credit card info etc from Sansiri when doing a simple yahoo search. In this case the original visa is cancelled along with any work permit. The person will be bailed and surrender the passport to the court. Each time the person wishes to have the passport returned for any reason (immigration appointment, travel outside Thailand etc), the person‘s lawyer must attend to the criminal court and make a motion to temporary passport release. This usually takes the better part of the day and accumulates significant legal fees. After weighing everything, I have decided that going back to the Philippines is the best option due to the abundance of English speakers, affordable rentals, and easy visa access with little language barrier and friendly people.   18. TM 30 needs to be done by the „house master“, or „possessor“. The landlord owner cannot know tenant and guests‘ comings and goings unless you want the landlord to install an access system and video surveillance. When you sign a long term rental, the tenant becomes the house master and needs to report TM30 according to the law. Or skip it as many do. agents can assist. Landlord can assist. But ultimately it’s the tenant who holds the key to the property and controls access to the property by other family and friends. Landlord can’t handle those reports.

A little known fact a out the inane Thai criminal law is that any individual can directly petition the court to accept a criminal complaint for things like defamation. Thailand has decent consumer laws but lousy private criminal complaint ts system whereby complaints can be met with a punishing legal process most don’t have the stomach or financials to follow..
