  1. I am 2 months shy of completing my 1 year lease. 24 000 security deposit is being threatened by the property owner. Apparently, she (the owner) wants me out by the end-of-the-month! This is via the agent at ReMax Kohn Kaen. The same agent I requested to do a post-house-inspection: re cleanliness & serviceability. None forthcoming. I suspect the agent is not being a biased advocate from one side of the lease agreement.

     

    The owner refuses to answer my emails (with nice colour pics) of maint required. The house was advertised a 3 bed full furnished. I only have acess to 2 rooms. A room is kept locked with her property inside. She refused to negotiate on lessening the monthly lease price. items have been removed from the house: no longer fully furnished (functioning). Still failed negotiation on lease price!

    I still have not received a written/signed eviction notice. I am paid-up until 8 Sept...... 

    From my perspective the lease was invalid re rooms. The owner has not addressed any maint issues. 

     

    So, now it is a waiting game. Any ideas who can provide advice of renters-rights in a situation, such as this?

    Did you have Residency Cert?  Tried to get 1 at KK Immi and they told me to go and get a form to request a Res Cert/ Talk about convoluted process???

  3. I have just done, what you are proposing. Monday morning, did it in Kohn Kaen. Went to KTB (smaller branch), and they did not know of Immi requirements. Just printed-out 12 months of transactions.

    I was still shy of the Magic Letter. Sure enough, rejected by Immi , back to a larger branch: The letter I received had nothing about 65 000 per month. Just a statement/letter of my balance!!!

    Also required docs of where my income comes from. (It was in English, but it kept Immi happy ???? )

    Then, it was a fine-tooth comb, going through the tree which just been sacrificed (printed 12 months of transaction.

    And the mountain of paper had, TM6, TM7, all pages of passport, passbook pages, lease agreement........

    That's my story & I am sticking to it.

  4. Please enlighten me. The booze-buying restrictions: 11AM-2PM, and afternoon garbage........ There was much smut : it was 'for schools'............... 

    Why on earth, is this draconian garbage going on???

     

    Spat it big time a few days ago: Tesco POS (point of sales) have a clock. Not quite as accurate as smart-phone! Trying to abide by anal-law, then (almost) defeated by Tesco Express Nth KK!

     

  5. I find the air quality in Kohn Kaen to be very poor. As you drive around the ring-road the vision is hampered by the SMOG.

    Drive East to Kalasin, pretty much the same. 

    Too much localised burning. Uncontrolled burns of garbage & associated plastic, makes it almost toxic!

    But it is a KK problem, and authorities do not give a rats rectum.

  6. Had a fire near KK about 2 months ago. I heard the fire, before I saw it. The fire jumped the fence (from a wat), then burned west away from our group of 20+ houses.

    Then it swung around, and started towards the houses.............. 

    I monitored the fire for 2 hours..................then removed some fuel (plastic bags + palm fronds) from the front of a house. A housekeeper said: "no, no, no" I gave him the necessary affront!

    Fortunately, the fire stayed on the verge, and the dirt-road was a good fire-break. 

    By the time the fire-truck got there, I had all but finished the prorgess of the fire.

     

    Lessons learnt My neighbours do not know how to fight fires. Neever interfere with someone who does!

  7. For weeks, my GF intimated that farmers were to be paid, first. Then, the info (truth) started unravelling. Smoke, strings & mirrors & lots of rejections. 

    So many have lost their income streams. Factories sealed-up, nothing moving. Little shops boarded-up. Very little money moving around. BECAUSE THE THAIS HAVE NOT GOT IT TO SPEND!

    In case you are living in a vacuum, look at any large Tesco, Big C, etc. Only the well-heeled doing any grocery shopping.

    And, the locals just follow along..................

    Good to see our 'visiting class' helping-out the needy. I have supplied food and money to 2 caddies & family near Yang Talat.

    Well, that's my 2 cents worth.

    A little smoke. Bangkok is gagging again, Kohn Kaen has a smoke & smog haze. Not too much sugar in locale, but stubble burning and waste burning is resulting in above considered safe levels. Only a little smoke...………….ye jest!

  9. Did my 90 day at Kohn Kaen on Monday AM. All good, easy with Laughing Boy.

    Then I produced a spreadsheet, indicating multiple deposits. My visa is 'til late June, and I thought I'd do some groundwork. FAIL

    Notably Feb 19  & Mar 19 complying with the new 65k rule.

    But alas, on 2 months (Oct & Dec) I had 'insufficient' transfers.

    The yearly total exceeded 800 000.

    But Laughing Boy was adamant it was no good!

    Hoops & hurdles. 

    Pineapple inserted, thank you very much!!!!!!!!!!!!!

Saw the same myself about the proof-of-income and stat dec .Which raised the question in a group discussion at the 19th hole: If they require proof, why don't the AU Embassy provide the same service as the UK Embassy/?? Which is, you send your proof & passport to the embassy. They look at the figures AND the UK Embassy provides the Letter-of-Income

    But no, Issan dwellers, like myself

    1. drive to the airpport (which now charges for parking)

    2. return flights to BKK

    3. return taxi fares (as I am totally non-familiar with public transport) note: If the driver understands your written request. You may also, see Austrian Embassy in your travels!

    4.And the current fee for stamping 'said' stat dec is $70!!!!!!!!!!!!!!!!!!!

    5. Then front up to the KK Immigration for their stamp of approval.

     

    As you can see from the attachment, I have had talks with the Au Ambassy................. with dismal results. 

     

    So, pretty please:

    1. Everyone who lives near-ish Khon Kaen (Chum Pae, Udon Thani, Mukdahan, Chaiyaphum, et al) contact the AU Embassy and plead for a Outreach Visit (the same they provide every 2 months to CM). I am sick of the arduous journey and associated costs!

    2. All Ozzies should be sending emails to get the same service as the UK Embassy. Ie. Letter-of-Income

  11. Trolling thru the one-year extension ad found that the Australian Embassy now requires an onus-of-proof to be shown, before 'they' sign & stamp the Stat Dec (as required my Immigration)

    I pinged the Embassy an email, and they verified this new 'requirement' of proof.

     

    At the same time I asked about the possibility/likelihood of getting the Embassy to do Outreach Visits to Khon Kaen. Embassy response was basically, if enough people contact them, they will consider this option. Please, oh please, I implore all Aussies living around KK to ping the Embassy!

    I never look forward to the 1 hour drive to KK airport, the flights, taxi to Embassy and return trip for a lousy 'Signature & Stamp'. Onerous & expensive trip!
