I am NOT saying any person or company is doing this in Pattaya. However, here is one way the 10% rental return schema works.
1. a property is sold by vendor A to buyer B, at an inflated price, for example 3m baht, but the property is really only worth 2M baht.
2. B is promised 10% return on his unit - basically 300K baht or 25K per month/
3. On the open market, the property can't be rented for 25K/mo. but can be rented for 20k/mo.
4. So B gets 25K a month, 20k from the renter and 5K from vendor A.
5. Everything goes well for 2 or 3 years, until A sells all of the properties in the complex.
6. Maybe a year or 2 later A, dissolves the company or files for bankruptcy or the rental promise/deal expires, let's say in 5 years.
7. Buyer B is left holding a condo worth maybe 2M baht 5 years after purchase.Maybe after 5 years of renting, it needs to be refurbished/renovated and is only worth 1.8m, or maybe inflation and property prices have risen it is now saleable at 2.2m. But for sure it won't be saleable at 3M+. Another major factor will be all the other suckers trying to unload when the deal stops.
In summary, after 5 years, A gets to keep ((3m - (5*12*5k))= 2.7m baht for a condo that had a market value of 2m.
Wot about C in all this? Basically, those figures of yours are a crock of shit, anyone asking 20-25 k a month for anything will be waiting a long long time, fact is forever, but there are screwballs around I guess

Be married and happily , as such I can only report hearsay ! !! I have heard has has added benefit some females think nothing has happened so work even harder to satisfy the man
55Ill say,'no cum no pay' is a slogan, they do too. now 3 months after op, still get the urge but less so, ,was bloody rabid before but now joined the ranks of most other guys can say no,more rested, feel fresher and happier and of course wealthier. doc explained not always dry run but did emphasise 13 months was needed to ascertain firing blanks

Asylum seeker? Well, he was originally from Ethiopia, so it's possible. But if so, he must have been granted leave to remain otherwise he would not have been ab le to work. Not that it's relevant.
Let somebody else do it, was enough on the subject day after fire 'not able to work' laughable

Strange? In what way?
Best if you kept up to speed by reading past (multiple) reports, from the asylum seeker who initially claimed responsibility, butI suspect the brotherhood have silenced him by now

Usual drip-drip of information. The media is so powerful now that the authorities have to drip-feed bad news. The media is capable - indeed determined - to whip the public into a frenzy, especially if it suits their political agenda. We can safely assume that the information that isn't being released is bad news, such as whether the cladding had sufficient fire breaks installed. Some of the cladding is still in place - they can check it in minutes. They know, but they don't release the information, because it's bad news. The world is now a very unstable place due to the media's frenzy-feeding.
1There would by now be a knowledgeable account of bodies involved, is being drip fed, bones, the skull would not disintegrate in the heat there, the problem is identification...some never identified through constant letting subletting of flats there etc. Bet your life there will be a few winging there way back to UK to explain their whereabouts, especially the ones on pension credits
-
You will know when its operation time, when every drug, every bit of endless information falls by the wayside .. not pissing when you want /pissing when don't want to, wearing dark coloured clothing, changing your pants 2 or 3 times a day.
Probably the kindest thing the surgeon said to me as I woke up after the op a few months ago was ' life must have been most unpleasant for you'

Are you an expert or is this just your general feelings about it? Little wonder these things are allowed to happen. Maybe you read in the Sun or the Mail that the UK has the highest standards and that is good enough for you. That cladding is outlawed in other countries above a certain heighth. The Euro distributor's own broucher states it is not for use over 10 meters. There was no alarm. People had to be woken by neighbors. How on earth can these be reasonable standards.
At the time the cladding was installed it was lawful, obviously view changed through different experiences, however, the tenants of other buildings similar to this would have made ingress for firefighters difficult through their behaviour
Also rapid deportations from UK for asylum seekers would have excluded a fair few from this fire

my experience is that Indian doctors (in India and abroad) are generally excellent diagnostics and possess top notch skills. but even the best hospitals can't cope with the standards i am used to and that applies especially to stationary care after surgery.
Get away with you Naam up and walking couple of days later, few beers a day or two later

Not Fortis or Appolo, those are expensive chains throughout India, Independent ones, did put price up, might be earlier in this thread Ill see if I can track it

Good info. It would also be great if you mentioned the city and hospital and the procedures. I'm sure the quality varies from hospital to hospital. "India" is a big place.
Do some research for yourself, start in Bangalore 20 world class heart hospitals in just one city..and surgeons are generally rated there, not Thailand, could have a butcher operating here
-
Just now, impulse said:
You also have to look at the small print. What's included, what's extra, who qualifies and what conditions disqualify someone from the package price. Then add a flight, time away from work (in my case), and the ability to travel when you need the procedure, and return after the procedure. Plus the continuity of months of after care and exercise therapy with the same folks who did the work... Mine came in right about 3x the hospital's advertised package price here in BKK.
I'd consider India if I didn't live and work in Thailand (and have 100% insurance coverage). But I'd sure get more details than a price. And I'd want to see the actual hospital and meet the actual doctors, which is a lot easier a few miles from home.
Up to you, India for me,every time. Three procedures done there over the years, first class every respect...and if I may say health tourism is booming there, all over the world patients flock there, must be good

Suspect they may be able to open for that price - it is the closing conditions that would make me think twice before considering treatment in India - my memories of India are not that pleasant, or sanatory; but that said have had treatment from Indian nationality doctors here in Bangkok which believe first rate.
Same here and there, but I think better there

perhaps a stent but not open heart surgery.
Come come Naam, thought you were up to a bit more of an answer than that!! If I put price list up Im advertising, warned not to

Thank God for India heart by-pass starts at 35000 baht
-
Sorry to see you go without a helpful answer, try this many more options about 1 tenth to 1 20th the cost in India compared to Thailand whatever you want ie 'Sciatica surgery India' just include India in quote

Sailorjon,
Remember the injectable plastic holder I wanted to send you? the one with the 4 inch long tit on it, well was doing bit of research, you see gravity will not let it seep into your innards, you have to stand on your head (feet in the air) and get someone to squeeze the contents into your anus, guaranteed to hit the spot, just like WD 40

Jpinx. I sincerely want to try to clean out the g.i. I had the doctor prescibe more forlax and I'm willing to try your '8 packets at once' idea. What else do i need to know? stop eating and drinking water first? empty stomach? etc.
Anyone have experience with the various colon cleanse products? with psyllium, senna, etc... they make some big claims about cleaning out impacted colons...
You are going to get thrashed on the prices here in Thailand, just 2 hours away finest care and cheapest in the world. This place all--in- one,.many like it

9 hours ago, whatwasithinking said:Just to add , if you like a fair degree of risk the last 18 months to even now could be a great short term investment . You buy a condo in a fire sale situation which is well below market & sell for a smallish profit of 100 to 150 000 baht . However i will never invest overseas again & certainly not Thailand
But you need to face the facts & simply looking on line at the condo resale market it is blatantly obvious there are far to many condos available for the interested buyers out there so please prove me wrong
9Not just condos, houses too, upmarket ones as well. Not looking at fire sales and re-sales but blight that surely will be on them soon enough. Yes in one, lease coming to end, owner desperately wants me to buy, all sorts of offers, but empty houses abound, nobody pays maintenance fees ,so estate goes to the dogs. Im a renter, but owners pressuring renters to pay full fees as their expense grows, once was rent free is now a burden 3 to 4x fees they have to find to keep up appearances....No thanks I'm outa here, condos worse hit

Stop all medical visits in Thailand, they will thrash you on price, visa, and air ticket Calcutta , cheapish hotel, (near a pub) (Tripadvisor) following morning local taxi,about800 baht from 8am to4 pm he will take you all over, smallish hospital, tell them your problem Every procedure here will be expensive, there cheap, but ask prices first, Flexi return air ticket.

Spent a good part of today at Rutnin Eye Hospital discussing and being tested for Cataract Surgery. General exam, had my eyes scanned, vision checked, blood pressure checked, blood tests, heart test (my blood pressure was high so not sure if this was related to that) and general consultation with the specialist who would do the surgery (Dr. Roy, who others on here have recommended and I too was very favorably impressed with him). Today cost about 4,000 THB, and they gave me the following prices for having the surgery done and IOL lenses inserted:
Standard Monofocal IOL Lenses
65,000 - 70,000 THB per eye
85,000 - 90,000 THB per eye with Toric lens to correct astigmatism
Multifocal IOL Lenses
100 ,000 - 110,000 THB per eye
120,000 - 140,000 THB per eye with Toric lens to correct astigmatism
With my current contact lenses I have a Toric lens in each eye. However they said that does necessarily mean I would need a Toric IOL. They will have to do another measurement to determine that. But before they can do that measurement and to make it as accurate as possible, I have to stop wearing contact lenses for 5 days and rely on my glasses during that time.
Apparently Multifocal lenses have improved significantly in recent years. I was told that Toric Multifocal lenses were not available a few years ago. Also that 'halos' people see with today's Multifocal lenses are not as bad as 10 years ago and for most people are not a big deal.
4I'm considering having this done too, but Dr. Roy , would it be a Dr. Ronit Roy? just curious

How are things, sailor? not heard from you for a bit, hope the fear of death or whatever has not turned into it, yes septic shock or whatever connected to the overly bodily containment of shit.
We all have our probs sailor..me? I'm only half the man I was , after prostate op I fear I'm firing blanks, God help me!!, I would never had the op if I had known, the GWP (great wet patch) is now missing just after the vinegar stroke, I hate it, going back to the doc and see if he can do something about it, the John Henry was always an important part of life here in Thailand,... US/ UK forgot about its use with those huge asses hanging out of their pants
Anyway please do not forget the power of prayer Sailorjon, if it can move mountains it sure can move those bowels of yours
