    If the ceiling is fiber panels, panels with 2" insulation is an easy solution. Gibson board could be insulated by rolls of insulation. 
    I need more information about your room to give you more ideas.

  2. IMO Toyota is a reliable car. I used to have Tacoma in the US. I only replaced an oxygen sensor (by myself) at 95000 Miles. But I'm not really happy with the Toyota trucks (the size of Trucks in Thailand) handling. Anyway I decided to buy a WildTrak since Everest was kind of over my budget. I'm not going to use it for business or heavy loads and when I found WildTrack rear brakes are discs (not drums) was a big plus to me. 2.0 L turbo diesel, 6 gears auto. It's about less than a month now and it feels good to drive it around. Low cost of file as well (Toyota is 2.4).

    I'm not sure how you do the calculation and I don't now much about your house plan details. I had almost the same idea when I began my house construction. I thought it could be done with less than ฿500,000, but ended up to 700,000 for a 50sqm house. Perhaps my house is kind of luxury small house, but there are always too many small costs that will make a big difference between what we think and what it will become. Even though I did all plumbing, electrical, partly flooring, kitchen cabinets, sliding doors, push out windows etc,etc. 

    I built this house over a lot that belongs to my gf children and I'm always ready to walk away without regret🙂. To me, 700,000 is 4 or 5 years rent where I like to live at. It wont kill me if I lose it and I'll be glad to leave it for my gf as an art work that I did 🙂.  
    Do it if you can easily walk away without regret. Perhaps for you having a long lease paid all rent in advance would be the best choice, but keep in mind (I don't know your friends) there are different ways to make you move out and you will (for your own peace), even though you have a lease in your hand. 

     

  4. Hackers are the last that make me concern. Usually internal bank problems such as employees or someone has copied your card information (at your own home or ....) . I never use debit for online/stores, ATMs only. 
    CC is not too difficult to be obtained. (I don't have any)

    Zebra crossing fools people and let them to trust without being careful while crossing. 
    In fact zebra crossing is killer rather than a saver here. 
    I do not trust zebras even with red light 🚦just because some motorcycles don't care and go thru.
