What are you making up ? You think foreigners with good money (except the wealthy pensionners) come to Thailand ? Ever heard of Monaco, St Tropez, the Cayman Islands, Switzerland, Croatia or Ibiza ?

very true.....OP and others should consider other countries like Vietham or Cambodia instead of Thailand. Not to mention how prices are catching up with the west in many Thai cities.

On the other hand if you owned a house back in farang-land-home-country and leave it unoccupied, it that a better alternative ? Who will maintain the place ? A a house (or appartement) that is not occupied sometimes requires more maintenance empty, then when occupied. Mould or plumbing issues, limescale in the hot water boiler not used or the unused pipes, and plumbing ?.. .And the main issue is the risk of the place being squatted, usually by gypsy gangs who break in houses, change the locks and can only be expelled only after lenghty court battles, that can more or less last depending on which european country. But usually the lodgings are left in a war zone condition and unsanitary state. Not to mention the car. A car left unattended for months developps many flaws and issues that are not only related to the battrey. In conclusion, if one wants to go on long stay abroad, it's not a good idea to leave an unattended home back in the home country.

Medical world has arguments that over filtered water with Reverse Osmosis technology is not the best thing healthwise. Best alternative remains the XXXL water bottles that are not the best thing but rather the best alternative for daily use.

I would rather trust me pennies with an italian or a french Chef in that case...but tastes are like good BJ's in "very" happy soapy endings..they are all different????

This is Thailand, where you as a foreigner, should only spend in real estate, what you can afford to loose. I know this couple who bought a brand new house in Hua Hin, in which the entrance opening on the wall around the house was not aligned with the house, the upgrades paid were not done, cracks on many sides on the outside facade, and the electricity was full of short circuits with those fancy ceiling recessed bulbs that would fuse one after the other and never last more then a few weeks. Sounds hard to believe but unfortunately happens far to often, despite the exorbitant monthy common fees asked on the developpment. Naturally the developpers or real estate agents who are usually farangs, do not always admit their miskates or amend, knowing fully well that the foreign buyer would not want to enter costly or long court battles. Best thing is to spread the news, safely and anonymously from abroad, on social media, to avoid others getting caught in the Thai pool villa or condo mirage.

It is always rather intriguing and surprising when a supposedly rich country has millions of homeless slepping or dying in it's streets and yet hands out billions in military aid to foreign nations.

Good for the locals seeking mouth thrills in foreign food...but for foreigners who spend in Thailand, no interest to come here and eat foreign food.

Plus may come with a surprise tax bill to pay on basis of the new rules mentioned here, seeking to tax all pennies that come from abroad. In fact, why not also collect a tax on the money tourists bring in with them also ? ????

A big business racket all over with these residence certificate requirements, that is a open door when a bank clerk is scared to open an account for a foreigner or a clerk in some government office does not have an idea how to handle something and needs some excuse to hush away the poor foreigner on the other side of the counter.

What to belive or take seriously from a country with absurdities like the 90 day reporting, TM30, bans electronic cigarettes, allows dual pricing against foreigners, asks for residence certificates for any absurd administrative requirement....let's hope however that the new administration will change these artefacts of the populism from the past ? ????

I stopped buying small knick knacks in Thailand. Ex some belts I used to buy in major Bangkok stores like MBK or Market Village in Hua Hin were 300 THB (the belts) or those slip on Baoji shoes were 600 THB . Found them online on AliExpresse for 60 THB (same model) belt and the baoji shoes for half price. Definately not worth buying in any store now in Thailand. Food, climate, booze, the girls ok fine. Nothing else.

You will die of boredom in Hua HIn after having gone through Sin City. Bangkok would be a far better hit I guess if you want to get away from Sin City.

Easy to manipulate figures and "sources". Go to a Democrat convention and get the numbers with the participants and ask if Trump should go go jail. Obviously the frequency and numbers will match the message one needs to give and give a sens of a credible source. Go to only to a rich neighbourhood and ask 1000 people if taxes should be cut for those with a certain revenue. Guess what the answers will be ? Stats and figures on social or political issues are the simplest way to manipulate public. A bit like passive smoking that for years was alleged inoffensive by credible medical sources. They found out at late in the 90ies that those medical sources were funded by a certain Philipp Moris Inc. In most cases when people rant, pull out the rules, play with stats or figures, try to censor those who think differently or ask for sources on anything, it's plainly that they have nothing else to argue to support their allegations. Yes Biden must get out of the politican scene as he has created enough trouble in the world with his absurd sanctions against Russia that are creating a detestable inflation in Europe and globally. He is a businessman before being a politician. He will take hopefully and fast the right steps to make life easier for tourists/retirees wanting long stay with less immigration orvisa hassle. If not just to bad as the money will go elsewhere in Asia.

By reducing the arrival tax applied to airlines on the condition they prove that they have also reduced the final ticket price paid by the passenger, could help.

Increase the amount of manned passport control booths at arrival and departure in Bangkok. That would be a better image then the current x hour long queues on arrival and sometimes on departure in high season. No point in increasing arrivals if they are not processed in time. Today people can have a global coverage in social media on their holiday experience. Any Tom, Dick and Harry can reach thousands or people on a simple FB or Google post or even here. How do you think people who own property react, when they want to invite friends/relatives who will be good tourists to stay at their homes but have to fill up TM30 and go through all the immigration hassles ? They prefer to go elsewhere, despite having a family member who owns a property in Thailand and does not want to do all the immigration red tape.

It is great out here,...but also great there and beyond too. No doubt at all. But let the next immigration absurdity fall or a sudden divorce.... and all the sugar n' spice will melt. The point here is enjoy, appreciate, respect, be grateful..... but don't get foolish, carried away or lured by the mermaids.

Definately no doubt though that you ... you have not read any of the religious books (Koran, Bible, Torah...) You are completely confusing the point between what is written in these religious book and how it is interpreted by the radicals, belivers in their hate preachings and sayings.

With those you have cited, their decisions or actions, they created similar issues of collateral exodus. The modus operandi may differ but the consequences are usually the same.

I would report the matter to the media of the country where the international insurance was delivered.
