  1. My point is (which you seem to miss) is that most Thais are already priced out in MOST places and they are priced out by OTHER THAIS!!!

    Letting a few foreigners buying a couple of rai here and there for residential purposes or even (shock, horror) to establish a business would actually be good for the economy and bring in a lot of investment. If Thailand will implode if it does not embrace foreign investment or it will be overtaken by Vietnam, Laos, of even Cambodia/Burma.

    Laws will have to be relaxed at some point and rightly so otherwise we should lobby all western governments to not allow Thais to own land or businesses in our respective countries.

    Obviously you are a person that is real, what you are saying is possible, but beware of <deleted> like .... .... who have obviuosly been roasted in thailand and regardless of anything else - just wants us all to fail,consistent doom and gloom postings - not sure if .. is a man or a woman, speaks like man, winges like woman etc, probably normal for a ...... ! Iv'e never seen a race so anti everybody...must be with being brought up in a land of pot heeds!!

    Not sure if .. falls into the .."My girlfriend is different but i found out later"..... or, "i spent 20,000 dollars in 1979, why the fk is it not 200,000 dollars. 2 years later" Category , but Thailand is not really suited to bitter people like that so just chill!!!!!

  2. What is astounding to me is that people are still buying houses through bogus companies. As compared to that foolishness, existing condos in your own name still look great. I say existing condos because I think buying pre construction is almost as foolish as buying a house through a company.

    Now now Gary, have you yet heard of any houses being taken away from "bogus / foolish " buyers ?? (apart from the obvious woman problems???) I always have this strange vision about people who think they own their condos and, their associated peice of land. Imagine trying to sell your "own name " condo and asking, " so what bit of land is actually mine"?? The answers could be quite entertaining, anyone tried yet??

  3. Originally I would have discounted the 'supply and demand' theory since for many years, it has always had a minority appeal. However, looking at another 2 or 3 forums, where there are whole sub-forums dedicated to discussing katoey charms with pictorial evidence, I would suggest that their customers are a fast-growing minority. Without opening the 'gay or not' can of worms, there appears to be a whole new generation of 'mongers' that avail themselves regularly of katoeys particular skill sets and consider it to be totally normal and no different from p4p with the real ladies of the night.

    You are obviously the "go to" person on this subject?? :o

  4. It is a shame the authorities choose to "clean up" in a situation where you have a choice to partake or not, more need to see some order brought to the areas that we do not have a choice in.....

    Drive by thefts, robberys by ladyboys, house break in's, getting caught in the crossfire from some gang shootouts etc, etc!!! :o

    Good grief, are you mad? :D What you are suggesting involves the BiB in police work. :D

    The BiB are purely there to shake down local people, tourists, businesses and anybody else with the temerity to possess money. Getting involved in cleaning up the place from the kind of activities you suggest brings them into contact with criminals. Many of these crims will inevitably be family members placing the BiB in a dilemma (sp?) regarding who they should uphold.

    For the most part they seem to do what the fk they please, but when you get caught in the crossfire in fkn foodland carpark then that realy starts to piss me off, and the BIB stopped me today and took my lisensce because my wife was not wearing a seat belt, i feel a Leo coming on!!!

  6. If you drive south on Sukhumvit just past the PTT station after chaiyapruek where there is a turn off to the right, there is a big blue sign there for the boundry.

    Also if you drive up Chaiyapruek 2 heading towards the sports stadium, over the railway line you come to a cross roads where you turn left to the euro club, sign at that cross roads says welcome to Huay Yai.

  7. Ensure that you get kiln dried timber, if not they will split and warp, separate at the joints etc. after a short while, difficult to tell if the timber is kiln dried or not, you could always ask the salesman of course :o

Imagine if the Thai authorities did actually relax the rules on foriegn ownership right now, to say - 100% allocation of condos available for foriegn purchase, and 1 rai plots can be bought outright by a foriegner for a residence as long as they do not resell within 5 years, then i think Thailand would have pulled the master stroke of the century!!!

    The immediate take up on the offer and the corresponding influx of cash would sheild Thailand completely from any exposure to the financial crisis in the west, and if anything - make the Thai economy even stronger!!

    If indeed there was a perfect time to do such a thing i guess it would be now!

    Dream on, it will never happen. If it would it would be the deathstroke for many Thais who can not own anything anymore. The whole 'real estate' economy will be taking place outside Thailand bringing not a penny to the country. (Ok a little bit from transfer tax).

    Foreigners are paying very inflated prices already, and it already is making problems for local Thai people. When 100% ownership will be allowed the Thai are comnpletely out of the picture. And don't think we westerners will be very happy with this situation too. It will cause a price rise in all other areas too. And what to think of the japanese. I think they will buy every interesting place in Thailand, leaving westerners with very little and on top of that very high priced.

    Renting out for 30 years and keeping it 'in the family' is so much better from a Thai viewpoint.

    I think your opinion is the genuine 'arm chair expert' article.

    Accepting the rules in Thailand is a first step you have to make when you want to live in Thailand. Hoping that laws will change is really silly, especially when these current laws are working perfectly. They are clear and concise. Lawyers and real estate agents are responsible for making it a 'muddy' area, after which they project themselves as the experts that know their way around. It works as can be seen how many properties are bought by people who really think they own the land under their house.

    I agree. It's better to use a gun. Obviously, he is a poor thai and can't afford a gun.

    actually im amazed at how many young teenagers here have guns.........must get good pocketmoney.

    I think you got it there Rob, have you seen some of the "guns" they confiscate??? little more than a piece of pipe with a 12 guage shotgun cartridge inserted, or a thing that looks like a pen with a .22 shell - one shot wonders!!!! They might all grow up to be fine blacksmiths!! :o:D

  11. I just call it scamming. When something this big is about to happen it will be because the economy is collapsing. Otherwise there would be no reason at all for Thais to even consider it.

    Realestate agents have other interests, that is selling as much as they can. And when people are doubting to buy this kind of 'news' can be the decision maker. How the sell is made is unimportant, lying is acceptable to reach that goal. Once sold, who cares for the rest.

    Yeah right, and people with any ounce of sense that are considering purchasing real estate in Thailand are really going to rely on anything they read from the armchair experts like you in this forum!! :o

  12. Some useful borehole info:

    I'm currently building a house, and the previous contractor put in a 20 meter deep borehole with one of those external injector pumps.

    Managed to run the well dry in 2 days flat.

    Now made a 52 meter deep borehole, 6 inch wide, with a .75 KW Franklin submersible pump down in there pumping the water up through a 1" pipe.

    Expensive at 90,000 Baht but excellent unlimited water now!

    This is more realistic, however i would recommend 1 1/4" pipe for a 1HP pump at that depth to avoid back pressure and overloading your sub, i know it does not sound like a big difference but believe me you would be surprised :o rest assured the above is a good price, not expensive!

  13. i wouldn't invest another dollar in thailand and i wouldn't even if they did it ..would last as long as the pm and their constitution does in thailand..i said before 33-34 to 1 usd..need to go to 45baht to 1usd..not even worth visiting let alone living there..and as far as real estate in a 3rd world country goes..oooovvvveeeerrrrr priced..i can buy a house on ebay for less then 10,000 usd here in the usa ( just read today a lady bought a house on ebay for 1.75 ) look through any real estate website you can find great deals now and wait till the prices go down even more over the next 6 months..if people are crazy enough to pay these high prices in thailand..good for them..i have bought and sold real estate here in the usa and almost doubled each time..will stay here and do it again..and i have noticed that the classified list for real estate on this website just keeps going up..and just going to keep getting bigger..you want to sell your property in thailand or thailand is worried about people buying..do what banks are doing here..cut the prices by 50%-65% and maybe more for a 3rd world country..and now if this bill passes tomorrow in the usa..fed will buy more of these mortages banks still hold and said to sell them at 80% discount will take 3-6 months to start selling them i heard..abut time they buy.. title clears.. sell them in bundles and all that..i'll buy a few and rent them out..fix them up if i have to like i did my other properties..but again i would not trust anything coming out of the thai government..changed too many times for me to invest..again.

  14. Normally when a mall opens a few businesses go under or leave.

    It is usually the small independents, who are not in a position to negotiate good terms and the rent eveentually ccripples them. At this point the big boys move in and force the owners to rent to them at better rates. They get a pre-built base for their operations and the owner gets a full building....the customer....well he gets less chioce and a boring arcade to walk round.

    BTW - if you want to see a really sad project, just pop up to Big C on Sukhumvit....their car park is always empty....a huge placce and it must take a fraction of what they take in the Big C on 2nd road.

    The car park under the building is usually full - out of the sun!, i guess the one you can see from Sukhumvit is an overspill.
