General question about rental prices

So, doing some preliminary planning/research for retirement...the south is one of my target areas so thought I'd post here.

 

For a house/condo rental nearby a beach (doesn't need to be beachfront) what are prices like in the area?  I'd like to spend no more than 20,000 baht/month on rent (not interested in buying/owning).  What does this get you on average? 

 

Pretty open about locations - just can't be in Phuket (too touristy) or anywhere too remote (if I want to go out and have a real coffee it shouldn't be a mission for example).  Apologies if this is too general of a question but I'm just exploring and feeling out some options at this stage.  Thanks in advance for any info.

OP, are you specifically asking prices in Krabi Provence ? You are talking a pretty big province with literally 100s of places to live. Maybe mention a specific area/beach for realistic information. Some areas in Krabi will have little to no western infrastructure.

I lived in Thailand but this was 15+ years ago and in Bangkok (was working).  Have spent loads of time in the south traveling.  Just have no idea about monthly rental prices.

Krabi, Khao Lak (the less touristy parts), Khanom district are some areas.  Areas with zero western infrastructure probably won't work for me as a home base but I do like visiting these types of places.

Put it this way, 20k will get you a wide choices of rental properties, from 2 bedrooms condos to small houses in many neighborhoods specially in them small cities further down the coast...

Don't forget the locals like close neighbors for the security.   Wife's mother even brought in 2 screw drivers I left on the table last night.   Here in a village.

We rented a 2 bdrm w/carport townhouse, 6k baht, exact same a few doors down was 3500 baht.  That was < 2 kms from the surf / Gulf.  Could have had 3 bedroom townhouse, surf/beachfront for 15k baht.

 

20k is a pretty good budget and will get you more than a few nice options to choose from.  But you really won't know until you decide on an area, then price that area.

 

Just as important is ease of everyday living, nearby markets, transport options or added cost & time if further away.  Especially if not owning transport.  Walking distance is nice also, depending on your tolerance of having neighbors.

Thanks for this.  Just curious, where was the 3bd beachfront townhouse?  This sounds like the dream.

 

My plan is to buy a car, but I'm wary of being too remote.  What I'd like is a place that may get some tourists and expats, but is not defined by tourism (so Phuket is out, and Pattaya would be a sick joke 😅 ).

On the cards for sure.  Just completed a trip and more are planned.  Also want to check some spots in coastal Vietnam but I suppose that is not relevant for this forum.

There's nothing like having boots on the ground - I rent in Krabi, a nice little bungalow surrounded by lush gardens & trees, very tranquil - 8,000 baht per month - I have also rented bungalows near by for friends & family that came to visit - 5,000 baht per month - Loads of other more upmarket places nearby too.

I'm paying 15k a month for a 4 bedroom 3 floor townhouse here in Hua Hin which is generally regarded as an expensive area due to the tourists.

 

I'm not in the center of Hua Hin, I'm in the Takiab area.
