  2. March 2013 really? What building A, B, C or D? Hard to see unless they actually start working again and showing some progress. The few jokers they have working there fail to return any response to existing buyers and claim they are waiting on city hall land office direction. Anyone with pics or more update information please share.

  5. I purchased "invested" 1.5M thb in a Suan Sawarn resale unit from East Coast Real Estate over 2 years ago. Now I have contacted the developer TAG group as well as East Coast Real Estate and they do not even respond to emails. I cannot get a status and completions dates are pushed out continuously. I do find it quite unethical that East Coast Real Estate continues to promote and sell Suan Sawarn units on their website yet they do NOT respond to current customers. Please keep this in mind if considering Suan Sawarn or any of the TAG properties. Seems they are in disguise under ZEN in the Park as of late.

  6. For those interested in SUAN SAWARN or TAGs new project called ZEN IN THE PARK, you have to ask WHY is TAG, the developer of SS, starting a new project of 1000 condos while Suan Sawarn has been mis-managed and running years late.

  8. Anyone on this board purchased in building A which is supposed to occupy in January or February? They are working on common areas and car park looked pretty good last time.

  9. Did you ask why the buyers didn't get any information about the take over?

    Let me give you a hint about that one.Because the bad news is always announced to the buyers when there is no other way around anymore.

    And believe me the fact that it was taken over,will be bad news for the buyers,as a new company has the aim of making a profit and that will be difficult when they have to pay penalty's to excisting buyers.

    Exactly. No incentive for this group to complete the building unless they plan to put the chanotes up to a bank to raise cash. (google Emerald Palace and DSI) or sell them on to someone else and let you argue through the courts. Pattaya police will not deal with it unless they are forced.

    Although I think this project will ultimately finish, it must be a bit risky for those Emerald Palace xxx to still be in Thailand. Only a matter of time before a disgruntled buyer takes matters into own hands IMHO.

There's not much point expecting truth and light from real estate agents: they will advertise and sell anything they can, and as they wont be living it in themselves they don't care at all what it is like. They only care about getting as much commission as possible for as little work as possible.

    Look at Pattaya real estate websites and you will find numerous properties that are advertised for sale or rental but when you enquire about them you discover that they do not exist at all (aka "not available").

    Is this dishonesty or incompetence, or both? Either way it is an appalling advert for them.

    As for SS, they clearly are working on the building and making some progress. I would have thought that this has got to be good news for anyone who has bought in there as at least it means that one day the thing may be finished. The alternative is to own something in a building that is going nowhere at all, and that sounds like bad news.

    This is rather like the Waterfront project, which fizzled out a few years ago and has now been resurrected with new developers.

    <deleted>.... they are working on the project and making some progress? "one day they MAY be finished" Yes I purchased a unit there but let' call a spade a spade 2+ years late and 5 workers on site. Give me a fuc_king break! Honestly I will just divert others from wasting their hard own money on anything to do with this project in the future. If you have pictures that say otherwise then feel free to post. Thanks.

    It seems to look more like a factory than housing, I saw this site last week no - one there I will take some pics when passing by next - looks like a lot of people have been given the shaft by the builder - bad luck

    Looks like a lot of people were taken in .The builders had a good reputation up untill this glass house was built .

    You have informed TV readers of your successful sale of your property here in Pattaya ,which is in itself is an inspiration to one and all that all is not a failure in completions of purchases/ and reselling of property

    Actually that was my description of Thaifan and I hold that it is accurate. As for buying and selling inspirational success......... Yes he was lucky to sell his shoebox after realizing he could not squeeze a family of 4 in there.

Went back down today and met a new Thai lady, she stated they were now concentrating on one building at a time to get them completed, building A she hopes to be finished by November 2011 and then they will move onto building B which they hope to be finished by next summer! I noticed they have started installing aircon units in building B and the lift door is now in place! On the plus side it appears at least some progress is being made albeit slowly so maybe not a total write off yet!

    Building A seemed to be completed for some time now, in fact my understanding was they had OR6 for that building already. For that matter when I was at the site a few months back many buildings had some aircons and the door was on the lift as well so this is not really new.

    If you can post some new pics and let us know what they are working on specifically it would be appreciated. Thanks.

Well went down today to check on progress, all the workers have packed up and left the site so nothing happening, went to the office and met with a lady who used to work in the other project (Park Villas?) she stated they were having problems getting the bank to release further funds and are in discussion with them at the moment. She also stated they hope to finish by the end of the year !! On the question of refunds she said you need to make appointment with boss, previous attempts to do this have been stonewalled so guess we are stuck for the time being.

    Thanks for update. I was there few weeks ago and also spoke to Kwan. Only staff I noticed was security guard and few sales staff in the building A office at that time. Seemed to be alot of materials stocked in some of the lower rooms awaiting install so will have to sit tight until things to pickup again.

  16. Hello,I was on the site last November 2010,following what I see on the Video,<div>look like nothing has been done the last 5 months.....na bua maaaaak.</div>

    Only real progress I see is the two D building structures and most of internal metal structures in place and some rooms finished in D buildings. Seems to be quite disorganized why they finish some rooms and not others but clearly many still need appliances and bathrooms finished. Also appeared one of the owners is living in an end unit in building A.

    Anyway video has been removed as I see more posting of worthless comments instead giving an update to those truly interested.

  17. I sued this company, invoking the clause to get my deposit back, with compensation. The petition was lodged in April 2010 and the case was heard in court in September 2010, the defending lawer agreed to settle. I again went to court in November, where it was agreed that I would recieve my cash in 6 monthly installments. The first installment due to be paid in December 2010. Of course this never happened. Next step was to seize my cash from their bank account......yup you guessed it, no money in their bank. Spoke to my lawyer again this morning and we are now looking to sieze any other 'assets' that they may have, I of course, doubt there is any realisable assets held in this company's name. If indeed they do have assets that we manage to seize, then it goes to auction, which I am advised by my brief, will be a very lenghty process. My own feeling is that I will never see my deposit again, and I doubt very much if this condo block will ever be finished. I also have to agree with previous posters regarding the 'penalty' of 1,000 baht per day. If people seriously think that this contract will be upheld, then I am afraid you are fooling yourselves. Do the math, they cannot and most certainly will not honour this clause in the contract. A Thai friend informed me of a case in Bangkok very similar to this situation. The owners formed a group and collectively tried to sue the builders, they were successful, but to date they have not been paid out, or taken occupation of their apartments. They won their case 14 years ago!!!!

    I am not trying to be pessimistic, however, I think that we are well and truly screwed on this one! I still keep praying to Buddah in the hope that some devine intervention will win the day for us, and I will continue to browse this forum for any tidbits of info. If anyone wants to get in touch with me to hear first hand my experience with this lot, then please feel free to contact me.

    Disco Pete.......Whom may I ask is your lawyer and who was the defending lawyer? Where was the case heard? I assume he was representing TAG when you say "company" name correct ? Thanks for the info.
