    That is certainly not correct , i have been buying True yearly sims for since 2019 and they are super fast speed's. The ones i buy come with free calls to all networks and the last one i bought was in June 2023 for 1199 , so i got Internet at tge fastest speed of up to 1000 mbps and free calls to all networks that cut off off after 30 minutes then have to redial.  They have saved me a lot of money as before i used tobe paying about 1000 baht a month just in phone calls .

    As far as I understand foreigners can continue to buy any unit in the building until they own combined 49% of the building.

    If this ever happens and if I would sell my unit to a Thai person, then maybe there would be 1% available again for a foreigner. And as far as I understand that could be any unit which is currently owned by a Thai person.

     

    Please comment if you think what I describe is correct or wrong.

    I think that is quite correct , i live in Patong , Phuket , and the foreign quotas are always full due to the fact that there are not that many Condominiums buildings that have a Condo licence that allow the

    49% Foreigner / 51%  Thai ownership rule.

    If the sellers visa has expired by more than 30 days then yes its a big problem , i had the same issue when i purchased my ex neighbors car , I had the two signed forms {POA and Transfer forms }, copy of signed visa and signed passport and the blue book , but the visa had expired ,   the transport office only gave me one option , to get my neighbor to return to Thailand , they just said after several attempts impossible to transfer.

    I think that is your best option in your situation , next year (April 2025) perhaps apply for your 12 month extension as early as possible to see how it goes , In Phuket i always apply 45 days before , not sure if Bangkok is 45 days or 30 days , but i hope your 2025 extension goes through doing on your own.I myself thought about using an agent recently over the last 2 or 3 years (16,000} , then sending my 800,000 back to the UK and get 5% interest on it in a UK bank (40,000). Now , though i have started instead transferring 65,000 internationally through Wise to my Bangkok bank , when i renew my extension next February , i will do on the income method , then when everything is complete , i will transfer out my 800,000 and put it in a UK fixed interest account , rather than have it sat earning 1.0% in a Krungsri Mai Thai Dee account (8000 - 15% tax , 6,800 per year)

    Well , you definitely would not get away with that at Phuket immigration , in January when i did my 18th extension based on retirement, they wanted to scrutinise a 12 month bank statement that hsd to start on the very day i did my previous extension,  which was 22 January 2023 , to absolutely make sure i had not gone below 800,000 for 3 months

    Me to , i dont understand also , 

    I dont know if your TCL unit is the same as mine . On mine once i press the Dry mode it automatically sets the unit to 23c and the fan speed to 3 , which is locked at these settings unlike the other modes were the temperature and fan speeds can be adjusted. 

    23c is as you mentioned far to cold , although it does remove the humidity. 

    I am now wondering if my unit as a fault were in Dry mode the temperature settings cant be adjusted ?.

     

  10. I bought a new A/C about 6 months ago , its TCL brand 18.000 btu , it wasnt expensive from laxada around 11,500 but i am very impressed with it .

    It dies have a Dry mode , so after reading your story i tied it for the first time just to see what it actually  does , normally i use the Auto mode on 27c.

    Anyway , i put it on Dry mode today and in that mode the temperature on the A/C sets itself to 23c and cant be adjusted manually.  It quickly cooled my room to 23c and dropped the humidity down to 50%.

    In Auto mode set at 27c the humidity level was 78% .

    This is in Phuket by the way , were the humidity level is very uncomfortable at the moment , which i personally find difficult to live with in March and April .

  11. Sorry but i had to laugh at your story because i to have been given the complete runaround by the tax office since last August. 

     

    I thought your situation was bad but mine seems slightly worse , last August i obtained the tax deduction certificates from all 3 of my banks   SCB , Krungsri and Bangkok bank. Then i went to the local tax office to reclaim the withholding tax for the year 2022 in total about 18,000 baht. They charged me 200 baht to fill out a rax return,  then said within 30 days i would receive a cheque. Then i received  a letter in Thai with no cheque about 30 days later.

    On studying the letter best as i could i realised the amount just did not corrospond to the tax withholding certificates. 

    In fact it seemed that one certificate amount for 4,800 has been missed out.

    So back to the tax office,  they had made a mistake on my tax return and forgot to claim for the SCB withholding tax of 4,800.

    They asked me for my tax online password,  which of course i didnt have as they had organised everything for me before when they charged me 200 for doing the tax return.  

    Anyway,  they buggered around and said everything was now sorted out and i  would now get two cheques but had to wait another 30 to 45 days. 

    Then after about 3 weeks i did receive another letter , but no cheques. I went back to the tax office , they said my cheques were at the post office , so off i go there and show the post officer the two letters and an SMS the tax office had sent me.

    No cheques here he informed me after looking around the post office for 15 mins.

    So , then i went back to the tax office again , they said wait another 30 days and see if they arrive. 

    They of course never did arrive  , so back again to tax office , they asked me about 5 times if i am sure that i have not received the cheques. 

    Then they said that they would cancil them and reorder two more , but i would need to wait up to 45 days.

    After about 40 days , i did receive a letter,  but in it was only one cheque , so i was still waiting for the other cheque for 4,800.

    So i thought well at least i got one so i might go and cash it.

    Now the lady at the tax office had clearly explained to me that i cant put the cheques in one of my own bank accounts,  i must go to the Krungthai bank with my passport and they will give me cash for the cheque amount. 

    So off i go to the Krungthai bank , no they would not accept it , saying i didn't have an account with them , then the cashier asked me ,  do i have a Thai bank account with another bank , yes i replied.  Then what are you doing here she inquired , you must pay it into your own bank , by then unfortunately my own bank had closed as it was already 4 pm

    The next day i paid it into my own bank and they said it would take about a week to clear.

    The other missing cheque for 4,800 of course has never arrived. So then in January 2024,  i went back again to claim back my withholding tax for the 2023 tax year , informing them at the same time that i am still missing one cheque for the 2022 year. 

    Since then i got an SMS in March in Thai so again back to the tax office , now for the 8th time , this time they informed me they had made a mistake and forgot to complete a tax return for me for the 2023 year , saying in 45 days i should receive all the payments. 

    After reading your story regarding Prompt Pay , i am sure now i am going to get the same nonsense as you got , if i have receive my payments .

  12. I do this trip regularly from CM to Phuket  , i always stop one night  at Nakon Sawan on route either way , then again i stop in Hua Hin and again in Chumphon. 

    So basically i am stoping after 6 or 7 hours driving.

     

    In your case you could stop in Nakon Sawan or Petchabun depending on which route you chose .

    Not really,  i have bought them yearly for the past 5 years , i have a 2 sim phone and therefore keep my original Thai number that i have had for 23 year's. I was spending about 900 a month on phone calls before and 500 on mobile Internet.  These 12 month sims have saved me about 15,000 baht a year x 5 years so 75,000 in totol.

    The ones i buy have free calls to all Thai networks as well as free Internet at maximum speed , i have always paid about 1000 to 1200 per year for them , but the price seems to have doubled recently.  I will check when mine expires in April , i always buy the True Move H one's.

  14. In my experience and in the past 23 years have bought over 20 Condominiums here , definitely do a Swift transfer. 

    Otherwise you will have nothing but problems trying to satisfy the land office . Also for a large transfer of funds into Thailand,  check the T/T has thats the rate you get and compare to Wise , i think you will find its a lot better . 

    Wise is perfectly fine and cheaper for smaller transfers but anything over 1 million,  the Swift way works out better.

Some will claim they have a US dollar account in a Thai bank, but may not have tried to transfer dollars out. They get immediately changed to Thai baht and then get transferred. 

    Totally incorrect information,  i have had several Foreign Currency Accounts here , the funds will stay in Foreign currency until you decide to change to THB.

    If you repatriate the funds out  they remain in Foreign currency if you haven't decided to change them to THB
