ok...just an update.   My 30 day visa exemption expires 29 August.

Went to the local Thai immigration office in Udon Thani this morning.  Very helpful - the main man.....He immediately extended my visa until 28 Septemer (2k baht).

He suggested a 90 day extension and then apply for marriage visa.  ALL can be done at the Immigration office in udon Thani - no need to go to Laos and once marriage visa issued he stated valid for one year and no need to leave every 90 days. 

Requirements for 90 day extension:

1. Confirmation of Income by British Embassy in Bangkok - can be done by post
2. Wife's blue book and ID card
3. Plan of rented house
4. Agreement rental
5. Owner's blue book copy and ID copy
6. Photos of me and my wife at/around the rented property
7. Two passport Photos
8. Marriage certificate - our original was  Type 3 - we had to go to local Amphur to get Type 2 (20 baht - about ten minutes)

Sorry to test your patience agaian....but what about a Non-Immigrant Visa O-A by virtue of "retirement" ????  Anyone know what requirements are needed, as I believe with that visa I do not need to go in and out of the country every 90 days.

Also, when I enter Thailand on 30-day Visa-exempt, (or checkin at Paris), do I have to show proof that I have a ticket OUT of Thailand ?

Presumably once I get the non o multy entry I can stay put in Thailand for one year and not have to leave/reenter.

Thanks - I have been to Laos before when I fell foul of new laws limiting re-entry!!

Presumably, once I get the Marriage Visa there I do not have to leave every 90 days.

PS:  Also, if I enter on 30 day visa exempt, do I have to show a return ticket out of Thailand?

You can apply for a 60 day extension for each 90 day entry from the visa if you want to.

Do I have to go to Laos every 90 days??

Thanks for the quick reply.  I don't want to open a Thai bank account - money will get transferred to my wife's Thai bank account (income is np....although statements /pension details etc in English....).

.....so probably looking at second option......when you say unlimted 90 day entries for a year..presumably I have to cross into Laos every 90 days and back across into Thailand (via Friendship bridge...)  Presumably all they will need to see (apart from passports) is proof of our marriage?

Yes, my wife will accompany me from France and will use her Thai passport.   We also have a 4 ear old son who has both Uk and Thai passports.

Unexpectedly plan to go to Thailand on 29 July.  Am retired, UK National/British Passport  but living in France.

We plan to build a house for my wife's parents (please...no warnings about doing this....been married 4 years....) and so we plan to stay/rent in Udon Thani until probably AUg/Sept/2018 while this is being done..

No time to sort out Visas before we go.  I realise I get a 30 day visa on arrival, but how / where do I extend that for the time I plan to be there (and what type of visa)?

Thank you for that!! Don't want to open a Thai bank account in my name.....can prove income (from UK pensions) but think the easiest thing is option 2  a few trips to Nong Khai!.  Last time I think my one year visa had just expired and I was extending it the second time by 30 days(1).

I have read the topic here with interest.  I stayed in Thailand for around 18 months a few years ago before returning to the UK.

Now of course rules and requirements have changed, so can I just try and get a summary?

My Thai wife and I plan to go back to Thailand next September for one year, during which time we will build a small house for her parents - we will rent a house whilst this is being built.

Now.....what is the best / easiest way to stay for one year?

1) to get a 90day visa before I arrive(?) and:

a) extend at local immigration (with all their varying requirements) or

is it really possible to  exit /re-enter the country (via Nong Khai Friendship bridge?) every three months? How long do they allow you back in for?  How many times can that be done?    (I ask this because last time, after the regime change I went across the bridge but was refused entry back into Thailand as it was the second time I had done it - after much pleading I was given a two week entry and had to go back to the Thai Embassy in Laos to get a 'proper' visa.....)

I would add that I am in my sixties, reasonable income and savings.

2) any other solution?btw what is "an updated Kor Ror 2 marriage registry"

For the same 100 meter wall - any 'rule of thumb' cost for a BRICK built wall and pillars?  What is the standard brick size in Thailand?  How many bricks need per sq. meter?

Also.....no one has mentioned damp proof course  (DPC) here......is this available in Thailand? (remember I am in UK and this is for my parents in law....).   Wall is for side and back...keeping the front open for lorries/builders etc.

Thanks for all the information - will work my way through shortly.  Couple of additional questions:

1) Which is best?  Preformed posts or ones hand built with wire/cement - bearing in mind the land is nearly 1m higher than neighbours. Any cost comparison?

2) Any thoughts on how much the foundations would cost, given the above.

3) Any thoughts on cement/sand costs for the 100m wall.

A lot of old posts about costs, but does anyone have any up to date costs to build a wall around a plot of land?

It's approx 100 metres in total.....doesn't need to be fancy and I am looking at 'rule of thumb' figures, but obviosuly need's good foundations and would eb about 2 metres high.

Plot is about 75km south of LOEI.

The financial guidance in Immigration Directorate Instruction Family Migration: Part 8: Annex F only applies if meeting the requirement through what is called "adequate maintenance."

Good about the English test...was used in original visa.

In the guide I linked there is no section 4.2 or 4.2.1 it is all just section 4.....

Bit more research.....re income........seems like CB and CTC ARE allowed towards income. See Section 4.

Thanks for clarifying......I feel confident I can meet the financial requirement for 12 months prior to renewal.

As for English language test...she achieved A2 level before getting her original UK Settlement Visa.......this was via Bulats (University of Cambridge ESOL) exam in Bangkok.

This is no longer on the 'approved list' so will she have to take again in this country?

Longer term I will have no problem as I will have savings £30,000+ (I am selling a second property in France) plus income of £17,300+.

What I want to know....for FLT ...I have around £17,300 pa income.PLUS child benefit and CTC of arounf £3,500.

a) is CB & CTC allowed towards income?

if not, are they really so strict that if my income is £17,300 they would refuse/deport my wife? even though we have a British son?

I have had to use my £50,000 savings to repay house mortgage at end of term.

As I am retired, I also do some ad hoc consultancy for a website design company....say £1500 a year....what would I need to show to prove that as it's pretty informal.

Thanks - didn't realise it was on the back of the license!! And yes, I WILL be doing most of the driving!!! Lived in Udon Thani for 18 months so well used to the ways of the road !! Just my wife will want to drive some of the time with her parents.
