  1. Forget buying a House in any housing Estate as  whoever the Person taking care of the Estate they are in there for themselves n become dictators,

     

    You better off Renting a Place for 1 year that will give you time to scout around to find a nice size Block of Land,  1 Rai is  enough as you can grow your own Veggies, have a few Ducks, Chucks & enjoy  Life, 

    Don't get sucked in by any of the local Ladies as they have the. Expensive touch & Excess Baggage

     

    There are many nice Blocks of Land upcountry make sure the land has a Title deed,

    First of all, there's no such thing as owner's book. The title deed is a paper, the book is the house registration or taking ban and that has nothing to do with ownership. 

    Second point - are you sure the money was converted abroad and sent as Thai baht? In most normal transfers to private accounts the money is put into the account in THB regardless of which currency was sent. Another point is that the reason stated for the transfer should be "to buy property". As suggested above, go to your bank and ask for the document to present to the land office. 

    As for putting the condo under daughter's name - as mentioned above - you won't be able to sell / mortgage / lease out the property without a court order before she's 20 years old. 

    Yes you can Regardless her age, My Daughter own's 50% of my Property only thing she cannot sell until she is 20 Years & ok by me,

    Also Ive found listings on airbnb and then found the actual place and worked out a deal, as Ive seen hotels Ive stayed in monthly listed on airbnb for much higher rates and walked in a got a much cheaper deal in person

     

    If you know a thai have them call for rates then show up to claim it, works  better if you have them with you...

     

    Check facebook as many thais rent places and can find some deals..I just use a FB burner acct I made to search

     

    Example my apt in Cm is 3500 a month for 3+ months..if I got the same room for ONE month its 5000......

     

    Just takes time to hunt down the right place..maybe a temp airbnb if you need more time to find the right spot

    Better off staying in Pattaya nice peaceful place you can Rent a nice Fully Furnished 36Sq Condo Sea View  for $300,00 Us per month Condo has many Extras Ac in all Rooms with Fans, Fold up beds if you have a Visitor.

I have 2 x 36 Sq Fully Furnished in Jomtien Pattaya For Rent or Sale I used an Agent after i Purchased them & they have their own Rules, As I work off shore I came back & the Tennant moved down a few Floors in the Complex, Some of my furniture went missing & all I got was Solly Boss, Anyway no more Agents or Brokers,

    My Condo's are now vacent again due to my Western Tennants went back to their own Country before the Lock down, Good Luck finding a Condo in BKK as many to chose from.

    30 Minuets to open the Door using wire hooks, Where  they should have called the Locksmith & give him the make of Vehicle Honda Jazz & he would have the Door opened in less that 1 minuet.

    There is a minimal land tax for 2nd properties, 0.02%. I think the Government is playing around with that as part of post covid relief.

  14. Ok to change the Oil yourself but you dont save much, What about the rest of the Vehicle, 

    You still have wear n tear on Front Suspension ie wishbone rubber bushing  & unless you have a Hoist or other to get the weigh of you undercarriage will cost you more in the long term,
