From my experience if I was you I would be prepared to wait a LONG time to get your money back and to possibly loose your money if you make the loan.  I lent money to a close personal very HiSo Thai friend (a man) and former business partner (before I retired).  The money was to be paid back in three months.   Three months were long past before even an installment was paid.  He paid two "installments" (of five) during 2019 and then COVID came along and he needed to get one of the installments back to keep his company afloat.  I got another "installment" last summer when I told him about a health problem I needed to get treated and was short of Baht in Thailand to pay for it.  After more than two years on what was to be a three month loan I am still waiting for 60% of my money.  The problem he has is similar to your lady friend i.e. he has a lot of real estate assets, which probably all have loans against them now, but too little cash flow for his lifestyle.

  2. Renewed my USA passport by mail to the US Embassy in Bangkok about 3 months ago.  The turn around was about 3 weeks or so, which was much quicker than I expected considering all passports are made at one of the two passport offices in the USA and with the coronavirus situation.

  3. Getting my one year extension a few years ago at the Chonburi IO did not reset my 90 day reporting.  I went in 90 days after getting the extension to report and got a firm talking to by the Immigration Officer at the 90 Day reporting desk.  I showed him my extension date and told him I thought that reset the 90 day reporting.  He said NO! You must come see me at this desk.  After apologizing in both English and in Thai he said OK he will not fine me.

In 2014 I retired after having had a Non Immigrant B visa that was annually extended since 2006.  Using a lawyer, I was able to turn in my work permit at the Labor Department in Bangkok and get a new one year extension based on retirement at Chon Buri immigration.  I have been extending every year since then on this basis.  I never had to leave Thailand to get this done.  Turning in my work permit and applying for the extension based on retirement all had to be completed within the same day so it required an early start in Bangkok and then travel to Chon Buri to the lawyer's office so they could get the application in before the IMO closed for the day.  All requirements for an extension based on retirement had to be in place i.e. 800K in the bank and other application documents, etc.  The next day I had my passport in hand with the retirement extension completed.

Typically Developers build a condo and sell as many units as they can before it is completed and get progress payments before as construction is completed.  When the condo is complete they get a permit allowing occupancy and units are transferred to owners, a process that takes place at the Land Office in the area of the condo.  At the time occupancy is allowed a Juristic Person, which is essentially a Thai company, is formed and is necessary to be in place before title of the individual units are transferred to owners.  Normally these name of the Juristic Person is the name of the condo.  This is the entity that owns, operates and maintains the common area of the condos including the land.  The Juristic Person is the entity that bills owners for maintenance fees and sometimes utilities.  Units that are not yet sold remain in the name of the developers until they are sold.
