You are right, brilliant idea, have the tenant legally registered on the back of your title deed as the Lessee for a term that they have not yet paid for, crack on.

You should only register the lease on the title deed if you have already been paid upfront for the full registered rental term.
If you decide to take a deposit and then take monthly payments then you should not register the lease at the land office.

A Judge that brings a gun in to a court room, then shoots himself in the chest because he gets overruled by his superiors is showing signs of bad judgement and perhaps a mental breakdown and is therefore not the best person to rule on other peoples fates.

Men also have to wear long trousers, i turned up in smart chino shorts and was sent away to buy trousers before they would accept my renewal and allow me to take the eye and reaction tests.
I protested at the time before noticing ample signage stating the same, I guess I was lucky they did not fail me for my lack of observation skills.

Wear trousers, I was turned away from my 5 year renewal for wearing shorts (smart shorts), apparently you cannot take your eye test or reaction test if you are not wearing trousers!!!

You can send in any foreign currency, so USD will be fine regardless of where you reside.

When you bring your money in to Thailand in a foreign currency you can obtain an Foreign Exchange Transaction form for that amount, you can then take the same amount out at a later date without any problems or taxes, a lawyer (who you will likely use for the property purchase) can advise you.

The bank gave me a credit card once I offered to lock in 100,000 Thb for a 90,000 Thb credit limit (if I cancel my cc card my 100,000 Thb becomes unlocked again). All they worry about is you leaving Thailand with an unpaid cc bill.

Chanote is the highest grade of land title and allows you to build permanent structures upon the land (in accordance with local building regulations) so it could be used for development which adds value. Farming land typically has a low grade title like Tor Bor 5 which does not allow for property development and so is typically used for crops or as a pasture/garden etc. This would have a much lower value. I don't know your area or the land prices there but the Chanote title would indicate a higher value. Try asking the local land office what their valuation would be (they would know for transfer tax purposes).
