The Honda Mower with a GXV160 engine is great.
Height is adjustable to give you a lush lawn instead of a sandy wasteland.

Is it all because of working too many hours without a proper break.
Driving for 12 hours a shift with the drone of a motor engine the background 7 days a week is just an accident waiting to happen.

If you have to ask PLEASE rent first.
1: Is it the right place (Bangkok/Hua Hin/Cha Am/Chiangmai/ etc.)
2: After 1/ 2 years do I even want to stay in Thailand.
3: Your purchased house will be Very hard to sell (last one took me 2 years!)
4: Take your time there is no hurry and you will not loose money.
Best of luck.

Ask the Governor of TAT to get the place cleaned up !
Very rarely have I seen so much rubbish thrown along the roads/ditches.
Everyone has money to buy junk food but it’s all wrapped in plastic (brightly colored and lasts forever !!!)
Poor countries bio de-gradable rubbish !!!

Johnson and the British SLEEZE government my be the reason !!
Just read what's happened this week.
Not looking good for the conservative bunch.

Do not buy first.
Come to Hua Hin check-out somewhere to rent (not too expensive!)
Relax and spend some time looking around before you decide.
You might even decide for any reason Not to buy at all.
If you are renting you can just walk away (you will not have to wait 2 years before you are able to sell your un-sellable house)

If you have your own 800K there is little to no reason to use an agent.
Just what I'm thinking all that is needed is ฿1900 Annually.
Where does the "Agent requirement" come into this discussion,

Free instruction books are available on the Apple Apps store.
Also consider buying a second hand unit on Facebook if you can try first (bought one on Facebook yesterday immaculate looked unused!!)
