    I have yet to go for a long stay extension based on marriage myself (my time to do so for the first time is in February 2021), so I can't say that I have been through any of the above.  I do note Phuket typically ask for pictures with one in the picture :

    * Picture of husband and wife (with children if applicable) in front of the house clearly showing house number.
    * Picture of husband and wife (with children if applicable) inside the house.

    and that could create a problem for you?

    The picture won't be a problem I guess, as I am living at her family house. However, I am not sure if the immigration officer will talk too much since my visa and my registered place is in Pattaya.

    I your normal residence is in Pattaya that is where you should apply for the one year extension.

    You should be able to apply for a 60 day extension to visit your wife in Phuket. She will have to be with you when you apply.

    I don't think will be that picky for proof of residence in Phuket at this time.

     

    I am not sure if what is the visa call.

    The current visa i am having is for 3 month first then i can apply for 1 year visa based on non o marriage.

    I used to have non o visa for 1 year however i let it expiry and i didn't extend in time, that why i had to go thru all the procedure again. However last time the rules has change. 


    So i could technically extend my visa for 60 days more and after that i can reapply 1 year visa once the lockdown is lifted??

  3. Hi, my visa is running out on May 18, 2020.

    I'm currently having a 3 Month Non O visa based on Marriage. I think that is call under consideration. However i apply my visa in Pattaya, now i am struck in Phuket. Unable to go back to Home in Pattaya due to the lockdown. 

    I am thinking if worst to worst, can i apply/extend my visa non o for 1 year in Phuket?

    What document would i need and how long do i need to go before my visa expiry?

      Edit  most have stated they are fronted by Thai wife ,GF  for purchase,guess thats OK but taking funds back to anywhere would surely be blocked by the misses

    Unlitmaly you are the person who chooses who to marry. So you can't play the blame game if you are unable to afford it. I have no problem with getting back my investment roughly 15 million baht excluding my profit which is around 30%.

    It is sound to me that you have experienced a bad apple, however if you choose a wife wisely such as coming from a better family, well educated and more toward your age. there will be a lesser problems compare to marring a bar/massage girl.

    FYI, the bank does finance old property even the house in bad shape. They judge based more on land deed, not the house structure itself. 

    In certain places, the land actually worth a lot more than the house structure such as Phuket, Bangkok. This is why location is important when you are looking for a place to buy.

    Renting offers you a place to live.  And it offers maximum flexibility, in case you want to move for any reason whatsoever.

     

    Also, Thais prefer new property versus old, so if you try to sell your OLD USED HOUSE, you will have great difficulty finding a buyer.  Probably will have to offer a steep discount and possibly lose money on the deal.
     

    Probably because in the first place, they may have bought the house at an expensive rate or the wrong location, that is why when you sell back to the market steep discount has to be given. 

     

    But If I were to have two choices (Renting vs Leasing) I will take renting anytime. Because leasing does not worth any single cent.

  7. For me, I have purchased land during 2018 in Phuket under my wife's name in Phuket and built it. Sold it all to Thais (2 Paid full cash, 2 who took loans) within 3 months and make a profit. So I guess it is are you selling at the correct price. 

    Many Thai is actually cash rich, of course there is poor Thais too. It is depending who you mix with. 

     

    To be honest, many people are either buying an overpriced or wrong location house that is why it led them losing money over time. 

     

    I bought 1 Rai in Rawai, Phuket for a relatively good price (Under 5 million baht). Divided the charnote into 4. Built each house less than 1million baht. Sold it for 2.99 million baht. Profit roughly every plot for million baht. 

     

    So in my opinion, leasing is surely a waste of money. If Leasing vs Renting. I will take renting. Or like most of us, find a nice lady and settle down. Buy the land thru her name. Earn some profit in the meantime.  

     

    And if you were to buy a house, buy land instead and built it at your own pace/design. Normally nowadays you can do some bargain since the Thai's government is going to collect empty land for taxes. And pretty sure they will start panicking and wish to sell their land quick.

  8. Hi, anybody exit Phuket International Airport recently? As due to the recent lack of staff in counter and long queues probably due to the fingerprint machine. How long is the queue for the departure line? Do i need to buy fast track service if i don't want to wait too long in the queue?
