We were able to contact the ex boyfriend and he has signed the document and sent it to it my girlfriend it should arrive next week, I had a Thai lawyer look over the document and he informed me that it is basically just saying he wont sue the developer if they transfer the house and land to her the document has nothing to do with the land office and will not be needed at the land office when transfering the property

10 years ago my thai girlfriend with whom I have a son purchased a house on installments from a developer with her farang boyfriend, after about 1 year of them making payments together my thai gf and her boyfriend split up and she continued making the payments on her own, now all of the payments are complete and the developer is saying in order to transfer the property to her name her ex boyfriend needs to sign some paperwork, the problem is she is unable to contact him to get the paperwork signed, I dont understand why the developer needs this paperwork signed as a foriegner can not have any property transfered into their name

That makes perfect sense the last thing the IO said to me was if you want to stay longer get a visa

I have heard reports of people having problems with bkk imigration due to to many visits to thailand, here is my recent travel history
December 2020 flew in on 90 day non o visa and got 60 day extension but only stayed 2 weeks of it
October 2021 flew in visa exempt stayed 29 days, was question by immigration at bkk as to why i was visiting thailand, I told them i was on holiday from work and visiting my thai son as soon as i showed them my return ticket was stamped and waived through
I plan on returning to thailand next month for a 3 week stay using visa exempt
Does anyone think i will have issues with bkk immigration doing this? I will have a return ticket, if i could i would get a non o visa but due to my current work location i dont have access to a thai conulate

My flight is arriving at bkk airport at 12:00 pm on April 13th, I have a doctors appoint at bangkok hospital pattaya at 3:30 pm. I will be able to use the fast track immigration lane at bkk and wont be checking any luggage so my arrival at bkk should go pretty smooth my question is will i have enough time to make my 3:30 pm doctor's appointment if I catch a taxi at bkk and go straight to bangkok hospital pattaya, the reason im asking is due to songkran and traffic issues
