  1. Unfortunatley you have to factor in the "second hand" problem when trying to sell.

    Most Farangs that are in the market are hooked up with Thais...they do not like second hand because they beleive in ghosts.

    In CM I have seen some unbeleivable bargains, probably priced at 50% of their build price.....all still for sale...because they are second hand, even though some are only a few years old.

    One property was absolutley breathtaking....but was built 5 houses along from a Chinese cemetary........that one is gonna take litterally a "life time" to sell

    Sensible answer at last. :D

    Truth as a whole, nothing is selling.

    Reason's;

    World economy, Thai political situation, Foriegner's cannot buy land so can now only lease.

    The only people stating the opposite are Estae Agents, Developer's and Builder's, many of which have posted here.

    Bringing my parents to Hua Hin in the Summer for a few days. I want to do some tourist things with them but have no idea what Hua Hin has to offer. any ideas would be much appreciated.

    Dining out of course is a popular activity in Hua Hin as it has a plethora of restaurants offering both Thai and Foreign food from most areas of the world. Also, the prices range from very cheap to very expensive depending on tastes and budget. Some of the best fresh seafood in Thailand is available at many beach side restaurants.

    Hin Lek Fai mountain park with it's many view points over Hua Hin and Takiab with short walk hikes to get to some is and enjoyable outing on a clear day.

    The largest bronze sculpture in the world (I've read) is a short distance from town at Wat Huey Mongkon (spelling?), which is a very famous Thai tourist attraction. The sculpture is of a famous Buddhist monk sitting in the lotus position and it is the size of a building.

    The world famous floating market is only a little over an hour north in Ratchaburi province.

    A little closer in Petchaburi is a mountain with some very old palaces and wats on top that is a nice day trip if they would be interested in that sort of thing. There is an incline railway to take tourists from the bottom up and down the mountain.

    Farther afield maybe two hours away is the famous "Bridge over the river Kwai" of World War II (and Hollywood ) fame with historical museums and war cemeteries.

    Wat Khao Takiab is a famous wat on the coast just south of town with it's giant golden standing Buddha right on the beach.

    Further south (about an hour) is a national park that has a famous wat built in a cave in the rocks near the ocean. It can be visited by hiking in or by boat.

    If either of your parents are golfers, there are about ten golf courses within an hours drive of town including Royal Hua Hin right in town which was the first golf course in the country.

    The water off Hua Hin beach is rocky but there is horse back riding on the beach and if they like water sports the beaches at Cha-Am to the north and Takiab to the south are less rocky and have a variety of water activities.

    Be sure to take them to the Night Market (a street that closes to traffic in the late afternoon and becomes a walking street full of vendors of everything from food to clothing, to local crafts. Another good night market that is open four or five nights a week is the Grand market near the Grand Hotel.

    Next to the Grand Night Market and hotel is a gym that features authentic (not a show put on for tourists) Thai boxing matches one or two nights a week. There is also another Thai boxing tourist type exhibition on certain nights at a place near the Hilton.

    There are elephant camps up in the surrounding hills where you can see shows of how elephants work and are trained to play sports and such. Elephant riding is also available there.

    If they are coming this week, the Hua Hin Jazz Festival this coming Friday and Saturday night is a very big annual music event that is worth an evening out.

    Palau waterfall is about an hour up in the mountains in a local park. It is a series of waterfalls that flow from the top to the bottom of the mountains. The lower couple of sets can be hiked to pretty easily on a dirt trail that runs beside the stream but the higher (and I've heard most spectacular) sets of falls require a strenuous climb on a trail that would be only for the very fit.

    If they have any particular hobbies or interests, mention them and maybe someone can come up with some more ideas.

    Floating market 1 hour away, do you have a Helicopter????? So if I left Hua Hin center the clock tower it would take the same time to get to Palu Waterfalls (you quoted 1 hour) the same as it would for the Floating Market.

    Ok, so you weren't in a position to buy your own property, others are not your position and feel comfortable buying and have made good money.

    Try not to be so bitter, get out and enjoy your life, you're in Thailand for gawds sake.

    Bottom line is those of us who have invested, have made money and are content with our situation. There were some hassles along the way with our developer but they got sorted out without any spilt milk.

    Be carefull on advice from this guy. He is a small developer in Hua Hin, gets banned and comes back with a different name. English guy with a chip on his shoulder, chip is envy.

  4. I assume the local forum being referred to is not ThaiVisa. We have not been contacted by any authorities, AFAIK. Let's try to focus on the condition of the injured man.

    The local forum easily found if you google Hua Hin. Then look at news.

    The reason nothing will be said on the "local site" mentioned is that they play ball with advertiser's. If you say anything derogatory against an advertiser or sponsor it is deleted. Also you can say anything nice about an advertiser or sponsor, if you do not advertise then nothing is said.

    Mr jih seems to be one of those bitter and twisted been here too long. I fhe lives in Sport villa Condo probably on a pension and cannot afford to live the way he want's. Another waiting for his parents to kick the bucket and grab some money.

    Someone has died, loss of life, show some compassion and stop assuming.

  8. The male Thai owner of "Sports Villa" was gunned down on May 1st downtown Hua-hin. They caught the "shooter". There is a story in the Thai newspaper but I can't read Thai. Can any one translate the story? He was a big time gambler and had "private" games closed to outsiders here. Rumors around here think "mobster" took him out. Last month an unidentified male sped out of the parking lot in a black car and fired off 6 rounds into the air. People here think he lost money and was pissed off but not sure if it has anything to do with the murder.

    You seem to like rumour's, I expect his family will be happy with your character assasination of their son or husband or father.

  9. DesertExile, I think that question got lost among the rest of your opening post. I doubt there are many working stiffs among the farang in HuaHin. One guy had the Subway Sandwich franchise, some operate bars and ..shall we say...escort services. The occasional TEFLer, pool hall operator, real estate agent, and Harley mechanic, etc. - not many of those, really. Hardly any oil field business development experts like yourself. Not even many farang cleaning pool studs. :o

    What kind of work are you looking for that would be worth your effort?

    He's ill-informed then.

    There's approx. 30 real estate agents now in HH (not talking about the one's working from home on the internet), that's at least 8 more than this time last year. Their numbers are increasing, not decreasing.

    There's about twice as many as there was 3 years ago.

    They've got no overheads apart from rent and advertising, and no cash-flow issues as they have no product to buy. Their whole years rent and advertising is covered by the first 4 no. sales they make.

    The market's been a lot slower the last 9 months or so, compared to the madness of the 3 years preceeding that, but it's still steady enough for the businesses to do ok.

    The property people who may well suffer are the developers whose houses and developments arent the best quality/value, the better developments are still selling.

    The one's strugling may drop their prices, and people will be able to get bargains there. That's ok if you want to live in them though.

    If the whole year rent and advertising is fully covered by the first four sales it shows the quality indeed of these estate agents!

    Most of the so called real estate agents have little or no education related to what they are up to. But a few of them are really nice honest persons.

    The majority are as well tight up to new developments so no way I would recommend any to use their services looking at them as being independent.

    The market is very slow but it is moving and there are quite a few bargains to be found – but don't expect to find most of those through real estate agents.

    How nice to read something that is fresh and real.

    The Estate Agents (use the term lightly) are usually pushing the projects where the most commision will be earned. The people you will come in contact with are not qualified and have little experience in this field. Doubt they have even purchased a house in there own Country, let alone been in an Estate Agents office.

    Get a Taxi and drive to all the project's, get info first from the various magazine's or get a map and choose the location and then the project, the developer will be more than happy to barter with you face to face.

    If you have not a Thai wife then buy a Condo in your name. Lease forget it, the land will be in the developer's Thai wife, you will lease the house for 30 years, thats it, the Thai wife can borrow money against the land without having to tell you. New owner new Lease.

  11. I wouldn't believe anything until I saw it completed. Developers will do anything to promote their properties. Do I really think land developers would lie? You bet I do.

    How long will 10 x 18 holes + infrastructure etc take to complete?

    Black Mountain was pretty quick, still not finished.

    Will be the largest in the world.

  13. I was renting a 1-bedroom for 8,000 baht a month, Aug07-Feb08, on 23rd floor of VIP; the room was clean and almost spotless. Owner never showed up to give hassle. Electricity never went out and water was adequate. Ask the receptionists downstairs they earn commission on rents and sales they will be happy to show you rooms. The compound was clean and it was very quiet. I liked the place a lot because I worked in Hua Hin and had to meet all sorts of people so VIP was a great hideaway for me. As for Webster uni students, you will see them walking around like other tenants who don't go to Webster. You won't be bothered like in downtown ones if that's the question. One thing to keep in mind, it's far out from both Cha-Am and Hua Hin cities. You either need to have a car or a telephone number of a taxi driver.

    Now we have a place in HH Condochain the staff are very friendly. The building's as old as VIP and there's no major flaw. Old buildings guarantee that the foundations and structures are strong enough so it didn't fumble down during the past 20 years. Rent at HH Condochain for a 1-bedroom is no lower than 20k a month though. Good thing is it's just in a walking distance to downtown.

    To answer PB, the reason why landlords won't give out a year contract is because most of the cases they have bookings during high season (Nov-Mar) so they can't promise one year option. Try 2 or 3 years with at least a year deposit, they might consider the offer.

    You walk to downtown Hua Hin from Condo Chain? What do you do at the other end, have a 3 hour massage before the walk back? My hero.

  14. Asked many time about things to do in Hua Hin, especially place's to eat.

    Soi 94 cross the railway line and look right, you will see a covered restaurant surrounded with ample parking.

    Great food, Thai and European, very reasonable price's even for the ex-pat. Bottle of beer 50 baht (100baht in the hooker zone), no hassle, no hooker's, good night out, laid back and pleasant.

  15. Marvellous, lets all go down and eat in the "resatarant" restaurant near 7/11 in Takiab.

    Is their something specail about it that allows this annoucement, what make's it different to all the other new one's that are opening?

    If this is for the benefit of the expat community, forget it, Takiab is too far for them to travel from Hua Hin, They will eat at the market for 40 baht.

    Try the one on Soi 94 just over the railwayline on the right, packed every night good food and great price's, no hooker's, no hassle.
