I used this website and others who's names I have forgotten.
The result was several phone calls from agents offering to sell my house .......only one call was a buyer.
To cut it short , by far and away the most effective method to sell your house is to put a large for sale sign on your front gate with your phone number. Doing this I was approached by half a dozen buyers , one of whom bought the house.
Sometimes, people living in the same moobahn will offer to introduce you to a buyer ( a relative or friend of theirs ) for a small commission...typically 5000 bahtish. This also works well and is a lot cheaper than an agents fees.
Agents say they will take care of all the paperwork but there is not much of this and on the day of the sale ( when the cash changes hands ) you will have to go the land office anyway to sign various documents.
A common bit of corruption you will often come across is when people declare to the land office that the sale price is a lot lower than the real sale price. This reduces taxes to be paid and all parties get a slice of the savings with only the government taking the hit.
Many thanks for your advice. So whats the process once you have a buyer? How do you prevent being ripped off and actually make sure they pay you? Its financed on a mortgage through the Bank so I am not sure how the transaction goes through?

I would like to sell 'my' house in Thailand which is situated in a nice moo barn in Bangkok. The place is about seven years old on a newish build but since I no longer live there I am trying to cut all my liabilities. Plus I can't be arsed with the place anymore too. Its fully furnished with top of the range stuff so will hopefully be able to sell it as it is.
I'm just wondering the process / pit falls I need to look out for when getting an agent to list the property. I've never had to sell a house before so have no idea of the process. I suppose I need to get it valued first, then it goes on the market etc etc? Can anyone help advise on the best way so I don't end up getting ripped off in the process? Is it pretty much a similar process to the UK when doing this?

Dear Forum,
I bought a brand new house around five years ago on a mortgage since I was working in Thailand. Its still in great condition and in a good location, however, as I have moved to work in a different country, the house is becoming increasingly difficult to maintain. And if I am completely honest, I can't be arsed with it.
Basically I want to sell it and buy a condo in Hua Hin or somewhere else where I can chill out when I am on holiday.
I have a few questions though as this is my first house and I've never tried to sell one before. If you can help with the following questions that would be great:
- What fees do you have to pay your mortgage lender once you sell your house? I know this will vary from lender to lender but a rough guide would help?
- If you want to use another mortgage to purchase the condo (from the same lender) is this possible even though you no longer work in Thailand?
- Could you transfer the mortgage to another condo once the house is sold or would they have to rewrite the mortgage? (Not sure if this question even makes sense).
Sorry if these questions are dumb but just want to get rid of this house as really its a ball ache to start pissing about with gardens etc and maintaining it.

Pretty boring question:
Going to Thailand for 7 weeks in the summer - do I need to get a visa or can I just book a 7 week ticket and after 30 days fly out to somewhere else then fly back in?
I worked in Thai for 10 years and always had my visa sorted so a bit clueless.
Just dont want any problems entering the country on a long stay ticket without a visa. Is the option there to state you will be travelling elsewhere or do they want to see you have either a visa or alternative plans ?

I need some drastic help. Basically, after 10 years of working overseas (I am a UK National) I would like to move back to the UK with my family. However, I have two step-children which have been with me since the age of 3. They are Thai and now 16 years old. I have not formally adopted them, however, they have been with me since babies and I have sent them to international schools / paid for all their education etc etc. Their mother has full custody of the children and she also holds a British Passport.
My question is: I would like to move back to the UK with my children and their mother and start a new life there. I know that I can apply to do this with the children before they are 18 so time is not on my side. What kind of things do I need to do to prepare for this? I can stay with a family member who has a large house in the UK and I have financial capital behind me, however, no job to go to.
Is this a possibility to move back to the UK with no job or property there? What money would I need to show for this?
I would like to use an Immigration Adviser to prepare my application if this is an avenue we can go down and any recommendations would be great!
Any information you can give me would be greatly appreciated.

Hi all,
My family and I will be moving to Indonesia at the end of the year but would like to visit the U.K. At Christmas. I am British and my wife has a U.K. Passport. My two step children will need visas for the U.K.
I have a few questions about this and any information you can give me would really help:
* Firstly can I get a U.K. Visa from Jarkarta for Thais or does this need to be done in Bangkok?
*Secondly, once we have the visa for the U.K. Can this be used from another airport rather than Jakarta as we would like to book a direct flight from Bangkok to the U.K. as they don't currently offer a direct flight in Jakarta to the U.K?
Any advice would be greatly appreciated.

Dear all,
Later this year my Thai family and I will be moving from Thailand to Indonesia for a new job. We would like to go to the UK at Christmas but I am not sure how I can apply for UK visas for Thai Nationals from Indonesia?
Can anyone help out with this or explain how I can apply for a UK visa from Indo? Would I need to fly to Bangkok to sort this out? My children will have Indonesian visas and I would like to apply for them maybe around August.
Any help you can give me will be greatly appreciated.

I have to be honest and say I know nothing about the building trade and need some help.
My partner and I have just bought a house and have to furnish and fit things from scratch. I am getting quotes from builders etc but quite honestly i don't know where they are getting some of their figures from.
For example, I wanted just a simple roof stand build at the back of the house to create an extra kitchen area. I got quoted 40,000 bht.
Secondly to tile the kitchen they quoted me 20000 bht. I only want the bit above where I cook done.
Any recommendations on how to find good people that don't look at me as a faring and think I am willing to pay rediculous prices would be appreciated.

I think its more of an issue by being tied down financially and the commitment a house brings.
If I moved to another country, I could always repay the mortgage from my salary, however, I cannot guarantee I will ever visit BKK again. My wife hasn't really got any connections with Thailand now as unfortunately her parents passed away. She has citizenship in my country so other than a holiday there would be no need to come back thus leaving a house we would either have to sell or leave to become derelict.
There are no issues by putting the house in her name as she has been there for me when I have had real difficulties in my life and we have come out much stronger for it. I trust her with my life which is kind of good when you find someone like that.
Jesus this sounds like I need counseling does it

Hi all,
I have bought a house with my wife, by that I mean we have signed the housing contract, made a deposit and been approved by a local bank for a mortgage. However, I am getting cold feet and not sure I want to go through with it.
I can't really see myself living in Thailand for the foreseeable future and I like to move around countries with my job. My question is, can I just pull out? I don't care about the deposit money and we have not signed with the bank yet so am I right in saying its not too late.
I'm not sure why it was such a great idea four months ago and now I feel like it will be like a ball and chain. It feels like I am getting married to a chick I don't know. What are your thoughts guys?

Does anyone know what the penalty for drink driving is in Thailand? A friend of mine has got himself in a bit of a mess and was over the limit slightly.
Some friends have told me he can be deported from the country and lose work permits etc and others have said you have to pay a fine to the court and then do some community service.
Does anyone know the actual law here?

I went to talk to the sales lady today regarding the above project. For 4.7 mil it basically comes with nothing, no built in air con, furniture etc etc - just the house.
Is this normal or do most moo barns come without furniture?
rgs2001uk - good advice, everything was colourcoded depending on location. They didn't even mention upgrading or building anything extra for me, it was just a case of: 'this is the house you'll get, take it or leave it'.

Sorry, my mistake. I have been to view the property today and they have been built, they are just in the final stages. Quite honestly, I've never seen anything as beautiful in my life!
I am aware that I cannot own a house and land here in Thailand and I am putting it in the wife's name as I trust her 100 per cent (and yes I know all the stories). At the end of the day, I have two large houses in the UK and IF (and this would be a big IF) I split from the mrs, I would want her to have a property of her own. They start from 4.1 mil so its not exactly going to finacially ruin me if it does go tits up.
Thoughts please guys!

Hi all.
I've just found an amazing new project in Bangkok with amazing price, location and style. I have contacted the company to go and talk and view their plans. It is not built yet but they have major projects built all over Thailand. They are major partners with the big banks like SCB and Bangkok Bank.
The only thing I am concerned about is them not being built yet (I suppose that is why they are so cheap) and I consider this as a risk, however, with the reputation partnering with SCB I am assuming this is a good company.
What are your thoughts? Do I still need a lawyer with big housing projects like this?

Hope everyone is doing well in these testing times.
I just wondering if anyone has had a Covid-19 test in order to enter another country and, if so, how much did you pay. It seems that they are only valid for 3 days and they are around 6-7,000 THB. Does anyone know of any other places that offer a cheaper rate?
