  1. lol @ rationalizing being able to afford a 6m baht car (that does not count insurance and maintenance) on a 100k/month salary. please break down the financing on that i could use a good laugh.

the financing on a 1 million baht car over 4 years payment is around 20,000 baht a month. so I would guess on a 6 mil car it would be 120k per month. a 3 series BMW would be over 50k a month.

correct me if I am wrong as I do not know for sure but just making a guess bassed on my costs.

I thought he meant US$100k /year. That's still worth something, but better hurry though.

    he said

"It's a <deleted> Boxster, comon, you are talking like its a Veyron or Koeniggseg. Cheapest, nastiest Porsche ever made.

I know, I know the tax etc, but still well under 5m baht, and affordable to anyone on finance with a salary of 100k +"

pretty sure he was talking about THB.

perhaps if u sleep in the car and rent the backseat out as a love hotel.

  2. Have you seen how much good teachers can earn overseas, in countries like South Korea, Saudi and Iraq? A few years there, save up some serious money, then come back and find a steady job in a Thai school. It's not a bad way to live. You can certainly afford some luxuries.

    rofl

yeah i am sure he got that car from teaching eng in seoul.

  3. And by his own admission, his ex-wife is a huge whore and not trustworthy to care for his children - all the more reason to not be sitting in Isaan with his internet girl friend... out of curiosity, how much younger is this Korat gf than you are mate?

let's face the facts here. down on his luck divorcee comes to thailand. has some bad luck. is broke. time to go home and pick up the pieces imho.

  4. You guys don't get out much.

There are quite a few middle eastern and African vendors in Pratunam. walk towards byoke tower.

There are a couple of farang who openly sell stuff (handle product and money) in shops in MBK.

Don't know if he is still there but there used to be an old farang who sell stuff in patpong. he would mostly just sit and watch though but it was obviously his stall.

All over Thailand there are farang who have wives who have this type of small business. they will show up at the shop and occasionally handle money/product. If you want to argue that they are not actually working - LOL - good luck!

there is a japanese man who works in that new little japanese food booth at the emporium. and there are various farang who have restaurants and will stand outside touting their restaurant - not sure if that is legal or not.

  5. Seems like a pretty weird setup you've got going on over there? "You" own a company and your wife works for your company on a salary??

I wonder what would happen if i suggested that my wife start taking a 10,000 baht salary from our business and i keep all the profits (to spend as i see fit).... i can imagine the scene that would follow may involve a frying pan and my head.

He's rich enough to invest $15,000 per month for over a year, and still expects his wife to pay part of her 10,000 baht per month salary that he pays her back to him. Seems perfectly normal and not remotely troll like.

the business is probably a failure so far. most start ups lose money. news flash.

  6. Why buy when renting is usually a better investment? Foreigners can't own the land the house is standing on, and land is really only the true value. Who actually NEEDS a palace to live in? You can only occupy one room at a time. Essentially, you only need one bedroom for every occupant in the house, and a kitchen, living room and bathroom. Anything more is excess.

convenience mostly. you don't have to worry about the landlord wanting the home back. you also have greater control over choices about the home (paint/design/the various DIY aspects of home ownership). there are psychological benefits that shouldn't be discounted for most people in home ownership.

  7. i bought a house in the usa march this year and i am renting it out now at 15% but i do have to pay property tax at 2.5% and HOA 1%

Definition: An asset bubble is formed when the prices of assets are over-inflated due to excess demand. It usually occurs when investors all flock to a particular asset class, such as real estate or commodities such as oil. This happened in 2005-2006 with real estate, and in the summer of 2008 with oil prices. It is a form of inflation that is not always accurately captured in the Consumer Price Index (CPI). For that reason, asset bubbles can be aggravated by low interest rates.

would u say that bangkokians tend to over invest disproportionate percentages of their wealth in real estate?

  8. so buy a condo as an investment property. you can rent it out at 5% half of the time, so a 2.5% annual return of the property's value before maintenance costs, before potential legal costs, before insurance... and of course there are always doomsday scenarios like structural problems, etc.

So the key to the investment is that the condo will go up in value.

at some point though, the price of your condo will stop appreciating. so either it is the classical music chairs investment strategy where you are planning to get out before everyone gets out or

apparently Thais don't carry much debt so these prices can really just keep going higher and higher and higher as long as everyone agrees to keep playing the music. B)

it is a clear bubble though imho

  9. perhaps i am just looking at websites that list very inflated prices hoping to reel in a fish but... for example...

    Chonladda Housing Estate

    Ladkrabang/Near to Suwannabumi Airport

    102 sq.wa

    3 bed/3 bath

    9,500,000 Baht

I don't know if living by the airport is some kind of selling point --- "Deafening Loud Aircraft Flying Over Your Head 16 Hours a day!"

    but seriously? ...

that location is out in the middle of the boondocks.

is bangkok running out of space? um, no, it is not.... everyway you look there are a row of decrepit shacks and shop houses that need to demolished.

so... this house is 48,000 baht per m2

    and another

    Pattanakarn Road/East Bangkok

    119 sq. wa

    4 bed/4 bath

    19,500,000 Baht

    82,000 baht per m2

rental yields in bangkok appear around 5% annually of the value of the property however a large % of the rental properties are empty

i have a hard time trying to understand the bangkok housing and condo market.

these home builders must be making an absolute killing.

  10. well i also think it is one of those things such as cigarettes or alcohol that is habit forming. if a young man cannot have sex with a girl unless they marry, he is likely to form the habit of using prostitutes at an early age and it will shape his mental psyche and approach towards women. if he is capable of having consensual sex without marriage then perhaps the way he views sex will be more romantic and emotional based as opposed to transactional.

from this perspective, i do feel that young thai men are becoming more what some people here call Westernized in their relationships with women.

Its amazing flowerman how you went from typing broken english in the Malicious Damage thread to this level of english in such a short period of time.

I can only imagine the malice and confusion if you were to crack open a Jonathon Swift novel :sorry:

  11. All of my Thai male friends are between the ages of 28 and 35. Maybe not so young, but not one of them has ever used a hooker.

Certainly not something you can prove. You can say that they have claimed to not have.

But I really was not referring to 28 to 35 year olds when I said young Thai males.

I was referring to males younger than that, teenagers, virgins, etc.. those whose opinion and understanding of women and sex and responsibility is malleable.
