In my opinion, it depends on the maintenance in the building , area and popular. If you want to buy condo over 10 years for investing, you should focus on the location which is the most important, at lease you get the profit by the land price.
For this condo, I can't say anything due to I have never seen it.

If you need to sell the condo, you should have that letter, I call in English that No Debt Letter . If you pay all.You just wait about 3-4 days after JP clears everything and send to manager sign contract.
The No Debt Letter is created for make sure that the seller doesn't have any debt as maintanance fee , water supply or electricity with the Condo. If they don't have the letter, thye land department must not allow to transfer the room..

In my experience in Pattaya, the house in Pattaya is not safe anymore except you will be in the city which the price in quit higher than Sukhumvit road area. My colleages used to be stolen at least 1-2 times in their life ( They stay in the village outside ). My friend's friend got 3 times in 1 year although they are in the great village which they think, the security is great.

About selling the house in Thailand, the basic of Tax and transfee fee + other fee ( if any) we will calculate from 6% following;
3.3% for the tax fee ( Buy not over 5 years /or don't have the name in the household for 1 year )
2% for transfer fee ( Mostly, we spilt half/ half between seller and buyer )
0.6% ffor other fee ( if any )

You mean, the company will go to pay the transfer fee for you or you will go to pay by yourself? Mostly, in the system, the develper and owner pay 50/50 while the buyer can go to pay with the development staff or give the Power of Attoney to them.

Sure. Following the requirment, we do the co-broke while ,as mauiguy90 said, sometimes. we can't coordinate with very big big companies. However, we will introduce the one is the most same required if we have it first. If the client doesn't interest or require others, we will dot the co-broke for the client requirement.

You can try to ask UOB bank or MBK Loan for this case.
If your wife needs to loan alone while she still takes Thai citizen. It's easy, she can loan any Thai's banks , just prepare the letter and documents as company reference letter, Pay Slip, Copied of bank account and the original one for show, accomdation in UK and etc. Ask the financial for requestment.

- UOB bank = You can get up 80% of loan but you must wiat the process from Bangkok - SIngapore and return
- MBK Loan = You can get loan easily although you don't ahve the work permitted in Thailand but it may have more documents.

I used to stay one at Soi Bonkot ( The opposite soi Buakaw ). It's about 4000 - 7000 baht. Cleaning room , good wifi and service. If you want to know more info, just messga me.

You can transfer money to your wife account in Thailand. After that you request the Bank certificate from the bank under your name. Don't forget to ask for bath net for the letter first.
The other way, if the developer accepts transfer money from the customer, that's great. Some developers do FOREX form for you if you transfer money to their bank account. You just ask your developer about this condition.
