  1. If you need to sell the condo, you should have that letter, I call in English that No Debt Letter . If you pay all.You just wait about 3-4 days after JP clears everything and send to manager sign contract.

    The No Debt Letter is created for make sure that the seller doesn't have any debt as maintanance fee , water supply or electricity with the Condo. If they don't have the letter, thye land department must not allow to transfer the room..

    They will then submit up to the manager for approval and if approved they will expect the actual food stall to be exactly the same as the approved drawing

    In m,y expereis , I will re-check our properties on the list before we present to the client. However, I oftens get the case as in the morning, the room is still avaliable, I confirmed to inspect the room in the afternoon and got the info that the room was rented out.

    You can transfer money to your wife account in Thailand. After that you request the Bank certificate from the bank under your name. Don't forget to ask for bath net for the letter first.

    The other way, if the developer accepts transfer money from the customer, that's great. Some developers do FOREX form for you if you transfer money to their bank account. You just ask your developer about this condition.
