my advice is to buy in a gated village with a strong juristic board. We live in emerald resort 1 its very tidy, good security and when a party house started up, we had the power to close them down. We have residents on the board, and a very healthy pool of money from the management fees to upgrade the roads, new street lights, pool fences etc etc. If maintenance isnt paid, the owners electric is turned off, and charged a 10percent fee until maintenance is paid. Our houses are mid range price, but none are rundown, the residents are happy, makes for an enjoyable stay in thailand

You cant volunteer has a teacher, it is classed as work, even if you arent getting paid, how ever trash hero, which picks iup garbage from the beaches seem s to be accepted, you could volunteer wuth them

just go to the local amphur office with mother, and you can get a letter from them to take to airport immigration.

bluport fdoesnt seem to stock indian products such as poppadums, spices, pastes, chutney etc, whereis villa does, villa has a better range of foreign condiments and spices for all farang food on the whole,

the question is can i have multiple houses in my name, i am not building. but buying a discounted already built house, i would put the land in partners name and lease it off her 30 years and own the house to rent out, house was bought for 5million, owner wants out to go home, i can buy for big discount, half price, rents in this gated community of hua hin start at 25000 a month so roi is quite good

I have a 30 year lease on the land of the house i live in from my partner, can i buy another house and lease the land off her again for 30 years and then rent out one of the houses to prospective tenants?

my multi entry expires april 5th, if i leave march 5th, come back 12march i will get 90days into june, i want to leave again ont the 2april and return 10 april, is my visa still valid until june or only 30 days from april 10?

My one year visa which was issued in penang ends april 5th, i would like to either get a new one from brisbane australa in february, or another from penang in March, or is it too early?

for retirement visa do you need to have turned 50 already, or can it be in the year you turn 50...eg i turn 50 in may 2017, can i apply for retirement visa in january 2017, the year i turn 50?

the salad bar and soup bar are fantastic at bluport, the pork fillets and chicken is comparable price to vm, obviously more expensive than makro, but you are paying for supposedly hormone free and free range products. grocery items are similar price in both stores. The beef is over priced in both and i buy mine from makro as well as the lamb

I recently transferred the equivalentof 6million bht by wire transfer via a forex account into thailand, i was only asked by the forex company in australia what the money was for. i have since withdrawn the money from thai bank no questions asked.
In my thai bank account its states the amount coming in and OTFR next to it which i guess is overseas transfer.
a year ago i had no problems transferring 4milllion bht back to australia as long as the amount added up to or less than i transferred into thailand. Ihad to show the tansfers in an old bank passport i had kept.
The money was used for a property purchase in thailand, and the transfer back to australia a year ago was a property sale

They have a very pro active juristic community run by a board of five residents, all the 100 or so residents pay their monthly maintenance on time, or there are repercussions.One house was used as a weekend party house for bangkokians which was immediately stamped out. Their maintenace slush fund is healthy and re invested back into the community.
If my plans of returning to my home country next year don't pan out , i will definitely look at buying or renting on this estate.
Just for clarification, i don't personally know this forum members house, i was making a comment on the village in general.

Congrats steve, it looks like the partner visas are being processed quicker now, 9months for me, 10months for you, compared to the 12months processs last year...maybe less applications...or dare do i say it, they have become more efficient in their jobs!!

We were granted sub class 100, i think it was may when we completed the police check, medical and some extra info required from immigration.

My wife just got a phone call from immigration saying her partner visa approved!!
Lodged on the 16/01/2016 at vfs bangkok, approved melbourne cup day 01/ 11/2016.... 9 and half months wow.!!

I would like to take my 4yo son who has a thai passport and an australian passport for a holiday to australia.
Do i need a letter from the amphur stating that my thai wife gives us permission to travel.
Will i be stopped at immigration and asked.

I've been following different forums, didn't see any updates for Thailand recently. I'm Chinese, so I also follow Chinese forums, for some reason, the process in China is fast this year, many people got their 309 granted within 6 months, and we are also the high risk country. I don't know why, maybe we have big population, more people are applying and more staff involved.
Anyway, good luck everyone, lets keep in touch.
Our timeline is one month different we applied vfs 16/01/2016 one month earlier than you, everything else is a mirror image of our timeline, medicals, police checks and extra docs sent off,
except we didn't apply for visitor visa and we are both in thailand,
coming up to 9 months and still no approval yet.

As Sledpull has stated above,We get an average of 12 expats play on those days,
great mix of women and men, and in high season, up to 30 players, played inside,
similar to tennis, but easier on the joints and played in air con, every one welcome, all equiment supplied.
Go to the reception at true and they will tell you where we are, no need for membership

Same as you stewy, applied 9 months ago, January 16th, has she completed her medical and police check?, we were notified by email 5 months ago to complete and lodge, which we have. But no further correspondence.
I have been living here 7 years and we have 2 small children, have sold our house and have sent the cash back to Australia.
You say you are on retirement visa, are you self funded?
