    You are correct, maybe I worded that badly.

    You show the updated book on your return 3 months after receiving your extension as per the date stamped on your form. 

    If it has dropped below 800k during that period, your Visa is cancelled was  the threat, I wouldn't like to test it.

    These rules are onerous enough without the public being in the DARK about the actual specific LEGAL CONSEQUENCES of going under during the post seasoning periods.

    We know the situation for PRE seasoning non-compliance. That means simply you won't be eligible for the next extension.

    What we don't know yet are the specific legal consequences of failure to comply with the post seasoning (800K and 400K). 

    What if someone is in the 400K phase and wants to leave Thailand and drains their account? Are they then in illegal alien status for all the time BEFORE they actually leave?
     

    We cannot assume anything because I am sure that the Offers have no idea what all the rules are other than the obvious ones. Remember they probably don't get any training as rules change, they operate as we do & assume the interpretations.

    Consequences of not showing for an ordered money showing if not abroad? Again, we don't know but I also think it's fair to assume that they wouldn't be above making house calls.

    I was in Jomtien Immigration yesterday. The IO clearly stated that if the bank balance drops below 800,000, your Visa will be immediately cancelled

    When you get back home and assuming your Thai domicile falls under Jomtien Immigration, if they haven't asked you or whoever is household 'possessor' to submit a TM30 when filing extensions or initiating 90-day reporting, then you don't have to worry about it.

     

    Technically, the landlord, home owner or 'possessor' of the residence is required by law to report the presence of a foreigner residing at that address to Immigration within 24-hours. Some jurisdictions allow landlords, home owners and 'possessors' to pre-register so that this filing can be done online. It is unclear if Jomtien supports this online system but based on a recent thread that suggested that certain people* filing extensions and/or 90-day reports were being given extra scrutiny and being fined regarding lack of TM30 filing at Jomtien Immigration, it would appear they do not.

     

    In my case, after hearing that Udon Immigration (where I sued to live) were asking extension applicants and 90-day reporters to get their landlords, owners or 'possessors' to complete TM30's as part of their application processing, I took a completed TM30 to Jomtien Immigration as part of my paperwork for my annual retirement extension. They handed the form back to me as it was not required.

     

    * Comment on the people being hassled at Jomtien. It may be in relation to running unregistered guest houses or hotels or possibly staying in unregistered guesthouses or hotels. Apparently there's a whole lot of places in the hospitality business in Pattaya that aren't registered as such.

    I am finding the whole TM30 issue totally confusing, there are many conflicting posts about this subject being published on TV.

     

    My issue is as follows,

    I arrive from overseas at Swampy on a Friday morning , then catch a flight to Udon Thani on the same day, arriving about lunchtime.

    We will be staying in a hotel for 4 days in Udon, then driving back to Pattaya as my wife will have already driven our car up there for Songkran.

    Do I need to register with Immigration in Udon on the Monday (weekends are allowed as a non reporting time) or is the assumed hotel registration sufficient for my TM30?

    If I do need to register with Udon Immigration, do I need to register again when we return home in Pattaya, I am assuming yes....

    If I need to register at Udon, do I then need to take proof of my residence with me, say a Chanote or a yellow house book

     

    I have lived in the same address for 10 years, why do we need to continually prove our living arrangements?

    In the past 3 months I have renewed my retirement visa extension & completed another 90 day report, surely that is proof enough for Immigration of my residency.

     

    Another possible issue, if you go to say Koh Chang for 4 days, do you need to reregister again on arrival back at your listed residential address?

  7. I was in Boonthavon, I walked up to a group of staff talking & counted each one out aloud in Thai. When I stopped at 11, one of the group asked if she could help. In fact, she was very good at her job, just getting her to do it is the problem. It annoys me when they greet you at the entrance but nobody knows anything.

    All show, no substance, typical of Thailand

  8. I met a lady lawyer at an office next to Big C South Pattaya a few months ago. She really knows her stuff when it comes to villages and associated laws. She was willing to visit us and spend a few hours talking with our management committee about various issues. I think the cost was only about 2k Baht. Money well spent. She's involved in her village's management committee, so knows the ropes quite well. Perfect English also.

    If you are interested, her name is Rena and I think the company is Thai Euro Law, or something like that. Not too far from AA Insurance in that strip of offices opposite Big C to the North.

    That is exactly what I was hoping to get from my TV superiors.

    I will go there today & pop in to make an appointment.

    Almost every more upmarket village is mainly farangs (even tho their partners may be on the Chanote) & we are vulnerable to the unscrupulous developers.

    We will always be a visitor in this country & are generally treated this way by the law.

    This isn't only in this country by the way, we just need to be smart enough to work around the obstacles before us.

  9. Hi all,

    I live in a large village (160 homes) on the dark side.

    The developer is trying to hand over the common property to the Juristic Committee but in it's present state, we are refusing to take it over.

    We have estimated 2 million baht worth of repairs need to be done.

    We are looking for a survey/engineer in construction or someone who can prepare a report/audit of the village assets.

    This can then be costed & handed to the Land Office for consideration about whether the village is suitable to hand over to the residents or the repairs need to be done first. The developer is a powerful man around Pattaya & about to start another development.

    • Pool in bad state with faulty pumps & broken filters & incomplete fit out
    • Clubhouse infested with pigeons in the ceiling space causing very bad odours downstairs
    • Clubhouse skirting boards & laminate flooring all lifting due to rain accessing the area
    • A back wall due to collapse anytime soon.
    • A series of fountains at the entrance of the village & clubhouse are all broken & the water left is putrid & a health hazard.
    • All the gutters & down pipes on the clubhouse are rusted through or disconnected
    • All the original gym equipment is broken or unusable.

    All helpful comments are welcome, this is a problem for many villages so many be of interest to many people.

  10. Had the opposite almost of the OP. Samsung vac cleaner that had already been repaired by Numchai at least once. Last time I took it into them they did not want to know and told me to take it to the SSC......

     

    Got them to quote on it but did not bother as the repair was too expensive for a 3 year old cheaper cleaner with no real guarantee another problem would not surface.

     

     

    As I said in my post, I am sure some people swear by them, just relaying my experience.

  11. Why would anyone lug a 52" tv around to different shops for a diagnosis and possible repair? The technicians come to the house/condo and if necessary the onus is on them for any transport issues, that's the way it should be.

     

    Because I have a pick up so transport is easy & then you aren't locked into a given quote.

    The company take from the vehicle & return it so no dramas.

    So why didnt you take it back to them and get them to put it back the way it was for free?

     

    Because I knew 10,700 was a rip off.

    The fact that it no longer worked was reason enough not to return

  13. My 52'' Samsung TV has an error message that appears on the screen about every 15 minutes, it is easily removed in the menu but it is annoying.

    I took it down to the Samsung Service Centre opposite Tesco Sth Pattaya for a quote.

    The answer was 10,700 baht, forget that i thought, it's only a bedroom TV that my wife watches occasionally so leave it as is.

    I took it home, now there is no picture, only sound, obviously they thought I would fix it & didn't replace the parts correctly.

     

    I decided to take it to Numchai rather than the Samsung thieves again.

    The result, 5,600 baht & a perfect picture.

     

    I am sure there are people who swear by SSC, I am only relaying my story for consideration, 5000 better in my pocket than theirs.

  14. Yep there is a another big traffic "crackdown" going on. Unfortunately the things they chose to enforce will have zero effect on safety, and will only perhaps improve some of the traffic jam problems in the city. Everywhere else it's moot. All they need to do if they want to reduce the death toll here is start writing speeding tickets to actual speeders, not just this fish in a bucket lets just pull everyone over at a road block and site them for whatever approach they have now. Nope, that's too simple, and to difficult for the officers. Let's get people that stop over the limit line, que jump, and fake license plates. TIT.

    In Thailand the police only arrest you for drunk driving if they are operating a checkpoint specifically to catch drunk drivers.

    Not true, if you are in an accident, they will more than like test you if they smell alcohol. A guy hit me once & they tested him, .226

    We went to the station & the first thing they did was give him his keys back, unbelievable.......

  15. I am in Soi Siam CC, they are fixing the supply pipes again like they do 2-3 days a week.

    The typical Thai repair job, 1/2 a job done 1/2 well.

    It should be on later today providing the water carrier man doesn't give them an inducement to not connect it........lol

  16. Download a TM47 from an immigration site or get at the office, copy front page, last entry, visa page, something with your address on it.

    I did mine this week, he didn't even ask for any paperwork, just filled in the small paper & said thank you.

    They move the goal posts every time you go there so who really knows, just be prepared with every bit of paperwork.

    I was there 15 minutes on Wednesday.

  17. I have a Trinx MB, it was 8500 Baht & the extras cost another 4000 Baht. After 700klms, I have replaced the complete pedal setup as it stripped the threads & fell off. The bike is too short for me so I will be changing to a better bike shortly.

    The bike is perfect for someone who wants a cheap bike to just ride around, I wasn't sure if I would get the bug & take ridinf seriously, hence the cheaper option.

    I am 177cms tall of portly build, what MB should I be heading towards, I would like to stay under 20K if possible.

  18. Just completed 2 days in BHP for a fever & associated disease that caused it, the total cost was 48,000 with nothing except medicines administered & the usual hospital care.

    I think the cost was excessive for the treatment but I guess what price do you put on your health.
