Co-ops? Do you really think they would work? The idea is good, but when you really look into it, who is going to get paid? Also what are the fees? Do you want to adveritise? Who's property will sell first, there will be properties that the individual will show more often and others that will be moved to the bottom of the list. When your property is sold you will no longer be part of the co-op.
As a realtor in Pattaya, I go out and take photos. This allows me to actually see the property, a great bonus to you and my buyers. We also start are rates at 3%. You do have a 4% and a 5 % option that allows us to use paid advertising and other agencies to show your home. These are expained to you as a seller. The option is yours.
As for selling property it is up to the home seller to make sure the property is clean and nice to look at. I've seen missed sales on great values due to the fact that the owner's house had dishes pilled up in the sink, clothes on the floor and it was just a mess. We actually show homes, walk them through point out nice features. We also qualify them for your home prior to showing it. How do we do this? By asking questions.
Please don't throw sand in the face of all realtors in Pattaya. You may have been to a real estate office that did not fit your needs, maybe 2 or 3, but there are plenty of good ones in Pattaya; including ours.

Chiang Mai has a terrible reputation. I once stopped at a bar beer near the downtown night market. I had 3 drinks and purchased a single drink for a lady. The check bill was 4,300 baht. I asked the bar keep how could 3 drinks and 1 lady drink be so expensive? Her quote was "sorry wrong bill", here is your bill 1,800 Baht. I paid the over priced bill and never went back in. I did make sure I went to a place directly across the street from there. She saw me and asked why I did not come and see her. I told her I had 1800 Baht full of reasons.
Beware of Chiang Mai drinking holes.. They can be total rip offs and the tourist police are on there side.

These types of individuals do not stop, they usually get caught. Hopefully sooner than later.

Consider making Thai Baht while your here. The currency exchange will not effect you. There are avenues for doing so. Think about what you do best, search your area for service needs and open a ligitimate Thai Company. It cost me around 70,000 Baht to do it right with a work permit. This is a strong alternative to packing up your bags and searching for another country or home.

Absolutely criminal. That poor toddler was baking to death. The driver was that unaware? Is there any accountability? This is more then lack of communication or a system failure, this is just plain stupidity! The driver should be criminally liable to the family and to society. There are no excuses for this. Let's hope the little girl is a fighter and she overcomes this torturous event.

This is another reminder to be diligent with your cards. When using an ATM machine, make sure no one is standing next to you. Also place your hand over the pin pad. Go to well lit areas where it is harder for these thieves to hide themselves. If your going out drinking take enough money with you so not to be attempting to use another ATM when intoxicated. As we know intoxication and ATM machines do not mix.

I've been using Bangkok Bank for a few years now. I transfer via bill pay from my bank in the USA using Bangkok Bank NY. Using their routing number in NY and my account number in Thailand it works, without any fees. Now Bangkok bank may not give you the same rate as For-ex but if you check their exchange rate it is spot on to what they are giving you. The transfer usually takes about 5 days. My bill pay service is free, the transfer is free as well. Just plan a week out and avoid unwanted fees.

Any where I have lived has been Payment in advance of the month. They are attempting to keep your security deposit. This is a very common practice in Thailand. Keep in mind when you hand over any money here, it is no longer yours. Good luck retrieving it; remember keep your cool, if you don't you'll never have a chance.

You may want to stay away from any soi's or road's for about 1 year. I can see insurance rates souring. I can only shake my head.

I have opened a thai business. My Thai attorney has informed me in order to stay legal in Thailand, one must keep very good records of sales and expenses. Also in order to keep a W.P. you must have 4 Thai emloyees and pay the payroll taxes on a monthly bases. VAT is also expected to be paid within 30 days. Each year pay your annual corp. tax and your personal Income tax and everyone will stay happy. I also keep in the back of my mind that Thai laws can change in a "New York minute". Many people have done well in Thailand, I wish you the best.

Cheap? Well, I was in Bang Saen on Sunday. Had 2 large Sing-beers, 2 different snacks and a bottle of OJ for my daughter. The check bill was 139 baht. You can still rent a house for around 7000 baht per month. It is possible to find in-expensvie in Thailand. Just not in Pattaya-Jomtien, BKK, or any other area that is in demand. Bang Saen is not a bad choice. Lived there for over a year and 1/2.

Yes! Thailand is waking up a little bit. They have been promoting in countries that most citizens have little to no money. Great rates on round trip airline fares. What do you expect? The baht is double of what their money is worth. They spend 3000 baht, that is like 6000 of the visitors money. Stop these promotions, loosen the strings on the Thai Baht by allowing it to float a little, then the Dollars, Sterling, and Euro's may follow.

Social order or just walk a little further. The odd part is, an individual that could walk to a pub now has to use a motor bike or a car to get there. This seems like an accident waiting to happen.

Come on, how many Australians visit or live in Thailand. The percentage is more important than the numbers. As a percentage it is possibly lower than other foreign nations. "How to lie with Stats" To me one is too many, but it is all part of life.

I have seen this guy on Walking street with more than 1 Thai lady. If his priority was meeting and greeting ladies; that was his business. Accordingly, now he is cries "help". His situation does not make him worthy of it. Send him back and blackball him from coming back. These type of people only gives Farangs a bad name. This 57 year old is acting like an eleven year old run-away. Keep individuals like this out of Thailand. Good bye with no sympathy. At the least sell his jewelry; watch and rings, to pay a small part of his departure. Looking at his shirt, it looks well ironed. Amazing for such a deprived individual. Kick his ars out.

The police should expand their sights to include Pattaya. Some of these individuals are just a ruthless.

The people who are looking to make money on these poor creatures really don't care about the planet, or themselves. My main concern after reading this article is they may have allowed the authorities the chance to capture this particular case, while smuggling 2 or 3 times the amount out of Thailand. They may look at it as a "cost of doing business". The excitement of finding case 1 would have brought attention to this case. Meanwhile the culprits are loading up case 2, 3 or even 4, and taking them to there destination. Yes, at this point there is no one to be found.

Air Asia will change prices quickly. You are best to do your comparisons on line open up a few tabs and check flights and cost. Book at that time. If you wait and expect the same prices the next day, you will be in for a big surprise. Obviously you where. To say the least, the price of education is expensive. Enjoy your next journey.

Same happened to me at Big C South Pattaya. I just ignored this particular person and walked away. I believe that is the best thing to do.
