Alot of people I know in HH say that the houses they and friends have sold, they got well over 15% PA more than what they paid for them, theres been a couple of examples recently, mind you they said it took a little longer than expected to sell them. I dont know if anyone else has had the same experience?

  2. For casual tourists the visa procedures are pretty easygoing. For the tourist who was last home in 1989, has three kids in Pattaya, and owns a restraunt it gets a bit bureaucratic, yes.

    I agree, for tourist, fairly straightforward( of course as the bring there holiday money with them). but like you say if you have a family and trying to earn an honest living, the red tape you have to work through gets more an more difficult. Ive always tried to do things the right way, but it just seems to get harder and harder, im starting to understand why people are relocating or just finding less honest ways of getting around the rules.

  3. It is family income that counts, i.e. if your wife earns at least 5,000 Baht per month and pays income tax on it, you have the 40k you need for an annual extension. Income from your savings (interest) also counts toward the required 40k.

    If you can meet the income requirement, you can apply at an immigration office first for change of visa status to non-O (fee 2,000 Baht), then for an annual extension (fee 1,900) Baht. No need to travel abroad for a new visa.

    Are there any other options, if your married to a thai wife have a baby but dont have the income but enough money in the bank to live on

  4. Proof of money, however much, is not sufficient. Income is what counts.

    Are you renting out your property in the uk? 40k Bht is less than 600GBP per month which is easily achievable from most UK properties. This would count as family income.

    Other option is non-o multi entry. Available from UK Thai embassy or consulates or Singapore or KL. Gives you 15 months if you work it right and is yours for showing just proof of marriage. Only pain is the 90 day border run.

    When you are 50 go for the retirement option. Have to show 800k in your Thai account but only has to be topped up for the annual extension.

    yes im getting more than 600 GBP from the Uk,rental properties in terms of proof, would showing regular payments into my Uk account be sufficient or would I need something more official?

    Also the non-0- multi entry ( havnt heard of this one before), but sounds a good option, border runs are no problem, is it quite straightforward to get, Ie a trip to KL or singapore and fill out the right forms, proof of marriage, are there any financial requirements? thanks for your help

    Im under 50, married to a thai and have a baby on the way. I have cash in a Uk bank account, that I use to support the family. I have heard that you need 400,000THB and an income of 40,000 THB to obtain a one year NI-O visa.

    I have enough money in the uk to support me and family for the next 2-3 years but not a monthly income of 40K.Im new to all this so please bear with me, the more I read the more confused I get I would like to live in thailand legally what are my options?

  6. How are you providing for you stay here? If you have income from the UK and can prove it that will go toward the 40k family income requirement. It does not have to be a job, investments and such where you have proof should work. Perhaps your annual tax payments divided by 12?

    I suggested setting up a business for your wife (she could work for a friend). All she needs to do is supply tax documents that she is making enough (with anything you can document) to meet the 40k per month requirement.

    I have money in my uk bank account which is more than enough for 2-3 years, but all I have is bank statements, im not paying tax in the Uk.Ive also got property in the uk and in thailand which i dont make any income from but can sell at a later date that will give me enough cash for the remainder of my life, the only problem is I have cash a UK bank, but not a monthly income, the cash is well over 40K * 12, the rest of my money is tied up in property. is a Uk bank statement sufficient?

  7. I did not say anything about a one year O visa. The normal procedure would be to extend your stay with the 40k family income (which could be a business you set up for your wife if you have money to spend). Did you read the link provided in my first post?

    A one year multi entry non immigrant O visa is normally available in home country with proof of marriage. Money is not involved with visas.

    A one year multi entry non immigrant O visa may still be available closer than the UK but availability varies and at present is very limited.

    If you are over age 50 other options would be available.

  9. Yes, I'm one of the unlucky ones, being married and under 50 y/o. It may be that the immigration are culling out criminals, illegal workers, tax evaders, and the like but being legal can also be affected by the new laws. Now I face uncertainty, since I know that if I lose my job I can be denied of my Non-O visa. Thus, will not be able to stay with my Thai family.

    No you won't, at very worst you can get a Non Immigrant Multiple Entry Type O visa from your home country and live with your wife in Thailand. The only catch is that you must make a border run every 90 days. With this type of visa you do a run on the day before it expires and you get a further 3 Months Thus making a 15 Month visa. It is inconvenient but you won't be separated from your wife for more than the 8 hour visa run, cheers.

  10. That was the old rule when only the money of husband mattered and was called support Thai wife. New applicants must prove 40k family income.

    If I can prove that I have say 5,000,000 in a UK bank account would this enable me to get the one year O visa, or do I still need to prove a 40K THB income, are there any alternatives?

  11. There is no such thing as a "marriage visa".

    If you have a Thai wife you can obtain a non immigrant O visa from a Consulate to visit her for up to 90 days.

    If you have family income of 40k baht per month you can extend that stay on a yearly basis by application to an Immigration office. Post 4 of this link from Sunbelt provides the current requirements.

    I heard that you can get a non immgration 0 yearly visa if you have 400,000 THB in a thai bank account, is this true or do you still need to have a family income of 40K?
