I was there 2 days ago (see my earlier post). I got a 1 year multi entry, no issues, no long queues.
All straightforward standard stuff. Just supplied the paperwork as requested on their website. Total time, including queuing inside, ~10 mins.
Went back next afternoon to pick it up (no queue). Job done.
Would use Penang again in a heartbeat.

I was there today, very straightforward procedure. By opening time (9am) there was only maybe 10-12 people including the usual "teacher" crowd. 100 a day seems reasonable enough.

Long term Back to back leases are not actually legal. You can definitely get them, lots of Farang have them (as you can see from some of the replies above).
However, should the Land Owner wish to be "difficult", the back to back lease can be challenged and revoked.

You don't have to apply for the Residency Permit; its an option. You can just keep applying for another non O.
Thai income is just one criteria to qualify, there are several other valid criteria (such as Investment).
Just to be clear, my post stated that you could "apply" for it. I did not say it would be "approved". Residency Permits are not straightforward to obtain and have strict quotas.

It worked for years, still does. The main difference now is that it has to be a new project. As long as you retain ownership of that condo (or whatever you invested in) then you are indeed entitled to another 1 year non O. After 3 consecutive Non O's, you can apply for Residency Permit.

After 3 successive years (no breaks) then you qualify to apply for a Residency Permit (that doesn't mean it will be approved)

I don't own a Condo myself but never realised that had changed.
The new rule for Non O (investment) visa is that the owner has to buy the condo from a NEW project (directly from project company).
Previously, you had to spend 10+ million THB. It didn't have to be a new project.

In my case, when I bought the condo the immigration laws entitled me to a long term visa (non O) . However, the immigration rules have since changed and I no longer qualify for a Non O.

Came here earlier this year for six weeks using 2x 30 days, no problem, all via air though (stayed in Thailand four weeks, then Burma one week, then Thailand another week). Am here now again for another six weeks. Stamping in wasn't a problem beginning of December (I came by air). I'll leave the country before new year and will return after new year until mid of January (not sure whether air or land and it'll be only for 7-10 days I believe until my flight back home).
Reading the new regulation I hope I'll be fine; still getting a bit nervous. Let's see.
I was flying out/in, never done any land crossings, and I still got flagged at the Airport Immigration Desk.
Then got sent to the immigration office for processing by another immigration officer. Unfortunately the officer I got was a total c*nt that day and was sticking it to everyone.
As others have already noted, if in doubt, come prepared with 20K, proof of return flight & hotel booking.
I have since been to the Immigration HQ in Bangkok and they told me that as long as I have a tourist visa then I won't get flagged at the immigration counter (they only flag those that enter with Visa Exemptions). I believe the tourist visas are currently free so if might be worth you getting one to avoid any hassle.

I think it primarily relates to those arriving with Visa Exemptions and doing visa runs (not those with Tourist visas).
I believe (could be wrong) those with Tourist visas should be fine.

Flying in for visa runs won't help either. I have been flying to Burma & back for my visa runs for the last year. Worked great initially but got flagged at the airport on my last run. Was told that I had stayed in Thailand for too long without a proper visa (I had visa exemption each time).
She demanded that I make hotel bookings and book an exit flight before she would let me through Immigration. I also had to show 20K cash (she wouldn't let me go to an ATM though!!).
I explained I owned property In Bangkok so didn't need a hotel. She didn't care, her interpretation of the law is that "real" tourists need hotels & return flight out of Thailand. Anyone that doesn't have that needs a non O or non B.
Nightmare. Took ages to get sorted before she would let me go.
I wasnt the only one, the immigration office was full of expats in the same position as me. Most of whom had been coming to Thailand for years.

I did it this week with Nok Air to Yangon.
