    I tried this today with Nat West the problem is:

    there is no blank boxes where I can fill in my Bangkok Bank details

    In my experience there is nearly always a comments/remarks field that can be used for this purpose.

    Yes there is - a very small box with a limit of characters that is insufficient for name and bank account number of the London Bangkok Branch.

  2. So you don't know? You have never done this? You trust your 'manager' friend? I know all the managers in chiang mai and if I were you I WOULD give it a 'second thought' as at the moment you are GUESSING.

    I own several condos here and know all the agents and the only manager who has contracts for managing condos here and I have never heard of this being done.

    I would love to be proved wrong and it would be AMAZING if you got away with it and all of us would be ECSTATIC but, please, give us actual experience rather than 'your friend says'.

    IF we could do this is would revolutionize the way we do business and I have bought and sold 20 condos here. So I'm praying this is something we have all missed and you are our saviour!

    No I've never done it because I only found out about it very recently during the negotiations to buy a unit. So it;s not a case of me being your saviour it's more about me having faith in the individual and believing what she has told me, she has nothing to gain or loose in all of this and I have owned units in her complex previously, our dealings in the past have always been excellent. I will report back, we should complete our deal in two weeks time. You may also wish to bounce this concept off of the LO folks and ask them to confirm, for your benefit and peace of mind. And please, let's not get into a debate about the quality of advice I've been given, as I said earlier this is a friend that has proven herself many times and we are very good friends.

    Ok fair enough but you said it with such 'authority' I presumed you had actually done it but it turns out you have NOT. I have bounced this with LO and lawyers and fellow owners and agents over many years and this is the FIRST time I have ever heard of this method which is why I am highly skeptical but, as I said, I will be delighted if they have 'relaxed' or, indeed, we are all wrong.

    Trust me I will be delighted to be proven mistaken and so will my friends, agents and lawyers because we have all got it wrong! It's possible but let's see? - it will make my life tons easier as my bank will not currently issue another letter and the LO insists on one - well maybe not! Fingers crossed!!!

    Not criticizing your advice but I also know all of the managers in chiang mai.

    There are two very distinct issues here. One is the PTP strategy that you perceive and the other is the conduct of the Democrats. They are quite distinct. The Democrats have made multiple claims to being the party that stands for upholding the law, of the having the moral higher ground etc. If so, they then must behave accordingly. This issue is one of the Democrats having a clear and disciplined position. The party does not have that and it will never have it as long as Abhisit and his team of lightweights are unable to lead and to enforce party discipline.

    The Democrats are in a marginalized position and have insufficient electorate support with which to be able to win elected office. The only way they can build the support is to reach outside their voting "block". This cannot be achieved unless the Democrats differentiate themselves. If the Democrats were to establish themselves as the bonafide party of honesty and integrity they would crush their rivals at the polls. Having tantrums in the House, disrespecting the House, not dealing with corruption within the party and other inappropriate behaviours means that the Democrats will continue to sink in the polls playing only to their core supporters.

    Thailand needs a political party that is an alternative to the PTP and the Democrats are not that alternative. Neither Abhisit, nor Korn have the depth, the strength , nor the understanding of the country with which to builkd such a party. That is why key backers have been quietly leaving the Democrats. The military is now leaning towards the incumbent government and that speaks volumes. This isn't about the sins and crimes of the PTP, Thaksin or some guy up in Issan. this is all a bout the Democrats falling apart under pressure. There were and are experienced people in the Democrats that are trying to help Abhisit, but he does not appear to listen and is instead relying on his coterie of fluffies.

    So please explain how being nice and playing by the rules stops a party with an majority from pushing through what appears to be a self-serving corrupt bill?

    You're joking right? They have a majority they WON the election - was it it with you? Are you blind?

  5. So we have just had the judgment on TRT. It's been in the news.

    30,000 baht was the sum involved. An entire government and party banned for THIS?.

    1/ the crime was committed

    2/ the sum involved is irrelevant

    3/ the party was banned not the government - they were free to reform (which they did) and form another coalition

    4/ the rest not worthy of comment

    They do this in the US? Any other country? NO. It's ridiculous to ban a whole party on a technicality

  6. Why the entire sale? Presumably you can, like me, have several blue receipts that would add up to more than any new purchase? No one (I know of ) declares more than the 'standard'.

    So - I have brought in, say, 10 million and bought two condos and blue receipts cover 3m each? So I can use them to buy a 6m new condo? How will they know if I have used them before?

    I was always told you have to have a bank letter and NO lawyer OR agent in Chiang Mai has every suggested the method you have so if it's correct it's a REVELATION

    Thank you very useful - the annoying thing here is that when you sell a condo and want to buy another they do WILL NOT issue you another letter for the money you transferred in so you have to bring in a new amount or transfer out and back again - madness!

    Not so, you can use your sales reciept from the Land Office to prove funds for your new purchase, no need to ship money out and back again.

    You mean the blue receipt for tax paid? are you sure this can be used to prove money from abroad? No letter from the bank needed???

  10. With the prices of rent being as low as they are here in Chiang Mai, I do not know why anyone would consider buying. I pay 5000 baht for an unfurnished 3 bed, 2 bath house here in Hang Dong. It has a nice, large garden area and is in a quite area. With some things, sex and housing, it is cheaper to rent than buy.

    It's a consideration of course - but it's not just about money for those of us who live here for years and have moved here. It's also about having your own things around and about the way you 'feel' about having your own place. I would hate to rent personally.

  11. I don't often write on here but being regular to Archers and loving Mary the bars well behaved, clean family dog, well I just had to say something. A dog being in the same area as food does not lead to health concerns or the millions of people with household pets would permanently be sick!

    Clearly not a dog person then I'm sure your not actually welcome back at Archers and I'm sure that Mary attracts more customers for the place than she could possibly scare away.

    Are dogs allowed in European or american restaurants? No? Why? There are no real food regs here but it's obvious any animal near food is a potential health hazard - this is not a comment against archers but I had to comment on your statement which is not accurate - sorry

    And your comment is not accurate- guide dogs certainly allowed, why would that be?? give some support to your argument

    Why would that be? Because special dispensation for DINERS was made in the Regs - got it now?

    I know them too - new to the business but nice but always remember agents are agents are agents they are not your best friend they are there to make money

    The owners are Simon and Rung.

    I have known them for a couple of years. Simon has lived in CM for 10 years or so, so knows the city very well. Rung is born here

    They have found us quite a few tenants already and we have used them to buy and sell a condo.

    I would definitely recommend them. They are not the biggest and are relatively new to real estate in CM, but I think they are honest and that is important.

    Sometimes it's a little difficult to understand his London accent, but that may be because English is not my mother language.

    You are in business with them if I am not mistaken. At least you are the guy they recommended who does renovations.

    I am not really in business with them.

    We use them, amongst other companies, to find tenants for our condos and have used them before to buy and sell.

    Yes, I know them personally, but that is not the reason why I recommended them.

    They charge 1 month commission for a year lease.

    This is only riverside condo and that condo would not be high on my list - old, bad parking and lots of committee and manager problems and location is poor with no shopping, bars or restaurants to speak of. It's true some like it and there is a clique of old farang always in the reception area moaning about something or other.

    What you write is complete NONSENSE. You own a condo with a FULL CHANOTE or TITLE DEED just as in foreign countries. Read the Thai Condoact 2008 please.

    I was under the impression a CHANOTE was to indicate land ownership, not building ownership.

    Nope you get full chanot and have full ownership rights

  16. Please don't get a kitten from any of those pet shops. I have been around to take a look and I don't like the conditions the animals are kept it. I suspect they are also sourced form kitten and puppy mills rather then caring homes.

    I have seen some kittens is bad shape, with fur loss, runny eyes, very skinny. Once place had the poor kittens and puppies out in the full hot sun, with no shade or water. I doubt they are vaccinated and the diseases they must come into contact with in these places will be many. Often they are kept is small cages, with many kittens cramped together. Not nice.

    I got my cat from a cat rescue place in Doi Suked. Also kittens are usually easy to find if you just take a tour about you neighbourhood or ask your neighbours and friends. Many of their pet cat are not 'fixed'

    and often have kittens. These cats will be in need a a good home too!

    Why pay lots of money for a cat from a badly run pet shop, when you can give a good home to a kitten that will be much healthier and free (recommend you give owner a donation).

    exactly there are no 'animal rights' in Thailand and it is very sad how animals are treated here but there are no resources to help them. Thais do not put animals high on their list of priorities - the are a few exceptions but they are generally supported by farang involvement (care for dogs etc.) which does a great job.
