  1. Hey I guess there was still one more person who had to ignore/distort what I wrote to talk down to me! Glad I could help you too. :)

    Anyway, I thought I should follow-up on this. I cleaned my place, like I said I would. I swept the wood floor, but did not scrub it. I got some tile grout out, but definitely not all of it.

    My landlord came, looked the place over, and returned my entire security deposit to me. As my Thai friends had predicted, he was really just focused on whether there was damage to anything.

    So a happy ending! Thanks again all!

  2. Thanks for all the feedback! There is no mention of cleaning in the lease. There are photos of how the apartment looked at move in attached to the lease. When I moved in there was garbage in all the kitchen drawers and cabinets, and a balcony full of dead potted plants. The place will look better when I move out than when I moved in. But if the landlord wants to ding me for tile grout....so be it. :)

  3. Hi all,

    After a year renting a 30 sq. meter condo in Bangkok, I'm moving out. A thai friend is saying that other than making sure I haven't damaged or taken anything, it's not my responsibility to do a thorough cleaning of the place before I move out. He says the landlord will do the cleaning and that's normal here. And unlike leases in the US, there is no mention in my lease here of any need to clean the place when leaving.

    Either way, I won't leave any mess, but if I can avoid having to scrub the floors and get out every bit of tile grout, I'd like to. But I'd also like to get all of my security deposit returned to me. So is it the general rule here that the landlord will handle having the place cleaned inbetween tenants? Anyone have thoughts on this?

  4. Looks like God didn't make it clear to everyone that they should use the word "Bangkok" in a Google search for Bangkok treatment centers. But thanks for the snarky comment when I'm trying to help my friend out.

    What I'm wondering is whether anyone knows which Bangkok alcohol rehab centers are considered better than others. If anyone has ideas on that, I'd appreciate hearing them. I know it may not be something anyone on here knows, but I'm asking just in case. Thanks in advance for any ideas!

  5. Hi all, I live in Bangkok, and I have a U.S. friend asking about good alcohol abuse treatment programs here. He has a relative currently in Bangkok who needs to get into rehab.

    Can anyone suggest the best treatment/rehab programs in Bangkok? Are the big hospitals, like Bumrungrud or BNH, the places to go, or elsewhere?

  6. Thanks, I would normally do the overstay, but during the 2 overstayed days I'll be checking into hotels etc. with my family toward the beginning of a two week trip with them visiting the area. I just don't want to risk the overstay problem with my family here visiting and with people regularly looking at my passport during those days. If I was just staying home basically those days, I'd probably go that route.

    I may just go to immigration about 8 days before I fly out and hope they add the 7 days to the end of my current visa time, or at least they'll tell me that's not how it works before they get my money. And if that fails, I'll do a visa run.

  7. Thanks all. So I do have a plane ticket out of the country, which should help ensure the 7-day extension. I know they may just add 7 days onto the end of my current visa expiration date, but some have said they will give 7 days from the date on which I apply for the extension. If they do the latter, does anyone know whether day one of the 7-day extension is the day I apply, or the day after I apply?

  8. I'm the original poster, and the time for me to decide whether to do a border run or go to immigration a day before my guests arrive to ask for the 7 day extension. It sounds like the 7 days is routinely granted in BKK, but may not be in Phuket or other places?

    If I apply for an extension on October 30th, and get a 7 day extension from my date of application, will the first day of the extension be October 31st, and the extension will run through November 6th? Or would the date of application count as one of the 7 days?

  9. If this is not the correct forum to raise this question, just point me to the right place. But I'm wondering if it's common, or possible even, to have a month-to-month lease after you finish your initial 6-month lease agreement in Bangkok.

    I'm renting a small, family-owned condo in Sathorn, and I have a couple months left on my initial 6-month lease. I'd like to just be able to pay month to month after the 6-months so I have some flexibility as to when I give notice to the landlord.

    Is this something I'm likely to be able to work out with my landlord? not likely? never happens?

  10. Yeah, I was trying to avoid a visa run, but I could do that. I'm in Bangkok, and it seems like the runs to Laos, where a visa is about 1050 baht for me, would not end up cheaper than the extension application. Is it cheaper/better to cross into Cambodia or Malaysia? Tales of crazy visa run bus drivers and of generally unhappy stories of people who try to bus to Cambodia, have made me shy of taking some bus runs.

  11. Ok thanks Lopburi. So I'd request an extension for, say, 30 days, get denied and then have 7 days from the date of my request to leave the country. If I'm understanding it correctly.

    I have visitors I'll be showing around the 6 days before I fly to Cambodia (with them) so I was hoping the 7 days just got tacked on after my current extension expires. Waiting until the day before my guests arrive to apply and find out what will happen seems like cutting it too close.

  12. Thanks again. What does "from application to leave" mean? I'd get 7 days from the day I apply? If I was going to leave myself any room to do a border run if rejected, that would make it a 5 day extension at most it seems.

    And these two responses couldn't be more contradictory.....either it's almost always granted in my scenario or it's almost never granted. Can anyone else please share their thoughts on it? Thanks!

  13. Ok thanks. And that is the 7 day "extension" people are generally referring to on here? It costs 1900 baht to apply then and be refused, is the idea? And my proof of a flight out during that 7 days would make the "extension" likely.

    Can I go request an extension about 10 days before my current 30-day extension expires, or better to wait til it's even closer to the end of my current extension?

  14. I'm a 48 year old US citizen. I'm currently in Thailand on a tourist visa, and I've received a 30 day extension, which will take me through November 4th. I have a flight booked to go to Cambodia on November 6th. I don't want to do an overstay.

    I understand that all extensions are discretionary, but will my proof of a ticket departing on the 6th likely be accepted as a good reason to give me (for 1900 baht) a 7 day extension on my tourist visa?
