My motorbike days are behind me, so I would be driving a car if I decided to buy in Pratumnak Hill. Jomtien might be better for driving/parking.

I'm sure I don't know the area as well as you do, but the 'bit excluded' part I like. I won't go the Thai company route. Which better areas do you recommend where a buyer can find an unobstructed sea view, manageable traffic, and close to shopping, restaurants, banks, etc.?

Do any of you know of Sky Residences in the Cozy Beach area of Pratumnak Hill in Pattaya, formerly known as The Legend Residences and Amari Residences?
I am considering purchasing a two-bedroom/two-bathroom corner unit on a high floor with a great view of the bay and city. I would use it as a second home for the time being and perhaps a rental in the future.
The sea views would likely never be blocked due to the so-called protected park area in front of it. One issue is the abandoned Waterfront Suites and Residence blocking what should be an unobstructed view. The project is close to all one could need, and the traffic situation seems reasonable.
What are your thoughts on this project?

If it's long trip and/or busy be aware that 90 day reports can also be done via mail.
Khon Kaen office and it's close to home. The mail is a good option as well.

I did an Extension of Stay on Feb 9, and the officer started filling out a new 90-day report even though I had 13 days remaining on the current online issued one. I told the officer it was okay, I still had time remaining, and that I used online reporting. She said no problem and continued to issue a new report anyway. I didn't want to say more, so I just went along with it. The new report issued in the office is due May 9.
My online receipt for notification of "STAYING LONGER THAN 90 DAYS" was due on 22/02/2023, which I ignored because of the new in-office issued report due May 9.
Do I need to re-register for online 90-day reporting before I attempt to do an online 90-day report before May 9, or will it work okay?
The 90-day report system was working so well, but I'm not sure now because of the in-office issued report. I suppose I could always go to the immigration office and do it there if need be.

We now buy our bread at Centara Hotel and Convention Centre Khon Kaen. By far the best bread available in Khon Kaen City, and starting at 1700 hours daily they offer 50% off on all their bread, which by the way is still very fresh. Yamazaki on the ground floor of Central is excellent for some types of bread such as French bread.

It sure would be nice if the banks could provide unambiguous answers to questions like my post.

There's never been a Capital Inflow Tax on inbound money transfers so the only thing you have to worry about is the bad exchange rate at the moment.
That is not true. 2 years ago, when the Military government took over, they imposed a with holding requirement of 30% to prevent speculation in the Baht (on inbound transfers of over $20,000 US). But that order was rescinded after the SET had it's largest one day drop in history. It was an ill thought up plan and was dropped almost immediately.
One could argue if this was a "tax" since the 30% was returned when the money was repatriated.
So the OP has nothing to worry about in bulking up his Thai account for VISA purposes and since the dollar hit 35 yesterday I also disagree with the second poster about the lousy exchange rate.

I did a search on this and was unable to find any updated information.
It's time to have money wired from my U.S. account to meet the 800,000-baht requirement for another year's extension of stay based on retirement.
Is the Thai government presently imposing the "Capital Inflow Tax" on wire transfers of $20,000 or more, or has it been repealed? I just need to know whether I need to request one or two wire transfers.

The law is still on the books but most banks are not automatically transferring to central bank (extra paperwork to return) but holding until they contact account holder for verification it is not subject to the withholding rules. Much better to keep the transactions below 20k USD.

About a year ago I ran into some big time medical expenses and arranged for a $25,000 transfer to my account at Krung Thai Bank in Thailand. The wire transfer was received by the bank's head office in Bangkok but they refused to release the funds to my local bank until I had written a letter guaranteeing that I would not "re-export" the money out of Thailand. This I did and the money was released. The bank official in Bangkok who had telephoned my wife about this told her that if the transfer had been $20,000 or lower there would have been no problem.
This is excellent information to have, thanks for your reply. I will just do two transfers to avoid any problems.
