  1. Lovely place as all is new right now. I asked the office why no one enforces painting of the fences for those only there for holiday. No rules to be enforced or followed. Same with parking.  OK.   enough said.  We know what other villages look like after  10-15 yrs if there is no mgt.

  2. Agree with most. Good security is important if you don't have  3 meter walls around your place. !  Very hard to find but I was surprised to find a few where I"m escorted into the office  and can't roam the grounds.     You can drive in an test them !  if its a new complex; then its a show; till they disappear and all are offsite  so.   Rules./ Regs are still a must.

  3. I am recently looking also.  But you see many with no rules/regs and restrictions so you see dead cars, trucks . no lawn maintenance and many abandoned homes. This all brings your house value  way down.

First; no matter what they look like at first is a good set of rules; like most condo's have.   your house maybe perfect and well kept but if the neighborhood is goind  to  #%$%  then what do you have .

  4. My Lucky star deep well pump motor died. Try to find a new one in Pattaya, Banglamung ? Forget it.  Finding that know-how and support was better 10-15 yrs ago. !

No service, support or resales staff that know how to install it all;   and what the parts are for.

I guess I must  leave the jets, piping alone and replace the whole pump/motor unit myself.

Hitachi seems to have more resellers and some stores know what I need but still no on site service to get it put in.

No one can explain the differences in jets and model specs.   Even if you call/ email the main mfg web sites !   TIT

  5. Somewhat  related.   but not. Seeking Deep well pump serviced. My LSC lucky star pup motor died.

Been there  15 yrs  so how to know if SJ or PJ.  I have two lines running out and down  to the connectors but some Hitachi SJ have two lines out also ? Anyone know of service - repair shop in Pattaya ?

  6. Can anyone suggest a good repair co.  for deep water well; parallel jet motor//pump.  My motor crashed and burned.  Replace the whole thing; I'd guess as its  15 yrs old.

I'd  guess 20 meters deep.  Finding the connections to match might be as difficult as replacing a motor with the pump flanges to match.

Any suggestions on who in Pattaya/Jomtien Nong Plalai etc.

  7. Looking for broker in Laem Chabang; ( ok English) but small shipments from USA. Clearing; and then understanding the BL needs to be correct also from Shipper.  Some are not; making it difficult. The bangkok receiving end should know all this but does not say anything; making it much more difficult for the broker to clear.  The limited English is a problem.

I would recommend that you do not have any dealings with Respo. I bought my trailer 5 months ago and I am still struggling to get the paperwork to enable me to register the trailer. Meanwhile the trailer is not insured and you will not be able to insure your car to tow an unregistered trailer. There are several customers with cases with the consumer protection and even one they are supporting to go to court. Agents who sell their trailers cannot contact them by phone and are trying to return the trailers, but Respo will not pick them up.
Do you still want to know how much?

They say have done hundreds but don't even know the policy of registering in Chonburi.  no one gets paperwork. !  i'd surely not let them put a hitch on my truck. There no papers, diagrams or wont' even take a photo of how its installed.  They will not go with me to Chonburi to get any papers transferred.  Deposit still pending. -they have

Hi, I have emailed and spoke to manager (Alex), My concern is depositing 20% of price of trailer (15,000B) then paying the balance COD when delivered to home. They had a office and site in Hua Hin, that closed, now they have an office in a multi story building in Bangkok. I think maybe on my next trip to Bangkok I will check if they are legit, too many scams in Thailand, you just don't know who's who here.

waiting on a reply.   never get a title,  don't answer calls but want paid upon delivery without any title or paperwork showing transfer; if you ever get it - ever !  I'd stay clear. I'm still awaiting my deposit back.  Won't return or accept calls from my lawyer.

It was obviously intended as a humorous example. You're ignoring the main point though. What you're saying is anyone could set up a company with his girlfriend, appoint himself director and get a nice easy visa.

setting up a company,; persons, paperwork etc and cost is far more troublesome than going in/out every xx months for a visa.

They should, but they don't/won't, in many cases.  And if you want anything done at immigration, the fine must be paid and matter resolved, first - which leaves you on the hook, ultimately.

Some have reported they will deduct their fine from rent, but I'm not sure how a property-owner could track when a lease-holder comes and goes to another province or makes a quick in/out - so "blame the owner" would only work (logically) for initial reporting upon move-in.  Even in that case, best to CYA and do it yourself unless you talk with the owner and verify they did it - preferably with a screen-shot or printout proving they did.

I have returned to the same residence and reported each time, and received a new TM-30 in my passport each time (Jomtien).  When you report to a different address, there is additional paperwork required.

BUT - enforcement and rules vary By Immigration Office, and over-time at the same office - so everyone needs to find out what their office wants this month.

Yes, the arrival-card would suffice in a logical world.  But, the short answer is: "Because they said so."   If you want to be sure - report.  If they tell you "you don't have to do this" at your office - great.

I've been told repeatedly that what I did (reporting each time) was required, and I've watched others fined for not doing so.  But, again, enforcement-rules vary by office and over time at the same office.

I would assume also that if you have long term renters; they have this address on file. Probably with an 1 yrs O visa or retirement visa. they can also go in/out without the tm30 papers each time. or any reporting. -All subject to change daily.

A recent comment by  The ptty expats  club posted new Thai immigration rules ( of latest understanding in Dec.17' ) that someone was asked to have a work permit as the landlord was retired-retirement  visa ; and tenant was retired with a 1 yrs retirement visa. That throws a new kink into what is the purpose and thinking here ? Perhaps someones mis-misunderstanding ?

    1. You might as well report to the IO ASAP.

    2. The Condo manager/juristic person cant be bothered to report your arrival; are they aware of your arrival so that they would feel obligated to report it to the IO? Personally I think the responsibility is yours.

    3 Yes

Am just a rookie so literally my 2 cents worth.

i could not find anyone in ptty immigration that can tell me i need to file any tm30 papers going in/out as I'm retired; 1 yrs ; with home/living on file. part of my visa papers is the home/immigration paper. so I see no need to do that form;  unless you bring visitors with you from outside to stay.

Law says tm30 can be submitted by HOUSE-MASTER, OWNER OR THE POSSESSOR OF THE RESIDENCE.

So if your friend has long term contract it is better to listen to landlord. Landlords have better things to do than go immigration everytime when their tenants decide to take holiday away and come back.

Per the above;  note from another messagse. That means the landlord must file the tm30 each time his tenant takes a holiday in/out of country ?

  14. I would guess that having a B visa or Non B visa means your in a business here; this requiring a work permit. How can be doing business and not working. Sounds iffy if caught without a work permit- IMO. I'd personally would keep the "O"- 1 yrs visa separate from any company dealings even if your not working; but a partner.

MY COMPANY'S were created only for   owning property, shop houses stays separate from me being involved at all ; ie. getting any B visa's.

  15. Are you in Bkk or Chonburi or other ?

i have similar issue in  being forced to pay in full for a trailer without going to chonburi to do any transfer paperwork

This is not normal. i pay for something on the road that is not even in my name ?
