I have also done this quite a few times,I also like Chinat,Nakon Phatom route.I usually drive it it in a day but its along days drive for me.

I also like avoid the Bangkok freeway system unless I pass through at 4 am,which i sometimes do.

I think Ayutthaya would be where i would stop if i wanted to do it over 2 days,you could still go via Nakon P but its a little bit of a detour.

I guess it depends on how comfortable you are with BKK.

I enjoyed LK,I had visitors to take around town and they also enjoyed it.

Considering the crowds I saw very few drunks,and a lot of people having a good time.

Also must be good for the local economy.

I recently paid 50B at a clinic in Chiangmailand of Changklan Rd,no appointment.

I am also a regular at taste of india,l was there a few nights ago and the prices were all up a bit,about 40 bhat a dish in some cases.

I was surprised it was popular as the place is always empty when I go.

I arrived just after last years flood,you could see the watermark on the building at about 80 to 90 centimeters,

even flooding not so severe as that would still be a problem.

I understand the ping overflowing is not an annual event.

I guess if you want to rent short to medium time probably OK.

If you want to buy,different story.

At the back of the building there is a building being constructed,but the construction stopped before I arrived,It as remained same same for 9 months.

I have been living there for 9 months,You do get intermittent work noise but nothing serious.They have done a lot of painting and clean up of the common areas.

They were water stained after last years floods.As a building it is set back well from Changklan rd so no traffic noise.

There are a few karaoke places that I think you can here from one side of the building but I have never herd them.

Demographic looks like about 50/ 50 thai Ferang.

Good views of the hills and Doi Suthep from one side.

the condo's vary quite a bit in size,shape and balcony.

I would say it would be in the middle of the condo range,some much better some worse.

I have enjoyed my stay here.

We often get a good breeze and is cooler than in the city.
