Hi guys
Know all seems to be in flux right now, but can anyone help?
I was going to go down Investment visa route but this now shut to me.
I am married (in UK) to a Thai - if I apply for an O Visa from this end is that better? And do i need to show the 400K? Can I show a rental contract guaranteeing the income instead? And can I work on that visa if someone offers me work?
Thanks, and apologies if this has been covered umpteen times before elsewhere; I did search for the answer first but couldn't see it.

How about applying from the UK? Also, is it possible to show a steady stream of rental income rather than a cash lump sum for the 400K? Thanks

I thought someone said that the visa rule only applied at the borders and not at airports: after all, it hardly pays to work here if you have to pay for a flight every 30 days vs. the low cost of driving/being driven to the border

What a lot of prejudiced rubbish. How many of you self-righteous posters have tried to "fit in" in Thailand by converting to Buddhism or learning to read/write and speak the language? And have you failed to notice the number of existing mosques here? My first thought is good, may be able to get some decent babaganoush!

A quickie - if i get an investment visa by buying a condo over 4m BHT...
(i) do I arrive on a tourist visa and then switch?
(ii) does the investment visa (1-year, renewable I believe) give me the rigth to work too?

Looking to buy a 130 - 200 sq meter, higher floor, view etc.
Was wondering what Condo building in the Thong Lor area is considered the best.

Always thought Icon III was one of the nicest buildings. Built in 1994 (I think) but still looks good. In a nice part of Thonglor near that new "Playground" place. If you want something new, there are 2 new developments right next to it, Noble Ora (just finished) and the Height (almost finished). Not sure they would be a better option than Icon III though - Noble doesn't compare that well considering its brand new while the Height looks quite spectacular but think most units will be relatively small. Unfortunately, however, they may inhibit the views from some of the units at Icon III which would previously have been fantastic from higher floors.
Horses for courses, but I think Noble Ora is a nice project with good touches (I've had a good look round) and seems to be going around THB60- 65,000 m2 on the resale market which is around half the price of the new "Hi So" buildings near the river and Sathon, etc. Can't comment on ICON III, and think the HEights may be slightly too close to the main road....

Quick Q.
I've heard if you buy a condo here (new) for more than 3m THB you qualify for a 1-year, renewable investment visa.
(i) is this true?
(ii) if it is, do I need to arrive on a tourist visa, take the tabien barn ownership paper to the police and shift to the new one (for a fee)?
(iii) is is multiple entry?
(iv) is there a deadline over how long one can wait after the purchase before applying - if it is left too long is the condo 'invalid'?
Any help with this would be greatly apprecaited.

Just to repeat, I had no such problems with a Noble project. Finished 99% in line with deadline, and with clear penalties to them if they hadn't done so.
Good luck with GAM - hopefully they'll be more responsive on the ground. TBH, Dec 06 was always impossible given the size of the project, so this might not be a slip, just a return to reality from an overly-aggressive sales pitch...

it would seem looking to Israel may offer some thoughts - if anything comes of it is another thing one can only wait and see.
I may be wrong but I belive Israeli agri-tech has been investigated repeatedly. the problem is that it is culturally inappropriate - lots of small-holder farms in the NE vs. large collectives in Israel; would mean people have to co-operate and pay a common fee for water, which seems anathema to Thais.
Hope I'm wrong as it really is the answer to their (self-inflicted) problem.
