  1. Haha yeah, I caught the sarcasm , trust me, I’m not expecting smooth sailing. I know renovations and builds here come with their fair share of headaches. Just figured it’s smarter to start with folks people actually recommend, rather than going in totally blind and hoping for the best.

Hi everyone, I’m currently planning some renovation work on a townhouse in Chiang Mai, and I’m looking for reliable and fairly priced contractors to help with: Plumbing Electrical work General building/renovation (main job being extending balcony, raising roof, alogn with some kitchen and bathroom work) If you’ve had good experiences with local tradespeople, I’d really appreciate any recommendations, contact details, or even advice on what to look out for when hiring contractors here. Thai- and English-speaking workers are both fine . Im basically wanting ones that are ok with coming checking the work and giving a quote, and actually sticking to it. Thanks in advance for anyone who can point me in the right direction for some of these jobs, cheers
  3. Cheers for the info, Im not too worried about the selling, as would want to keep it for life, well passed when he would be 20 anyway. With regards to the usufruct , apparently a work around is to make a usufruct servitude ( giving you rights for life, or up to 30 years, to inhabit the house) before the property is moved into a minor's name, as you suggested it might be impossible or a lot harder to register them when a minor owns the property. Ill have to find a lawyer eventually , this site has been great for a lot of other things so was hoping someone had experience getting this done in Chiang Mai, just want to see its possible before I start making moves.

Im of the understanding that its possible to buy land and property in a Thais minors name, however Ive read on this forum that some districts dont allow it, one being Chiang Mai, just so happens Ive come across a good deal for a townhouse in Chiang Mai, so wanting to know if anyone has actually been successful in doing this in Chiang Mai and if so was the process easy? Im thinking the process would be to put the property in my sons name (if this is possible in Chiang Mai) and then set up a usufruct agreement or 30 year lease. Appreciate any pointers, cheers.

  7. When showing bank statements, they can be in your home countries currency right? Im from Australia but going to be applying for DTV visa in Vietnam Hanoi, can I show my Austalian bank statements for the last 6 months?
  8. Hey Tim, Thanks so much for this info. My question is with your dentist appointment, did you have to ask the dental office to print out that tax slip for clinical license and get them to sign this? Ive read about people just booking online with bkk hospital and not going through with it just booking appointment. I think your way seems safer, did you do this on your own thinking or was this info requested?

I think Im just going to go to Vietnam and apply from Hanoi, seems to be the best bet as losing the 13k THB application fee for getting found out of not being in aus when applying is not a trade Im going to make. Will keep the forum updated on any issues I have or any things I find out to make getting the visa easier. Hope this visa sticks around!
  10. Thanks . Yeah I think maybe the best bet will just be to out of country maybe in Vietnman incase there are any issues. My question is now, if applying in person in Vietnam, can you still show a balance in your home countries bank account?

Thanks, yeah my finances are probably going to let me down, as I dont hold that amount of cash, but can pool it from a few different accounts, but will have to show a balance statement at end of month or wait. I wonder how sophisticated immigration is, I dont really think they would stop be once I have the visa coming in on it, but maybe they would have me in the system somewhere when I apply, so u might be right to take the trip to vietnam to save the trouble.
  12. Im wanting to apply for the new DTV using the Thai E-visa site, would love to have some questions answered by anyone whos been successful in getting this visa using the site. First question, seeing as we dont need to do anything in person with the thai e-visa site, is there anyway that they know if you apply for this whilst your already in Thailand? Whats stopping people from doing this, if once approved I just need to print off the documentation, cant I essentially apply from anywhere ? Or do they have checks in place to ensure you are outside of Thailand? With the 500k THB proof, is there a period it needs to be in the account for? Can I just transfer across the money get a statement and transfer it out or they need it in there for a certain amount of time? Also can it be in an account in your home country's currency, ie Im applying for it through the Sydney Thai consulate, can you show an Australian bank with the required amount in AUD or does it need to be in a Thai bank account? With the "Proof of confirmation to attend the activity " what exact documentation is needed? I want to say I will be attending a cooking school, there are a number of cooking schools around my area I stay in Thailand, what documents would I need from them, anyone had any luck with this as a form of activity, as Im sure I can just give the school a few k baht and they would give me the documentation I need, but just wondering if it can be any school doing this or needs to be a certain authorised school, etc. Any pointers from people that have got this done would be much appreciated, can see a lot of good advice on these threads that have helped people get it done, Cheers
  13. I must have been living under a rock not knowing about this visa. I went to this agent I was used to help me get my Non-Imm O before, trying to get the same thing now mine has expired and just found out about the DTV. As far as I can see its going to be around 30k total (10k visa, 10k travel, 10k visa agent fees) , but then you basically only need to do a visa run once every year (as in leave country after every 180 days and come straight back) for the next 5 years! this just seems too good to be true, would love not to worry about 90 day runs and extensions and days at immigration like Im doing now. The start of this thread seems a little confusing with people having different interpretations of how the visa will work, Am I right in my thinking that its just like any multi-entry, so you can come back and forth as many times as you want over the 5 years. Any 1 stay can be max 180 days, but then you can just do a boarder run and come back for the rest of the year and do the same thing when that 180 days expires. Seems like a no brainer for me to go for this one. My question is have I got this right, as in its not 180 days a year and then you need to leave for the rest of the year, as in what some posts were saying at the beginning of this thread. Also has anyone had experience obtaining this visa with a good agent here in Chiang Mai?
  14. Yes , and the land boarder takes 3 days and costs around 5500 THB (Visa run agents 2500, Visa 2000, and cheap accoomodation 1000),
