It has changed, today you need only 3 shareholders, but they (Thai shareholders) need to show that they have funds to buy their shares. Old companies with proxy-shareholders were given a (quite long) time frame to get everything in order with real shareholders.
There is the way to avoid it, and not show funds, but only for companies with capital less than 5 millions THB.

You do not need to show anything at the beginning. Just open Thai company Limited with 2,000,000 capital (you do not need to show these money either).
Get 4 employees and go ahead. You can count to spend approximately: 35k for incorporation, bank account and SSO about 10k, Work Permit 15-25k, Visa 30-45k. Easy... but for next extension you have to show that company has some activities.

Better to transfer properties now, to avoid going to court for appointment the administrator of estate.

It is very unreliable option. Don't go for it.

Make Due Diligences on the land first. Check prices around. Get a lawyer to draft contract and represent you.
There are 4 different types of ownership for the land, even if he doesn't have Chanote, probably he has Nor Sor 3 which is acceptable too.

You can drive normally, but you should check visitation rules.
-
Lease, Usufruct, Superficies, could be options. It depends on your particular situation and your local land department rules.

For 9 years here, it was only once, when the landlord tried to keep the deposit (75k), fixed by one call to my friend in the police. Got my money 15 minutes after.
You should go to police, better with Thai friend. Explain them situation and offer tips. Will be done faster than you can imagine.
If you don't have any, PM me i will give you my guy contact, he will help.

Ever heard of a guy called Taksin? He divorced his wife in Hongkong at the Thai General Consulate. ( I believe his wife was in Bangkok at the time)
In normal speach you say the embassy, but strictly speaking the general public doesn't deal with the embassy but with the general consulate attached to the embassy. The embassy represent the country and is involved in trade deals etc. The general consulat will take care of visa's, passports etc.
That's maybe an amazing idea. I have to check it out, but i think it was only for Taksin.
Because according to the law both must be present in the Amphur personally, and i never heard about exceptions.

You may have a problems if you just abandon the company, unlikely but still possible.
Normal price for the liquidation process is 30000-40000 THB.
Never heard about fine for not canceling work permit 20000 THB, as i remember is 500THB.
Our lawyers would help you for a fair price, but we are in Bangkok.
More details in the link.

If the will of the deceased specifies that the husband is both beneficiary and administrator -then post probate the process will be controlled by the administrator.
Just leave it there. Do not transfer.
If at some future date a Thai (or a Thai company )wishes to buy-then husband -as the administrator-will organise the sale.
It would appear that the Thai law assumes the beneficiary(s) are keen to complete the process ASAP.
So no timescales for completion are detailed.
In order to keep a low profile ensure that all your condo bills are paid on time.
I think they give administrator of estate only 1 year.

Did your client in Moscow apply to study English?
Bachelor degree in Marketing ???? He just wanted ED-visa only. So he paid about 80000 THB for first semester. For this money he could get NON-B easily.

Check Stamford University. They have prepared my client documents in 3 days! ???? He got NON-ED visa in Moscow already and now already arrived to Bangkok and staying in quarantine.

Now, there is many law firms and visa services who would "employ" you and prepare all documents for NON-B visa for 3 months. Easiest way i think but they charge about 2000$.
-
Definitely you cannot just show the money and get visa. All requirements have to be fulfilled. Some company must invite you also.
