1. HELLO ALL

we have an interview for FEB 19 2020. I have been here on marriage extension, which expires FEB 20 2020. It will take some time,1 month at least Until we are ready to fly to USA.

MY question is what are my best options of staying for couple more months. I really don't want to apply for another marriage extension, But will if i have to.

I am no expert and don't know all the ways of the immigration office . SO if some of you very wise people could share some knowledge on what my options could be and maybe even the good and bad of each if there is any. Thanks in advance.

I told the wife i could fly out to Vietnam and back get 30 days then extend that 30 days .BUT i have never done it don't know if i can or what . BUT she not too keen on me leaving I think see is afraid some other little cutie will steal me away. AND NO i have never given her any reason to be afraid . SHE just might not like the Vietnamese

Thanks JRV

Immigration will accept one that is up to 6 months old. I have personally used one that was over 4 months old.

Been that way since May of 2013. See this: Immigration directive for income letters.pdf

Last year they gave me shit cause mine was 4 months old at Khon Kaen. They said next year needs to be more recent. That is one thing that will always grind on me ,that they just do as they wish in every office.

4. IMO There is no difference in giving all the numbers on a card and giving a photo copy. If you give them the # the security code (3 digit on back ) and expire date . The copy of front and bz

ack don't give them any more info.I see no problem except if you don't trust them don't give any info. About the having to get on internet to get best prices,I was stuck in nashville once and was given rediculous prices on flights out so i got on ,i think traveilocity and got a flight out for about 1/3 of what had been quoted. i went up to the same counter gave them the reservation and just smirked. :) D

5. I don't know much about the quantities of rubber that Thailand produces. BUT this seems like a practical idea. Tires and tubes consume the most rubber.I think with some support that some investors would be willing to buy up the Goodyear EQ. that is left rusting in the states and set it up in "rubber city" and there you would have value added and the price returned would be greater. AT the same time you could buy up the rubber hose EQ. that is no longer used in the states and do the same thing. Those two enterprises would probably use up Thailand supply and then they could become an importer of rubber.

6. If someone invested 1,000,000 THB in a place to live when the exchange rate was 45THB to 1USD, are they still without common sense?

This, by the way, would be the same end result as a renter, except at the end of a long term lease the owner, which is usually the wife, has the land and house, hopefully.

WELL< it seems to me it would have made more sense to take that money and have put it in silicon valley till just before 2000 then put it in the US housing market till 2007 then you would have 4,000,000,000 at the end of the tech wreck then at the end of the housing bubble you would have 8,000,000,000 SO you just turned a $20k investment into $258,064,516 YEAH that's right 258 million how does that compare to your $129,000 today JUST SAYING OR like someone else said put it into APPLE today you would have $3,401,360 .(this is all tongue in cheek) I only saw two small windows the Baht was at 45 and used that smile.png

BUT good for you not too many can turn 20K onto 129K in 16 years. :)Just guessing

your property at 4,000,000 baht today.

7. The main problem with renting is that if you want a nive place, the rent is too expensive.

Small and low standard places are ok to rent (cost about 4 to 5%) , but a nice house costs about 7 to 9%, I calculated that if renting, one pays off the whole current sale price in only 10 to 14 years of time. So if one stays 30 years, that's the same as paying the property, twice, and I don't count compounded interest which would probably pay another round.

Renting is financially ruinous if renting something nice - unless settling for something under your standard.

Also, the landlord will raise the rent when he feels like it.

And what about doing modifications to the property...

Most of the stuff coming with rental property is crap or average. Kitchen appliances... crap. bathrooms... crap. insulation... crap. windows... crap.

If one wants something good, one has to buy or pay a hideous amount of money to achieve the same.

WOW,For me (being American) I was programed to chase the dream.(which has worked well for me in the USA) When i decided that i would move to LOS i was still under the same thinking.BUT here is the reality I am renting at 95000 BHT per year. 25 rai =7500000 BHT conservative figure because it is on main road close to Banphai HAS two large barns and the house .The house has just been updated and will be comfortable for me.NOW you add the improvements (house, barns, fruit trees, pasture, etc) i would guess i could do it for about 2000000 BHT so you have a total invested of 9500000 /95000= 100 years.NO <deleted> way am i going to live another 100 years . There is a risk that next year he may not want to rent BUT for the savings i am willing to take that risk.

NOW IN THE USA as all places it is about timing .I bought two houses at the bottom of the current dip for $45000 EACH my PITI is$450. per month.I have one rented for $750 per month and i have half the other rented for $550 per month and i live in the other half. After two years in the one i am living and five(total time owning) in the other .The one i have rented for $800. is appraised at $100 K the one i am living in is appraised at $195000.I have buyers for both and as of right now it is a sellers market here in PHX. SO it depends on the market an the timing IF YOU can pay a mortgage for what you rent then you should buy BUT if you can't cover the mortgage with the rent don't buy. This is just from a investment view( also you have to be aware of taxes, maintenance, insurance, personal income taxes,ETC) THE above are real current info for my situation. smile.png life is currently great and can't wait to get to my(rented:) ) farm.

PS: around Banphai you can rent a rai for 1000 BHT per year you can also BUY the rai for 300000 BHT there is no decision to be made there. ALSO i might be wrong but i think 1000BHT is close to what a Thai would make yearly growing rice (net) smile.png just my two cents .

ALSO for the appliances i can buy what i want because in five years they are outdated and i would want to replace just like changing paint or cars.

8. Meh...all real estate deals are fraudulent to some extent or another. facepalm.gif

.

..."Definatley fraudulent people in real estate, fact is its nearly always the customer and not the agent"

I would not paint that scene with that brush.:) I feel that any time you see "AGENT OWNED"there was most likely hanky panky going on with the agent side. BECAUSE even broker fees are not enough to make holding onto real estate very profitable.A LOT of times the agent will go out to a possible listing (usually a call from someone interested in selling there house) and ask what is the lowest you will take for the house. Then realizing, the people they are suppose to be representing are willing to take half of what it is worth , they themselves close the deal .

JMHO used house salesmen no better than used car salesmen.:)

PS you will hardly ever find out about this going on even though common sense tells you it goes on

9. I remember a few months back someone enquiring about how far apart to plant sheep,,,,,,, wonder if they found the answer to that and how the project is coming on?? just curious,,,,,

YEAH ,I know that guy.HE gave up on the sheep,Ausses kept picking them early. SOO he heard about the high prices of Cadillacs and decided to plant then .Doing pretty good already has 10 almost grown. smile.png sorry for being sorta off topic smile.pngpost-163052-0-32882100-1375236984_thumb.

10. "In your case, based on limited info, the O-A might be better for you. It
will allow you about two years living in Thailand with only one visa
run required without having to bother with any retirement extensions at
Thai immigration and by then you'll likely have decided what to do about
a business. You can also get it showing finances in the U.S., rather
than Thailand."

Thanks for the help. Yes Jingthing the O-A seems the better option.I checked on the Chicago web ste and they say there is a 2 day turn around.(i will believe that when i see it :) But if i am understanding it correctly they say the medical and police reports need to be notarized.I might be missing something .Will the police or doctor be able to notarize these? If not i don't think a regular notary would do it ? I believe my bank will notarize my statement .

Also i realise the draw backs with this option but i will need some time on the ground before making other decisions.I don't plan on jumping into anything for a little bit .I have scouted out property and do have a bank account with bangkok bank. But most of all my money is in the US .

After almost 50 years of working i just might want to sit on my a** .The problem it seems you need to drink to do that and i gave that up over 30 years ago.

Just in case some of you have posted and helped on here I want you to know i really really appreciate all the effort all of you put into this forum, well not just this forum but the all of them there is so much information on here .Thanks and you are greatly appreciated. JRV

11. I have been wading through all the information and really seem to be going in circles.

This is my info :

I am 62 .

I will be coming to LOS in the next 6 months to stay for ever i hope:)

I will have enough income and money to get retirement visa. But am not sure that is the best answer?

I won't be married.

I intend to purchase some land .(through corp.)

I intend to build a house.

I intend to possibly have some sort small business?

Before i leave for Thailand i will be around Chicago (which has a thai consular offices). 1.Should i apply for a visa at the Chicago office before i leave?

2. What kind of visa would be best to apply for? 3.Also how does the (exstension of stay or what ever it is called)play into this ?Do i apply for it at the same time?

At first i thought i would just come on a tourist visa and get it all straight when i get to Khon Kaen. But then i thought i would ask those that are much more educated in this matter . Thanks in advance and i will be back at least once a week .There is just so much information on here .Also there are a few really nice people on here :0 smile.png. James.

12. here you go you dont have to go looking,

thats me with the pigss,,lol,,

not ugly, not beautiful, im normal,

and my wife and daughter,

I think your wife is beautiful. With the addition of her other traits you discribed Looks like you got a WINNER.It will take awhile for Neng and i to build what you have but i can say without reservation that she is the best of the two of us.I will strive each day i am with her to be a better person .I am going to be in the Khon Kaen area.

Speaking of cooking Neng is working as a cook now,so she must be good at it.smile.png

hi james,

you do have to work at it mate, just like anywere in the world,

i said it before on here that i think that people dont work at it, the relationship here to much because they think they can just go get another girl easy,

its hard at first, my wife couldnt speak english at all, that was very hard but we got over it.

i said right from the start its not my job to keep your family, her papa is younger then me, and i said you are my family, if we have children whitch we have they are our family, and me being the man ill go to work and take care of my family, i said its your papas job to take care of his family,

im not being horrible over it, i said how much do mama and papa give to mamas mama and papa, she said nothing,!!!

i said there you go that says it all,

bugt saying all that, i did pay mama 10% of what we made on the pigs because she works with the wife, so thats ok, but there is no freebys with me im afraid, i work long hours for what i make and im not just going to give it away,

i was stating i was strrtwise before, we only had a 8x5 mtr room on our 2 rai at first for years just like a condo bathroom kitchen area ect, with true move,,lol, i did the design so as if all things went good which they have we could make it bigger and thats what we have done, but its still not a mantion, its our home and its like a home, its a happy place,

anyway thats enough of me going on, ive just woke up time to ring mac and go for breakfest, ive got inductions today at work,

take care jake

WOW it is uncanny,I told Neng almost the same thing. Also we already looke at those little 10X20 (feet ja ja) already built portables for the land i am looking at.I will work as hard as i can ,I have had two exwives and that is all i want :) We have decided to wait on the ceremony ,to get to know each other better.

I can from the appalacian mountains of Kentucky. We were poorer than a lot of Thais and were considered the poorest of america.I only say this because i know what poor is and i know i am not educated (with a degree) But every lesson i learned came from LIFE .I consider myself smart but try not to let that get in the way.MY GRAMMAR is not perfect or even close(English was the hardest subject for me) You will find my elbows on the table and sometimes i talk while eating. But most find me likeable and i get long with most.

Also while i am ranting i want to thank Jake and everyone for all the great info on here about thailand (even though you may have to wade through BS to get to it ) Thanks GUYS (gals) keep it up I hope to be of service to others just as you are. JRV

15. Oh, and as for the OP's problem: I'm betting that's a vowel issue. I'll bet money he's saying ดอนมวง when he should be saying ดอนเมือง. In which case it's no surprise taxi drivers have no idea what he's saying. The difference between those two pronunciations to a Thai ear would be like a non-native speaker of English saying "mock" to you when he meant "make". Would you be able to figure out what he's trying to say? Probably from context...but that requires critical thinking skills, so context is likely not to help you in Thailand.

Thanks Ajaan I will try to remember that ,But there is so much to remember and i am so old i think i will be butchering a lot of words. :))

16. Well for me it's all about the money. So unless someone dies and leaves me with a huge stash,I will fly AA.The shuttle was quick from swampy going and coming .When i arrived i had a long layover so i stayed a night at the Amari (it was great). NO WIFI except NOK I asked the clerk if he would give me the code he refused( don't hurt to ask) :)) .Same story at Udon. BUT when my ship comes in I think i will fly direct from Phoenix to Khonkaen. (private jet) full speed maybe 14 hours .LOL you gotta dream:)))

17. Someone asked the health benefits of honey. Well, for once, honey is actually better at healing wounds, scrapes and skin infections, even Staph infections than modern medicine: http://articles.mercola.com/sites/articles/archive/2012/02/20/the-natural-way-to-speed-wound-healing.aspx

Glad to see that the " medical site " you referred to luckily also had that particular honey for sale.biggrin.png

I just Googled and didn't bother to find the actual Pubmed article. This isn't a marketing ploy. Honey does actually have very good anti-septic qualities.

I believe that to some level, but as the article says that baceria are growing resistant to certain anti-biotics, don't you think they have grown resistant to something they have been contested with for a hundred years ?

That might be so if honey stayed static over the years but just as the

flavor changes with the flowers the medicinal purposes could also change
