  1. Hands-on Business Development Manager for AI Start-up in Thailand, with communication and motivation skills

We're in the final stages of developing our ground-breaking AI application for the retail sector. We're on the lookout for a seasoned BDM with hands-on experience to steer us through the Proof of Concept phase, secure funding and onwards. Thai language skills are a definite benefit!

We prioritize experience over formal education!

During the Proof of Concept phase however, compensation will not be provided.

But we have an attractive package in mind for the right candidate once the POC is successful, funding is secured, and we launch the app. This includes ownership shares based on the resources you bring in (such as user retailers, funding, advertisers, memberships, etc.)

Our initial launch is planned for Thailand, with a goal to expand to a new country every 6 months. Expect frequent travel as part of the role.

We are challenging you to transform our app into a globally recognized brand!

Please contact me for more details

Interesting.   Seems like things grow so fast seeding would be so easy.  But if you have the money sod in the US stops the muddy mess quickly and looks great in a few weeks.  Best to amend the soil prior and make sure there won't be settling.   If any deep trenches try to water and settle those first.

Really no different up keep than an established lawn.   Sounds like they just want your mowing, fertilizing, and herbicide contract.

In Thailand do many homes use sprinkler systems?

Not sure about the costs, seeding is always an option I think, but then better to wait for near rain season as suggested??

The OP still doesn't say what the land title is.

It happens here. Unless the buyer of the land and the owner of the house come to an agreement the owner of the land can legally deny access to the house.

Land is 2 rai, the loan is 50% of value... so they could pass on 1 rai....

But it is a crappy situation for sure

I will advise him to talk to a lawyer...need one that speaks German as he barely speaks English

Of course the bank will resell it i fail to make down payment of the loan.

Thats the whole reason for the morgage. (And why putting up "your house" in thailand for such, should be a "no NO" !!!

House has not been put up for anything as it is not the wife her property

Who would sell or buy land for that matter that has another person his property on it????

  5. An elderly German friend came to me with the following issue, and I could not give him proper advise

The land they live on is owned by his wife and her daughter

The house they all live in is owned by the daughter

On the land mother and daughter have a loan equal to 50% of the value of the land

    House is free

His wife is guarantor for her sisters mortgage on the sisters house and she informed the wife that she could no longer pay the mortgage

His question is;  when the bank would call on his wife, being the guarantor, what could they do, he is afraid they will take the land and do something with

Sell it or jeopardize the house in any way.....

Anyone has any idea?? Or suggestion?

    thanks

@ 5% of income SS is bordering on not financially viable as the cost would exceed the cost of private insurance (assuming one qualifies for private).

Hypothetically if it was to raise to 5% of income... the employer will match the contribution like they do now ?

I am just playing around with a thought,  If someone makes 250,000 thb it means at 5% 12,500 thb which is somewhat high, maybe a gradual rate downwards and a maximum

Employers would not have to provide additional health cover, as mine did/does, they could involve more private hospitals to accept the card... even make it mandatory given the oath doctors take

Like I said, just  a thought and absolutely nothing else

When my wife reached the age of 55 she had the option of cashing out or remaining in and as you say think she had to make that decision within 6 months.

Can't remember now how much it would have been cashing out, a few hundred thousand I think, she was certainly tempted.

I took the view that it was potentially more beneficial to remain in and she did so.

2 different things of the SSO

The lumpsum is related to provident fund

The health part and extension is separate

So you can ask for the lumpsum and still extend the health part.

    That's what I did

The minimum salary to be calculated is THB 1,650 and the maximum is THB 15,000; therefore, the minimum contribution is THB 83, and the maximum is THB 750. Even though an employee’s salary exceeds THB 15,000, the maximum contribution will be THB 750.

Contributions must be submitted to the Social Security Office within the 15th of the following month.

This is correct and in my opinion also a way to make sure that elderly people have a good pension/retirement allowance by increasing the 15.000 thb maximum to unlimited. This means that the higher salaries will pay more in support of the elderly, for me a totally acceptable principle

They could find another maximum or reduce the percentage per 100,000 thb earnings...

SS fund is one of the richest in Thailand. Expats will have noticed the reduced monthly payment during Covid, starting in 2020 and ending the end of last year and in the meanwhile they supported free treatment for all SSO groups.

SSO should, in my opinion, create a separate group for expats at 5%(?) of income....which is more than the average (and rich) Thai pays

Everybody happy and the farang pay 'more' so some government people even more happy

I've always heard the opposite. Normal (small) water pumps for a house have a water pressure around 12-20 meters, which is not a lot of pressure. Having a fine filter in front might limit the water intake for the pump. while you might have some kind of grille, depending of where you pumps the water from.

I move the water from the well through filter(s) to the tanks... that solves the issue..

If the tank is for drinking water you need a filter after the tank as well, or only after the tank. If the tank is for washing as well, have a dedicated tap with a filter and not necessarily before the tank, though it wouldn't hurt to have both.

Yes, we have a descaler (?) and and RO system for consumption

Does your pump not have an adjustable pressure switch on it?

All my filter housings are unstressed at three bar and these filter housings are common as muck.

As far as I am aware filters are good for about 5 bar

I pump water from a well, so no need to put a pump between that and the filter, that is if you want the water to be filtered before it hits the tank and that is common sense and advised by installers/sellers. But maybe you see that different.

From the tank it goes to my pump and then into the house , and yes there is a switch/valve there to adjust the pressure down if needed

So given the above, what would be your set up?
