    As to whether you living in the house that she is buying with the "Gift" means you're receiving a benefit, I personally don't think it is as you could argue that you pay for all the groceries, utilities etc... but if needs be you could draw up an agreement whereby you pay your wife "Rent" each month (though this might mean she needs to pay tax on the Income) - Again, a decent Tax consultant should be able to advise how best to approach it. 

     

    If the Gift is > 20Million, your wife would need to pay 5% Gift Tax on it unless you split it over different tax/calendar years

    Instead of getting lost in the gift "approach", I will submit TRD documentation to prove that this Foreign Income for the house purchase was earned and assessable PRIOR TO 1.1.2024. This is probably and what I hope the more  hassle free approach.

    Yes, it does not really make sense to prefer the gift approach to the accrued savings option (as of 31.12.2023), as it seems that the latter is now guaranteed by TRD.

    Your explanations of the procedure at the land registry will help people who want to declare the purchase as a gift.

  3. Sorry if the following or something similar has already been discussed.

    I am currently in the process of buying a house for my Thai wife here in Thailand with resources from abroad. The land title (chanote) will be entirely in her name. 

    In your estimated opinion will this transaction (with fund transfer to her Thai bank account) be regarded and accepted by the TRD as a Gift for the spouse and thus be non taxable income-wise? Or does my co-inhabitation as husband infringe the requirement that the giver of the gift can't benefit in any way of the donation him/herself.

    If accepted as a gift, would wife have to pay tax on the gift anyway?

    Do I need a tax consultant?

    Trying to do the online report the system stops around the end of the 1st personal data page with the remark: PERMIT DATE OF YOUR PASSPORT MUST NOT OVERSTAY...

    However I am only on the 135th day after the last retirement extension of 360 days ending in Jan 2023.

    Any suggestions ecxept imm. visit or mail? Thanks.

    After request they sent me this magic 13-digit vac-thingy yesterday on my phone.

    Joy lasted but for some minutes though as the number wasn't accepted during the Mor Phrom registering process.

    Seems that at present they are in an "improvement" stage of the Digital Health Pass procedure anyway, as mentioned on a Line-chat from them yesterday.

    Let's grant them more time to untangle this.

  6. Have you been vaccinated at the main hospital in Ubon at 26.8. and 10.9. with Pfizer like me?

    If so, have you received the 13-digit vaccination Identification number which is needed to register with the Mor Phrom application in order to get the Digital Health Pass? 

    Neither at the registration procedure nor at the occasion of the 2 jabs have I been handed out this essential number. 

    Anyone here with the same experience?

  7. I have registered with 5 different vaccine programs, including expatvac ("registration successful" on 2nd August).

    Haven't heard anything from anybody since.

    I'm outside of Ubon and 76.

    Painfully reminded about the gap existing between my actual host country and the 1st world country I'm coming from.

    I wonder whether somebody could help me with this please.

    Device: Xiaomi Mi Air Purifier Pro

    Router: ZTE F660 (provided from TOT for Fiber)

    Phone: Samsung Galaxy A71

    When the app tries to connect the device to the network, there appears the following message: 

    BRING DEVICE CLOSER TO ROUTER (which doesn't help).

    And yes, I

    -set the location to Mainland China

    -made a reset of the device

    And I checked that

    -the WIFI Pw is correct

    -the router is connected to the internet

    -the phone is connected to the network

    .the WIFI (router) is a 2,4 GHz network

    What else could I do?

    Changing router to one from Xiaomi?

    Certainly every craftsperson's decision not to venture him/herself in an undertaking that they don't understand enough (e.g. physics of ventilation) or which successful outcome would be uncertain (e.g. a leaking roof) has fully to be respected. Better an honest answer than an adventurous botch job out of sheer profit-seeking.

    Thank you for your valuable input. 

    Given the robust surface structure of the aforementioned reflective foil brand it should be possible to dust it periodically if at all necessary in a green environment like ours. 

    If your timetable does allow it, would you mind to enlighten me briefly as regards your expression "connected, physics 101"? ????

    At a comparable Rt-value (for example 38 v. 39) the Polynum is roughly 10% more expensive, however thanks to a robust structure of the material should have a longer lifespan (warranty 7 years) than the glasswool which only has a fragile protection around it. 

    I understand that reflective foil insulation is usually applied either just under the roof or for insulating walls. 

    Are there any members who have used the Polynum for insulating the ceiling and with what results?

    Any input highly appreciated. Thank you.

    My "logistical" problem, as I tried to describe it in the original post, is to find people/builders with experiences as regards a retrofitting of ridge (and as you mention maybe -eave) vents, not on tiled roofs, but on existing corrugated iron roofs (Moderator: not sure whether allowed to use the underline mode).

    Something similar like this shown in this video http://www.abcmetalroofing.com/How-to-Install-a-Ridge-Cap/

    Anybody has done this or let done on his/her house?
