I went to the condo office and asked if I could hang a sign on the bulletin board. They said no.
Seemed weird because I had made a little flyer that looked good. The bulletin board has many things on it - condo for rent, condo for sale, parking spot wanted, and there was even an ad for a large buddha for sale.

3). To be able to buy chanote land that has a loan against it. The people do not have the money to release the chanote. The idea would be to loan the money against other land the same people own, then release the chanote, the chanote gets transferred to the lender. When the lendee pays back the balance (loan amount exceeds chanote land value), they get the use of the Por Bor Tor 5 land back. That PBT5 land gets rented and rent collected by lender until that time (if ever).
Being the land is Por Bor Tor 5, this idea seems out of steam. Would there be some other legal document that could be used in this case?

Is there anything that can be done without a Chanote? What if it is "Paw Sam Taw" ภบท5 land? I don't remember the term, but it is before a chanote is issued.

Looking at this arrangement and I am interested in the legality in Thailand. Is there a legal option like escrow?
Someone needs money (Loanee)
Loanee has 2 chinote land
Loaner gives money given to loanee
When loanee pays back the loanee gets the chinote back
Until that time, loaner can farm that land, do whatever, like it is theirs (but not a change of ownership)
Can anyone shed some light on doing something like this in Thailand. I am trying to understand how one could do it without getting ripped off. Please hold all the general "Don't do it, scam, dumb falang getting ripped off, you are stupid, etc" comments. Trying to understand if it is possible, please do reply with real legitimate, lucid, factual reasons to do or not do. Thank you ????

I have been riding my Mt. Bike around the area and seeing where all the different "tractor roads" lead to. I have been uploading these into a Google Map, overlaying them, and finding spots to explore. I look for cut-throughs to get to another road system, or different ways to link between larger roads.
Anyone up for a ride through the farmlands? I have a couple good loops. No hill, but it can be challenging pedelling through that soft sandy dirt.

I found some fancy breeders that have Labradors. My question may be more looking for other folks with Labradors in Thailand. Seems like they would do great on a farm with a pond.

I was hoping to grow olives so I could make olive oil. Looks like that is not really viable where my farm is in Thailand. So, looking at other options...
I know about coconut oil, but is there a better plant based oil that I could produce myself in Thailand?
I am thinking sunflowers, soybean, or safflower... any experience growing these in Thailand? Anyone making their own oil? I would love to learn and get started on something like this.

Yes, we have a group that does visas. I spoke with them and they do not know about the Thailand SMART visa. Also, I looked here and it looks a lot more difficult than providing passport copies.
I'm curious if anyone has one. Seems to me that no one (here) has actually applied for and received a SMART visa.

Does anyone have a SMART VISA that can explain what you get and how hard the process was?
1). What rights do you get with a SMART Visa?
2). How difficult is the process and getting one?

Hi,
I need a VISA that is longer term (~2 months), allows you to work (working remote) from Thailand, and has in/out privileges. It looks like the SMART VISA might be the answer.
New information posted Wednesday about changes to that program. I went to https://smart-visa.boi.go.th/smart/pages/about.html to see details... However, I am just not clear at all on what you will get with a SMART VISA.
Does anyone have a SMART VISA that can explain what you get and how hard the process was?

We have farmland with 2 ponds (each on is 1 rai) and are buying the neighboring land which has a pond in a similar position. I want to join the three ponds and have a deep (deep as possible - deeper than they are now) giant pond. See screenshot of the satellite map - our land is on the west side and the new land is right next door.
Any idea on if this is possible. If possible, how would it be done? What I was thinking
1). Dig the land out as much as possible without joining the ponds (Excavator?)
2). Dig the ponds as deep as possible (Some sort of Crane?
3). Somehow join the ponds (Excavator again?)
You can see where I plan to put the house. Should be nice looking over the water.

I ended up making a worm bin here in the US (where I am right now). This is my test. I will apply what I learn to our Thai farm.
Simple - I bought a 45 gallon bin from Home Depot that has wheels - very fancy for $24
Bottom layer = cardboard
then rehydrated coconut coir
then soil
then food scraps
then egg shells
Mix and make sure food scraps are completely buried.
Wait a while (I waited 10 days)
Put the worms in, cover with some newspaperSo far, so good. Worms are alive and eating.
My next bit of research will be on coconut coir - we have coconut trees on our farm, so I assume I can make this stuff. The worms seem to like it.

The business visa is a major impediment to Thailand adoption. In China, I have 10 year multi-entry visa that is easy to get and fairly cheap. Last business visa I got in Thailand was single entry only. They also limit your time in country and transits in and out. That is a non-starter.
For electronic manufacturing, you need the ability to jet over to Taiwan or China for a week, then back and forth. If there is a problem, multiple trips.
This is the number one issue to get foreign manufacturing investment here in Thailand (my opinion). All the other issues are found (more or less) in the other countries.
Make it easy to come to Thailand and spend your money, not to mention all the jobs for locals.
