My guess would be someone in immigration owns a haulage business as a sideline, or has a relative who is a property agent.
The land on which previous offices stood was owned by other government (or private) entities. The new building, along with the residential blocks is owned by Immigration.- 1

If you can speak and write Thai I would be less inclined to use a realtor or lawyer. There are plenty of small farms for sale to the Thai market, but no so much to the Farang market. Using a realtor will up the price as will using a lawyer if it is a straightforward land sale. Obviously the further inland you move in the Hua Hin area, the cheaper it gets.

Right...opposite would be more logical. However, reason & logic never been Thai strong suits.
You cannot work whilst on a Retirement visa/extension, so the assumption is that you do not have any alternative revenue streams. Whilst on a Marriage visa/extension the assumption is that your Thai spouse can work and under certain circumstances the foreigner may be granted a work permit.

Hi all
I have just returned from doing my 90 day report in the main Immigration office. Whilst there I asked if there was any acceptable proof of income other than the letter from the UK Embassy, such as bank statements/letter from the bank. I was told in no uncertain terms that without the Embassy letter I would not be able to extend my stay based on income; that my next renewal must be based on cash in the bank.
Doesn’t seem that any leeway is going to be given once the Embassy withdraws it’s service in December.

I live in Hua Hin and I find that it has virtually everything that I need. Yes, the traffic can be a pain - especially at weekends when there is an influx of Bangkokians, but you will soon learn the alternative routes. There are a few schools that offer “international” education, but you have to weigh up each on its merits - some are very Thai in their nature!!! One thing that you should consider is your location. Everything is within 20-30 minutes drive, but when it rains heavily some roads in the south of the city can flood badly. If you need any more info, just let me know.

Sorry to hijack the thread, but in Hua His we are being told that the Embassy letter of confirmation of income now has to be additionally verified by the Thai Foreign Ministry Bangkok. Does anyone have any knowledge of this? Thanks.

No. You are meant to submit the TM28 to Immigration within 24 hours of moving to a new address. If you do not have an Immigration Office within easy striking distance, then you can make the report to your nearest Police station. This would not apply in places such as Bangkok.

I did mine a couple of months ago. The payment came out very quick - within a day or so. I received the letter and the documents that I had sent within about a week.

You do realise that the Immigration Office has moved. It is no longer 4-5 km North of the station. It is now near the King's Palace.

AIS is generally good for built-up areas but is terrible for country (especially in adverse weather). My wife had this problem and was advised to get True mifi. I think it costs about 1800 THB per month for 5GB and you can connect a number of devices. So far it has been excellent.

NST is a relatively quiet place with few western style restaurants. There are two or three big hotels which seem to be comfortable enough, but you should just do a Google search to see the facilities that they offer. The nearest beaches are at Tha Sala and Sichon. Both are really nice and are serviced by nearby facilities. Weather should be good for the most part and the sea should be good for a dip!

I suspect that your Google account was set up in your home country and that is why you cannot get the app. If you change your settings you might have more success.
