One who posts a deliberately provocative message to a newsgroup or message board with the intention of causing maximum disruption and argumentI see beggars on Pattaya Tai, especially on market days and they get money from Thais and farang. 10 or 20 baht from someone who works in 7-Eleven may not seem like much, but I've not seen many farang putting a similar percentage of their income in the beggars' cups. In fact most walk by studiously avoiding eye contact with the beggar.
One of the reasons there is very little hunger in Thailand is because a Thai, no matter how poor him/herself, will almost always be willing to share.
I suppose from your point of view this amounts to a "negitive" post. If you want to give someone some charity, do it to help the person, not to make yourself feel self-important or to use as an excuse to start another Thai bashing thread. That's not being charitable.

im not on here to slag off monks either, sorry. and yes i have lived the village life so am used to early mornings.. ok, you sit in a bar or on the beach, in a resturaunt, some deformed begger comes along, i have yet, in all my years of being in thailand , yet to see them even stop to pray in front of a group of thai,s and beg for money. its allways farang. i honestly havent seen a thai giving a begger money, or a russian for that matter.
i was in udon once, a very old filthy woman was collecting plastic bottles on a heavy cart, i was sitting at a bar, i gave her 60 baht , something to eat im thinking, anyway a group of farang guys were sitting beside me watching this, none of them gave. while later she comes back up the road pulling her cart, sits down in front of me, i watch her, she then pulls out a purse from under somewhere and proceeds to count her money there in front of me, the roll of notes she had would " choke a donkey ", she slyly looked up at me and smiled, i couldnt help but laugh , then the guys at the table beside me were laughing too. guess they,d seen it all before.
they really all do think we,re rich, dont they ?

1.2 M 100% occupancy. 9000 x 12 = 108.000 per annum , take off maintanence charges , what are you left with ?

What return do you want? Based on 3.5M here's the numbers - gross before expenses and assuming 100% occupancy.
Monthly Rent Annual Rent % p.a. Return
10,000 120,000 3.42%
12,000 144,000 4.11%
15,000 180,000 5.14%
20,000 240,000 6.86%
30,000 360,000 10.29%
As you're unlikely to get 30k rent on a 3.5M condo (more like 12-15,000) and it would be unlikely to maintain 100% occupancy, the best return you could probably expect on average after allowing for reduced occupancy and expenses will be circa 4%.
Plus you have the drama of trying to release your capital eventually by selling the condo, and of course it will be a seller's market for years to come (joke).
I know 4 people that have done this and all regretted it with a passion. One chap owns three condos and is virtually cashflow destitute because he can't sell them and can't get regular tenants. Russian tenants trashed one of them last year and he can't afford to get it repaired. Another chap is getting 25,000 baht a month on a shop building he paid 17M for and can't give it away at 12M. His return is a massive 1.76%. p.a.
A return of arguably 4% is hardly worth the risk compared to a bank deposit, unless you want to hang your hat on capital gains and appreciation of the Baht over the next 3 to 5 years. I wouldn't, but then I'm naturally averse to residential property for investment purposes.
Three or four mill is a decent sum - consider the sharemarket balanced with TD's for a better return, not much more risk if done wisely, and certainly much more liquid.

its only a thought at minute, 3.5 - 4m in thai bank wasting away, we could get 3% on it leaving it with kasikorn but then we are thinking of a condo or house to rent.
any advise ? if so please provide pictures, links, details please.

thai national in belfast/ uk on a 10 year PR or ILR , she has been granted stay for further 10 years, originally she has been in belfast -uk on EEA family permit .
can she travel from dublin ( eire ) to bangkok ? or does she need a schengen visa. ( flights are chaeaper from dublin-bkk )
if my memory serves me i think her papers say she can travel throughout eu freely now , for next 10 years anyway.
advise please.

Sai Song, aka 2nd Road, runs pretty much north/south-ish. So are you saying she lives in Naklua? or possibly the Dolphin Roundabout?
It sounds like you're not in Pattaya since you speak of sending her a little money. If she's Thai and working in Pattaya, she's going to know far better than anyone on Thai Visa where to locate a room that's to her liking. As Piston Broke said, there's no end to rooms available. She just needs to ask around and do a little walk about.
I doubt she wants her room to be chosen on her behalf by some remote control farang or by some people on a message board. If she's going to be paying the rent, then it's really entirely up to her. If you're paying, tell her what you're going to be sending EVERY MONTH WITHOUT FAIL and, assuming she believes you, she can look for a place based on that information.
It's nice that you want her to have a fan and TV and that you are feeling all warm & protective, but she's probably quite capable of making decision about where she wants to live ... and she's probably heard plenty of stories about farang who are big on promises and short on follow-through.
