  1. we have exactly a problem

    like this occurring now in our small development where an angry old english guy has decided he won’t pay his CAM fees anymore ie Common Area Management fees and is in arrears around 500,000 so we have stopped maintaining garden outside his villa which he does now and also stopped garbage collection is about all we can do. he paid the previous 15 years to the management company but past 2 years ceased payment all the other owners are paying fortunately and maintaining development as many live here and some are rented out. 

     

    we have handed everything over to

    our lawyers and they have filed case in court for full amount plus standard interest 7 pct. they are confident after prior discussions with other legal people in phuket the judge will rule in our favour obviously it’s cost our group a reasonable amount to do this but we are all happy to go ahead.

     

    a meeting between our lawyers and his lawyers ended up with his lawyer suggesting he pays or makes some offer to us and to continue paying as they explained to him their fees are going to be quite high also here created a precedence by paying previously under the purchase agreement CAM fees to the developer then when we changed to a management company. 

     

    in the meantime he lives he we see him in restuarant and bars drinking most evenings.

     

    he has restricted access to the development as we put in a security barrier during daytimes and he has no security pass or card to enter so he needs to get off his motor bike and go to push a button to open security access and the guard in the evenings will not open the barrier for him.

     

    in the meantime he tries to sell his villa but it just look strange to real estate agents or prospective buyers about his access.

     

    court hearing continuing now.

  2. If you don’t have your own clubs have a look at phuketgolfclubhire.com or on facebook Phuket Golf Club Hire. Clubs charge anywhere between 1500-2000 a set per round but her rates are only thb500 per day.

     

    courses to play in order

    Red Mountain expensive but very scenic and golfers challenge

    Blue Canyon either Lakes or Canyon courses - Canyon is the championship course

     

    thereafter you have Laguna which i dont like as the fairways are very wet and soggy and they have small funny tricky greens, then you have Loch Palm which is sister course to Red Mountain its been redesigned and is a nice course to play a very scenic course also is Mission Hills but the greens here are not as good as other courses but the views out to the Andaman sea and island is stunning, thereafter last one is Phuket Country Club stay away they allow thai players and groups to play nothing from a 5 to 6 ball and if you get stuck behind them they wont be courteous and let you through. good luck

     

    benefit you do have coming now is that green fees are very cheaper and at Blue Canyon for 1500 it includes buggy and caddie booking fee so you only have caddie tip at end of play thb 500....

  3. playing golf in phuket is expensive. but in current climate and situation it has become extremely much cheaper not just for us thais who we now see flocking to so called members clubs only where they are getting far more benefits then actual members who paid large sums to join.

     

    at Blue Canyon guys paid upto 1.3 million thb for memberships for 2 courses which are now worthless the last ones selling for around thb 300,000 for life time and the club takes 250,000 of this as transfer fee ??? yes stop laughing ... so those that paid this ridiculous joining fee are in fact just preparing for green fees now it’s the only way you can look at it. we paid no green fees and buggy and caddie booking is 850 and caddie tip standard 500. so we don’t pay green fees but if i average my membership cost at 3 times a week and over 10 years i probably average now 500 thb a round and the longer i live snd play it will gradually become cheaper. we recently travelling to hua hin and bangkok and courses now are cheap members courses like alpine and amata and royal gems can still get away with charging around 3000 all in.

     

    the problem at our course is they now allow thais and anyone to play 5 ball at an average of 1400 each so deduct caddie fee and buggy which members pay they only paying green fee 650... whereas prior covid green fee was around 2400/2600.. 

     

    obviously we benefit also at other courses here in phuket with cheaper rates. 

     

    but as i mentioned in the beginning of this message our memberships are now worthless so do the numbers yourself to see if it’s worth just pay as you play or waste money on a membership good luck ..

  4. well i posted this last week.

     

    1. i went to visit DLT in Phuket and ask what was needed.

       only letter from immigration confirming address and documents such as front page of passport and

       copy of visa pages, photo etc etc

     

    2. No Medical Certificate required

     

    3. No Online seminar etc

     

    so i didnt use any of the so-called experts who wanted to charge me between 4,000 to 8,000 for so-called

    assistance and smoothing the way through.

     

    Thursday 1st Oct i went to immigration in Phuket for residents letter i was the only one at immigration had a laugh with the tourist police who joked questioning is long, took maximum 5 minutes for young lady to print out the letters for my wife and I and thb300 each

     

    Then went straight to DLT and saw the lady at the front desk, no one else there in sue, gave her all the copies required and asked her could i have a date that correspondence more closely with the expiry of my wife's license in early november she was very obliging asked me what date i wanted and took a monday day before wife's birthday.  yellow appointment slip issued took 5 minutes. 

     

    i sent a message to both these experts telling them the information they gave me was totally incorrect and why are they charging or expecting people to pay so much money when it seems they cannot do the right job, obviously NO replies. good luck to all as immigration so quiet if anyone needs to go do it now.

  5. thanks comments and replies appreciated. funny had lunch with 2 mates here in phuket yesterday and we discussed this, 

    one license expired 9th august he got appointment booked for 15th october another expired end august he got an appointment 25th September strange. anyway i will venture down again on monday and see what response i get again this time. in the meantime i also carry my international license and my australian license both currently valid. 

     

    so no one has heard about doing the online seminar or similar at the university here in phuket i mentioned seems strange also.... my 2 mates also yesterday were never advised of this ...

     

  6. sorry if this has already been discussed.... i have a 5 yr license which expired on my birthday 19th August 2020

    i visited the transportation license office on the 19th august 2020 and was told cannot get appointment for about

    2 months and yes to  book online person was not really helpful and didnt seem to care.

     

    i tried the online apps but nothing will works.

     

    i asked an agency for help and apart from 'it cost this much'  i am now told i have to do an online seminar or go to

    rajchapat university then go to get a new car i assume license at transportation office...

     

    as my license is now over 1 month expiry but i was told i could still drive until the appointment date and made payments 

    and watched the silly video etc. 

     

    has anyone else been instructed to do online seminar etc.. or maybe this is new since i have been to transportation office

    to try and speed things up because they dont want lots of people in the same rooms together due covid.. ?

  7. yes you are correct but you did not mention that you must have retirement visa or work permit visa, they will not accept Thai Elite visa or anything else but at least its only 2600 for caddie,  buggy, green fees plus 500 for caddie tip at the  end of play.

     

    if you dont have one of these visas and you are a tourist which i doubt many are not here now

    its more.... check first.

     

    if you are a Laguna or Blue Canyon Phuket member you pay 3,200. 

     

    probably the nicest course in Phuket and well run. enjoy.

  8. thanks for the advice and constructive comments from some. 

     

    we did check for leaks everywhere but none, we had Chainaris Engineering Phuket come and check everything and they said no issues, we are sure there was something wrong with the meter so it has been changed but saying that 40 thb a unit is pure robbery.

     

    if we put mains on there is no issue if low pressure as we have 2 storage tanks holding about 6,000 litres and 2 pumps for transferring and pushing through to villa....

     

    we will go to PWA and discuss how they can put mains water into my villa and maybe one or two others the mains is running outside and around our development.

     

    we looked at a well but they are quoting in excess of thb 200,000 to drill or is there someone else they can recommend we call as i have been lead to believe there is some mafia style control in certain areas who can drill for a well and who cannot... or maybe this is just the usual thai <deleted>...

Hi does anyone have any experience with having mains water connected to their villa, we currently have a well serving 8 villas but the developer is starting to rip us off on price i think we are being forced to pay thb40 per unit.... we have the mains water running past out development outside but one question is will they put a pipe into just one villa or will they insist on all using mains water. we likely can get between 3 to 4 villas owners to participate in the cost. our monthly bills come inform 4,000 to 7,000 a month... the other issue is when something breaks or needs repairing we of course have to pay for this ourselves while he just pockets the cash each month and does nothing... any info in regard to what an average family might spend using mains water running dishwasher, washing machines, showering and general water usage for gardens and cleaning down pathways... many thanks.

  10. your few options seem to be and i am sure others have probably stated the same....

     

    1. be better planned and get your refreshments or items earlier

    2. buy another motorbike

    3. go to another store even if further distance

    4. talk to the thai owner, dont even go there with force intent - i have seen and heard of people

        killed here for as little as nothing.

  11. no disrespect my friend but honestly this has been going on for ages, obviously thais not wearing helmets has a big influence on what foreigners do and especially when tourists turn up and dont have a license and wear now helmet. i think alot more important this going on in the world presently...

     

    think of the upside with this corona virus the road deaths from motorcycles accidents must eb at an all time low in thailand.... the beaches are clean because the scumbag touts and vendors are not there dumping umbrellas and beach chairs and everything else on them. probably the first and last time we will see the beaches looking so lovely if they could just keep them this way in future... but once its over all the scum will be back. 

     

    enjoy life stay safe and as long as you wear your helmet stuff the others you re doing the right thing.

  12. please dont be stupid, gold now and what's next, these women love to talk together how to get more out of guys especially farang guys, do yourself a favour dont buy her gold she will probably leave you anyway if you do this. save yourself money remember the old saying "there are plenty of fish in the sea" if she leaves you because she is only seeking financial support which you seem to be giving her and her family anyway then maybe its a good thing for you. i am sure the first guy that comes along an offers her 150/200,000 in gold she will jump for anyway, so save yourself the expense... think with your brain which god gave you and not your cock....

  13. you should be fine.... i was nearly a month late because i made the error thinking mine matched the same dates as my wife's which obviously didn't  the fine was 2,000 and dont be late again... because

  14. i finally got my system to work with this online reporting with the help of a few persons on this forum, i did it for my wife and i it worked perfect got print out..... when tried to do again wouldn't work so i visited phuket immigration to do my subsequently 90 days and they said you are 180 days out i told them i did online showed them the print out and a photo on my phone, they just said we cant find on our system you can do online but you still need to come here to tell us.... no use arguing with a <removed> so i just smiled said sorry and walked out didnt even do the 90 days i was down there to do, rang my lawyer gave him passports and told him what happened he went down the next day did it all and no issues but they still said couldn't find in their system even though he showed them the same info as i did but no fines whatsoever...
