Remember the over loaded truck scam, where trucks could buy a 3 day 'license' from the Highway police that ensured they would not be weighed.
Perhaps there's similar happening.

There is a border post HERE (click for map)in South Kanchanaburi. The road on the Thai side is newly built and and billiard table perfect. Wide perfect tarmac newly built. It suddenly stops 50m before the border and then a dirt track leading to the small border post.
It is obviously designed as a future border. No doubt the amazing road there has been paid for by China.

The stories I could tell regarding another "prestigious" Thai Developer called Pace Development. These developers go out of their way to hire the worst contractors and then feign ignorance and shock when confronted with the shoddy realities of their choices. The quality control function at these companies are comical and downright worthless!
There's a gruesome thread on another Thai forum about a 4.2m baht house being built. Foundations and base included paper bags and plastic in the cement (a different type of cement to that promised in the contract).
1m baht paid and wasted as the initial foundation and pillars built would not have been safe to use.
Live and learn in Thailand.
Forget the name of the developer, but it's on another Thai forum that is more centered on the building trade (or was, at least).

I understand street vendors have to make a living. But couldn't the BMA regulate this and maybe allow street vendors just on 1 side?

They did clear vendors from the bus stop, across from Paragon, for some time. Hopefully, it's still in force and will be expanded. It really helped.
Beautiful.
Taking away the vendors really let's you see the natural urban beauty of Thailand.
At least there isn't a middle-aged Thai woman trying to look like minnie mouse to impress her elderly farang in view.
