  3. Yes, the guy at Pattaya Land Office wnated to give me a 30 year Ufustruct too. My lawyer was outraged as he said it is impossible to do such a thing - ufustructs can only be for life. They contacted someone high up at the land office in Bangkok who confirmed that the guy in Pattaya was "off with the fairies" and was definitely wrong. However they refuse to intervene - loss of face and all that.

    To cut a long story short, I agreed to do a 30 year ufustruct ( with the tax calculated on 30 years), but by the time we had agreed all that the cashier had closed up shop and we had to go back the next week.

    My lawyer wasn't gving up that easily, so more representations were made, and more money changed hands (my money) and when I went back the following week a lifetime ufustruct had been agreed. Ironically the tax on the revised document ahad been reduced as they decided I wouldn't live 30 years. :D

    This business about divorcing your wife is an unknown. My lawyer inissts I am completely safe, but others in this forum have different views. Let's hope I never have to put it to the test. :o

    Cheers for the reply bob-can you tell me what is actually needed at the land office for setting up a usufruct on the property(ie-any paperwork) as this may be the answer to my short term problem ! I have allready bought the property with the bank holding the chanote (as i bought it from them),but now unable to go the company route need to sort out before i go back to uk in 4 weeks-cheers

    Just a quicky dragonman in my company i have 49% the girlfriend 51% (minus 5 shares owned by lawyer and asociates) if my company was to be checked by cha am land office how do you think i would fare-(registered capital only 1million -rundown townhouse bought ) or maybe i should of waited till married ! cheers

Can any tell me the phone no of cha am land office-was wondering if its possible to set up a usufruct on property bought in cha am,the bank is holding the chanote at moment.(short term answer to problem-as back in the uk in 4 weeks) (was first to be refused company route at land office on 26 th may)

    Has any one else had any dealings with land office since new ruling came into effect , and with what results. cheers
