  1. Surely the purpose of a boundary wall is to provide physical security or aesthetics and not prevent rain?

Can you not simply lay a path (concrete or brick) on the inside of the wall with a slight incline down to drain which rain water runs into to divert away the excess water and problem solved?

looking at the title deed, the 48 sq m comprises roughly 39 of internal unit and 9 of balcony. Internal unit is almost perfectly rectangular, about 8.8 by 4.4 metres. Balcony depth is about 2.3 metres (all rough estimates, don’t use for architectural plans!).

Thanks Cygnus, that really helps with my planning, i reckon 8.8M is just about enough to squeeze in a 6ft super king with 2 night stands into the bedroom and proper 3 seat corner sofa into the loving space. of course they will be cramped but a lot better than the 2 seater sofa and 4ft6 beds that i see in some of the modern 27SQM 1 bed condos in Arcadia, Riviera, the base etc

I’d strongly advise buying on the Pattaya (shady) side

Do you know if its possible to put up a blind type sun shade if you are on the Sunny side? or if those are forbidden by the house rules?

Although Block D is further from the sea than Block C, I think it has the advantage of a view entirely free of nearer buildings, looking out over several streets of single story villas that I’d think would be unlikely to be converted to high rise

Ok that's given me some food for thought, i was thinking previously that C was the better block, as it had no noise from Tappraya traffic, but i understand there is more availability in D. I will most likely look at doing AirBNB in 3 units at songkran:

1 in D, 1 in C and another to compare sunny vs shady side.

what about VT 6 next to the hiton? Number 1 location IMHO.

Old rooms and old lifts but location is the best

Agree location is good for VT6, but the beach in Jomtien is nicer and its also easier to tell my colleagues, family and friends i am buying in the "prestigious resort of Jomtien" and not "sleazy Pattaya".... and thus not come across like a sex tourist!

The one in the living room is turned on may be a few times in the last three years

In the condo i rented for 3 weeks at New Year (in south Pattaya) i dont think i turned on the TV once, but still it is nice to have on a wall to finish a room!

ake a good look at the condo management and committee. If that is not up to good standards then forget about it. How many co-owners are actually paying their community charges? Are the accounts in order

my understanding is that the VT 5/7 condos are pretty well run in terms of management and committee. hence my interest there.... old(ish) but have the sea view and supposed to be well run... but that's the kind of feedback i am hoping to hear here!

Why not direct your questions to the agents listing these properties, they should be able to answer most of your questions.

i am overseas at the moment, so just trying to do my research before heading back to Pattaya.

Also i am unlikely to deal with agents, as i have been told dealing with VT directly is the best option for accessing their unsold quotas.

can't understand why you would want two TVs?

haha i hate TVs in the bedroom too, but sometimes they are useful to down out noise from the neighbours!

You usually cannot change any external windows, doors, or add awnings on any condos.

That's where my query originated from, looking at the pics of for sale/rent condos in VT5/7 there are definitely units that have newer PVC windows, main doors and awnings installed

  5. Hi All,

I have been looking at Condos a lot recently (online) and have come to the conclusion that I am better off buying a large apartment in an older building, than a small apartment in a newer building, so i have focussed in on View Talay 5 or 7 in Jomtien

Of course there are several trade offs and pros/cons that I have identified on these older buildings versus the newer lagoona type developments :

    Cons:

    ·       Poor facilities & common areas

    ·       Old lifts, possible infestations

    ·       Old windows and doors

    ·       Awkward rectangular shoebox shape

    Pros:

    ·       Sea views, some unlikely to ever get interrupted

    ·       Location, on baht bus route, near bars restaurants food mart etc

    ·       Bigger units 48 SQM versus 27 SQM in most new developments

    ·       Better soundproofing than new units?

    ·       Potentially easier to resell, especially if a modern spec?

I am considering purchasing a shell unit and fitting it out to my spec, I have noticed that a few units for sale have managed to squeeze in a separate bedroom and living room by some clever design/planning, which is what i would also like to do

    e.g.

    https://www.thailand-property.com/condo-for-sale-in-view-talay-5-jomtien-chonburi_5177377

    or

    https://towncountryproperty.com/property/condo-for-sale-and-rent-view-talay-5-jtc23230/

I like this division of the living space from sleeping space

So on to my questions that hopefully some of the BMs here can help with!

    Dimensions:

What are exact dimensions for 48 SQM condo? Is it 8 Meters x 4 Meters rectangle?

I am guessing this includes the balcony, and if so what is the depth of the balcony (small red arrow on pic below)
What is the depth of the main room, i.e. the distance from the bathroom wall to balcony windows (larger red arrow on pic below)

    1697894493_Screenshot2023-02-05150447.png.eaa7cdefa440c31ff3742bd37f348d74.png

    Aspect:

Is the Jomtien facing (south side) really that hot?

Are owners allowed to install sun shades on the balcony to provide some sun protection or tinted windows?

    Windows:

Can owners replace the aluminium sliding door with PVC or modern aluminium windows?
If so do they have do they have to be center opening same as the original, or can I go with something modern like 2 or 3 moving panels?

    Air Con:

The plastic ducting that i have seen in some Condos looks awful.

For those that have had AC newly installed, is it possible to chase a groove into the wall to hide AC cables and pipework?

    Front door:

Are owners allowed to replace the front door? If so do they have to be a certain type to ensure consistency in the look and feel of the corridors?

    Building works:

How much advance notice is required for building works?

Is it a question of requesting the maintenance window for the works and waiting, or is further permission and consultation needed?

Thanks in advance for any input or advice!

  6. Update:

BF has just clarified that he does have the 30B scheme in his local Govt hospital in Buriram, but there is no suitable hospital to transfer this to where he lives in Bang Na.... All the people around him have insurance through their work

He has also said that the friend suggests going life assurance first as he will get better discounts on health insurance after that

  7. Hi All

My Thai BF is 34 and is keen to get health insurance in place following the recent hospitalization and subsequent death of his father.

For various reasons he has never been part of the Social Security System and does not currently work.

He comes from Buriram, but lives in Bang Na and is not registered in any hospital for the 30B scheme.

His "friend" that works in Insurance is trying to advise him to go with AIA, and says that he should take out Life assurance first and then take out Health insurance later. My understanding is that the Life assurance means that his mother will get a lump sum if something happens him.

Can't judge if this advice is correct? I guess that he should have both?

I have no worries about BFs honesty, but do worry about the honesty of those that may be advising him!

After witnessing the Govt hospitals first hand we would like to have access to private hospitals, Interested to hear what other Farang may have in place for their Thai Bf/GFs? And what kind of premiums they pay per year for a scheme with both inpatient and outpatient cover

    Thanks in Advance!

  8. Hi All

There is a series of around 8 low rise Apartment/Condo Blocks almost completed on the plot of land next to the HiSo Hotel and across from the Courtyard Marriot at the end of Pratumnak

Unusually for Pattaya there is not a sign to be seen as to what the development is... or where their sales office is

(or even if they are for sale/rent at all - possibly it will be a hotel)

The windows look too big and bright to be "thai style" apartments - so i am guessing that they are Condos...

Is anyone familiar with this development and know what its going to be?

It will probably be noisy being right next to the overpass, and on the Baht bus route...

But i really like the location!

Thanks In Advance for any help!

  9. Hi All

BF has bought a Second Hand Toyota Soluna (without telling me first! :annoyed: )

Its a 2000 model with 70,000 KM on the clock, 1 previous owner and in very good condition inside and out

(or so i have been told!)

1.5 Litre Automatic and allegedly checked over by a friend who is "good with cars"

The terms of the purchase are:

    -20,000 Up front

-5,600 Per month for 48 months

So in total he (we!) will pay 288,000B for the car (including finance)

To me this seems very expensive for an 11 year old car...

    So has he been robbed?

Or did he get a good deal?

Thanks in Advance for any input (i know nothing about cars!)

  10. Hi All

I will arrive from HK into Bkk at 22.50 on April 10th...

Instead of staying in Bkk overnight and then travelling on by bus to Lahansai (in Buriram) I was thinking of gettig a taxi directly there from the airport...

Does anyone have any idea of the cost of a taxi from Suvanabhumi to Lanahsai?

I'm not looking to save money on the trip... just looking to save time... and have more time to play Songkran on my arrival :-0

Its around 80Km from Arranyaprathet if thats makes teh geography any easier!

    Yhanks in Advance!

  11. Hi All

I recently viewed some of the condos on sale at The Pride Condominium - Pattaya

For those unfamiliar with the development - it is the apartment block on Soi 15 overlooking the car park in "the Avenue" shopping centre

I was very impressed with the finish of both the apartments and the common areas

I also like the developments central location

Just wondering what other people thought of this development?

It would appear to me that there are a huge number of unoccupied units (maybe all of them!)

Thanks in advance for your comments

  12. Tropo i think you are missing 1 big factor from your calculations:

Do the residents of the Gold coast live 4-5 to a room?

    In 20 SQM rooms?

In my experience most Thais in Pattaya live in these conditions

Given this fact I reckon you should be doubling your 150K estimations

  13. YOu should check to see whose title is on the actual chanote... In my experience Thais are not too bothered with wills and succession... So chances are a grandparent or great-grandparents names are actually on the Chaonte

BFs Uncle did something similar with the land on which BFs (dead)grandmother owned - but on which BFs family actually lived

We required the Chanote in BFs name in order to apply for a visa for him to visit Ireland

Cost 40,000B to buy back the chanote from the loan shark

Then cost 40,000 in Lawyers fees and around 2 months plus loads of visits to teh land office to:

-Do probate on the Grandmothers estate

-Transfer uncles share of the land into BFs fathers name

-Transfer the land into BFs name

So remember things may be not completely clear cut when it comes to transferring titles

  14. Hi All

Thanks to everyone for their input so far... I'm still scouring the property sites looking at available property in Jomtien/Pattaya

Something keeps drawing me to Royal Hill Condotel and Hyde park residence...

RHC always caught my eye on teh way to Jomtien

HPR's location intrigues me as its quite close to where BF used to Live (soi Sattee) and a loction we both like for its convenience to both town and jomtien.

Anybody here been to See Hyde Park Residence?

I believe there is a HPR2 on the cards now...

Also wondering if anyone had any opinions on "Suan Sawarn"

    http://suansawarn.com/

They don't give any address or location for the development - just that they are 700M from the beach...

I am really interested in their innovativ and smart duplex designs..

Anyone know what part of Jomtien they are in?

Anybody got any comments on the development?

    Thanks in Advance (again!)

  15. Hi Maigo

    Thanks for your input!

So it looks like the pushchair is off the shopping list!

Any idea if they have obstetricians in rural Issan hospitals - or is it just midwifes?

I'll adopt a wait and see approach regarding he hospital bill... Lets just hope that bkkperson above is wrong in his estimations

What about the special bed with one side for the mother and baby to sleep on... any idea of costs?

Also what about the actual "running" costs of having a baby

Do Thais go for the whold disposable nappy, milton sterilization etc etc

Or does life go on as normal Issan Style when the new baby arrives?

ie. Cold rain water for washing up etc

Regarding the consultant charges - I guess they just get tacked on when I'm around!

BFs mother had menningitis a few years back.... 30 baht doctors in Buriram didn't know what to do with her,and left her to die, so we moved her to Korat

Doctors in Korat probably saved her life - so i don't have mucht trust in the buriram doctors - but thats where the baby will be born anyway!

    Thanks Again

    Colmx

  16. She is not covered by the 30 baht scheme (don't know anyone in BFs village who is!)

    Why Not ?

Neither she nor her brother were resident in the village at the time when it was possible to sign up - therefore they don't qualify

And those who do qualify - still have to pay "consultant" fees under teh table for doctors and extortionate prices for medication

    TIT after all!

And don't worry i trust my BF implicity - we are together 5.5 years now, so "whats his is mine" etc

So anybody out there with some figures for me so i can start budgeting?

    Thanks!

  17. Hi All

My BFs sister is due to have a baby in the next 2 weeks

She has moved back to buriram (from Bkk) since today and intends to have the baby in the local hospital

Apparently she has some sort of occupational insurance with her (factory) job

This insurance will reimburse some of the hospital bills - but they must be paid first

She is not covered by the 30 baht scheme (don't know anyone in BFs village who is!)

So i'm presuming in advance that it willbe down to the farang (me!) to foot the bill for now

    So my Questions:

BF reckons she will need to spend 4 days in hospital - anybody any ideas what this will cost for:

Room+obstetrician+Midwife+Medications+Vaccinations+Whatever other costs are associated with the birth?

Cost of the things that a new born baby needs:

BF reckons that the Baby will sleep in the bed with his sister - and not in a seperate cot, is this normal?

If so what is the cost of a Thai style double bed for the Mother and her baby?

    Clothes+Blankets+Sterilization units+Buggy/Pram

Do they even use these kind of thigs in Rural Issan?

Just need to know what the costs will be until his sister and the new born baby are strong enough for the sister to go back to work

Thanks in advance for any advice or help as both BF ad I are completely clueless on this type of thing!
