Has anyone used the thaivisa homes section to sell a house? I've contacted them and gave them all details to get a couple properties listed but they've never bothered to reply. Is it useless or is it useful? What's your views?

Hey thanks for your reply. I've checked it out before but just wondered how easy or difficult it really is adding to the fact the wife won't be going with.
I've also looked in to the registration and been advised it can take up to 18 months and around £2000 half to a lawyer and half for the registration (approx) again knowing if anyone has been through this it would be handy to know just what the process is and how easy or difficult it is.

Ok here's the situation, I'm looking to take my daughter to the uk, I'm British by descent which means I am unable to pass my citizenship on to her so I have to get her a visa to visit the UK with me.
she has a Thai passport already and UK embassy declined a passport as I was British by descent. I'll not be taking my wife with yet.
my question, has anyone else been in a similar situation and how easy was the process? What do you need?

It's absolutely correct, thailand can stand on their own feet without foreign investment. They do not need coke, they do not need Pepsi, they do not need Toyota, they do not need Nike, they do not need Pizza Hut or even 7-11. All the people working in these companies and many many more can all go back home and grow rice or sugar. They can make it on their own with 150 baht a day.
Why do they just not put a big sign at the airport arrivals desk and say "all foreigners place your wallet in this basket and Check in for your onward journey out as we do not provide any visas and we do not want you to have any business here and we do not want our Thai people to have relationships with you, but we want your money. Krap."

So it seems there are a few folk out there that are interested in doing renovations, why not form a group and advertise for distressed sellers. There will be people out there, you just gotta look for them. My trade back home was financially distressed sales, we advertised and found hundreds of leads per day, but then we did cover the whole of UK. We were able to buy properties at knock down prices some even at 40% of value. For sure there will be people needing to sell here and there is profit to be had, but you got to buy cheap and keep costs down and sell cheap otherwise you get stuck with a property that will cost you money in the end. I guarantee that there are folk needing to sell, maybe not in the hundreds and not at 40% of value, but for sure you will pick them up. These people go to real estate agents and they say they want X, agent says but its worth Y, seller says I need to sell so sell at X. Agent then walks away and tries anyway to sell at Y making a huge profit, if and when it sells. Cut them out and advertise for these folk. You will find them.

My wife and I looked at the idea of renovations but we also believe that it's hard to sell an old property to Thais. There are many superstitions and some of them worry that they buy a house that previous owners can't afford and the bad luck might carry to them and they lose the house to. Plus then you have that worry about the pees and that.
We eventually decided against that option, even though we could get cheap properties. We opted for new builds, build to sell. We buy cheap land, and build cheap houses. They are of quality, but cheap Thai style houses. We do this up country and we sell, and sell good. We keep our prices low and keep the greed out of it. Generally we look for around 750k - 1mil profit after everything. We buy land large enough to take around 5- 9 houses and build and move on. It can sometimes be difficult with red tape but if you want the profit then you got to do it.
For me this is a better option, plus you could make good money if you complete one site (5 units) per year at mid rang profit.

Morning All!
I have located a real nice spot is about 100m from a main road and around many houses and a few government run buildings and a couple banks nearby, but most of all it is slap bang between 2 schools with approximately 7500 students plus teachers daily. The wife and I have looked and discussed on numerous occasions about what could be done there and here are a couple franchise ideas of what we looking at. 1. 7-11 franchise or 2. DQ franchise.
We are in a fairly large town and there are currently four 7-11 stores, but a good distance away from this location (1km approx) I think this location is perfect to pick up the mass students during the week and then would be quieter on weekends.. I know what most of your thoughts would be on the 7-11 franchise opportunity, but I would like a bit more thought in your replies. Is it a decent enough idea to setup, what type of ROI can they offer, support provided etc etc.
On the idea of DQ, the location is ideally suited to pick up the school kids, plus there is no DQ in our town (as yet) although I think outside of this it wouldn't pick up much else because it is just back of the main road. I haven't been able to find much about the DQ franchise so any advise on this option would be greatly received.
Now before everyone jumps in and says about who will run it and qualifications and trust etc etc, a bit of background of us. We have been in the town and married with kids for many years, we are business people with other businesses running. The wife has a bachelors of physics and a masters of business management. We own apartments, houses for rent and construction company, this is simply an add on business. It is unlikely that the wife would be manager and fitted in to the store, it is likely that we would take on a trained manager from 7-11 or DQ and watch them closely or source our own.
Please, your thoughts on this guys.

Generally, the cost of the Cambodian visa is 1000 baht if you have a photo. If no photo, add another 100 baht and if a guy helps you, add another 100 baht. That's the normal for round here in chong chom. Has been that for last 5 years now.

No our land is in residential area and has all building permits for the house and is registered as a house with them. Cause I did think about that to. It just doesn't make any sense at all. They must be using valuations from 10 years ago or something.

We bought our house almost 6 years ago, it was then 1.5mil Baht (what we paid) and sits on 1 Rai land approximately 800m from two major roads and about 1km from the towns market. We are not in a small village but a rather big town, we have a Big C, several 7-11s, Tesco Express and many other shops. We are a fairly large town I would say with a good farang community as well.
We have bought and sold many pieces of land around us over the past few years so we have become very accustomed to the land values, some land right on the main road for similar to Pattaya prices and maybe even higher. Land here is very expensive now days.
Well today my wife went to the local land office to get a survey and land value of our own home, now I know that they always air on the side of caution and to that they told us the "current" value. 200Baht per square wah. Multiply that to Rai and you get 80,000 Baht for 1 rai. Now the last piece of land we bought and sold was 1/4 Rai we paid 500,000 baht (got it round 2/3rds of the actual going price) and registered at local land office at 150,000 so multiply that by 4 means land office value should be 600,000 per rai?
So how can they justify my land as being 80,000 Baht, when land around me is selling between 2 - 4 million per Rai? Its not possible to be that far out. Now if they could say to me that they have 500 rai available at their values I would take it all and ask for more, but it just isn't there. Land we bought on the main road works at 16,000,000 per rai going rate, where do they get this stupid valuation from? Their valuations are so far from the actual prices.
Can anyone answer my questions how this actually works? Cause I aint got a clue and I have dealt with a lot of land purchases and sales back home and here in Thailand.

We are a contractor in the Surin province area where prices are still reasonable and for a basic house (square shape and simple roof design) but still finished fairly modern and with a few luxury finishes (decent tiles & bathrooms) you would be 15,000 Baht per square metre. A another contractor I know who builds in Hua Hin suggests in that area around 20,000 per square metre, so I would probably say that the Phuket area you will be 25,000 - 30,000 Baht per square metre (basic design - more complicated design). Please also note these are not including swimming pools, these are just house prices. Some builders also throw in aircons and hot water makers included in the price, we do anyway, but not normally any furniture like built in wardrobes and proper wooden built fitted western kitchens, these would be extra you need to agree with. Also be sure to get a quality contractor and a good contract and make sure you get a full spec signed by both contractor and customer, also watch out any changes you make will be extra costs to yourself even if work has not even started.

Hi guys, I know this seems a long thread and would possibly takes weeks to read through it, but I will scan bits of it.
Anyway I to am also looking to do some forex trading. I have always been keen to do trading of some sort and I even had a few accounts setup years ago but that was on the stock market, this time I am looking at the forex trading. Well I been playing about with a few demo accounts and done tons of reading and video watching and I am thinking about going for it with a live account. Based on the demo account I only did small trades to simulate my live account and I was turning in ok profits like 250-350 USD per day doing scalping and holding on to a couple longer terms. Well I want to move to a live account and had a couple questions for you frequent traders.
1. As a beginner would it be reasonable to aim for 100USD profit per day going with scalping pips here and there but more carefully in a live account?
2. I been using etoro, zulutrade and hotforex trading platforms, I prefer hotforex as it works easiest for me and I see what is happening, but would you suggest another platform / broker?
Well any comments welcome I listen to everything.
