    they are his trees, and unless specifically mentioned in the rental contract, they are not a substantial part of the agreement.

    I rented out a house to a tenant before, and my contract clearly stated I can inspect the house anytime after agreeing on a time with the tenant, and if no reasonable time can be found, I could go in when the tenant is absent.

    you might want to check that, if you go in while the tenant is absent and without their permission it is trespass, the tenant can have you charged especially if they say that there are objects that have been stolen. The landlord is not allowed to go into the house without the tenant(or his agent) being there and they are not supposed to have a set of keys to access it anyway, once a contract is signed the tenant is the rightful occupant and the landlord has no rights without the tenants agreement.

    Sounds like you have no idea what so ever about the rights of a tenant or a landlord, a court would sort you out very quickly, owning the house does not mean you can do as you please, a contract negates all that and so does the law.

    yes it can but you still cannot go into a rented premise without the renters approval/knowledge and without them or their nominated agent there(unless they agree to it), it is still trespass as they are the legal occupants, this is the law. If they charge you with theft of anything you have no legs to stand on as you are the one that trespassed.

  3. strange lack of red supporters in here posting on this, why is that, looks like they dont have the balls to accept it is the ptp's fault entirely, craven cowards just like the all the other reds. I just hope that karma does return to the shina's for this, poor devils that are pushed to this suffering at the hands of people more interested in ripping off the country.

  6. Yeah, what do the locals know? They've only been here for thousands of years and maybe they erect a dwelling that the water drains away from and travels where they want it to go.

    from what I have seen they seem to build their houses on low lying land that floods , for some reason a lot of them just havent woken up to the fact that water always runs to the lowest area, then they build a path ovet the low area but do not put in a drain so that the water backs up even more and floods everyone else out as well. Sorry but they may have lived here a long time but they just dont use common sense in everything they do and refuse to listen when you try to help them.blink.png

  7. landlords are within their rights to inspect the house evry 12 months and the garden as well. If they are not living there they should change their address as it is no longer where they live(it is law in some countries as it is a way to get around corruption etc) or you could just go to the post office and tell them that tis person no longer lives there so you want his mail stopped, I would be disposing of his mail rather than collecting it and telling him nothing is arriving and to change it to his address so that you are not responsible for it. You are within your rights to have privacy and hang pictures etc on the walls as long as you do not change or make modifications with written approval.

    If they want to rent then they have rules to obey as well and cant just walk over you, I would move out after telling him where to stick his house.

  8. havent had that problem myself but then my BIL is a police officer which might help. Also the guy across the road we get on really well with is a cop as well and so is another guy in the soi, actually we live just around the corner from the police training school and have a lot of police/ex police living in the area. We get on well with all of them so hopefully it means I will not be harassed.smile.png

This lot cant even tie their own shoe laces without some help, all the protesters will have to do is show up and the police will take off, besides they will be too busy supporting the reds and possibly taking a few pot shots at the protesters like they did the other day and all for nothing as the election will have to be held again, fools

  10. mate, go for it. You have tried to do the right thing by your neighbour but they just see the chance of making more from it so by all means I would do exactly the same thing as you. As for the drain, tell them it will now cost them to use it or it will be filled in to make up for the loss of land you will suffer putting in the new road, again their fault.What amazes me are people that always want more then they are being given and all for nothing, you offered then half the road back to use and they want it all instead, sometimes you cant help "stupid", simply not capable of rational thinking.I would check on the drain and then you can always divert it or build a crossing with no drains like the thais do if you cannot backfill it.

I always thought that there was a law that when this sort of thing happened and it was a scam marriage just to get the necessary paperwork that the govt could reject it, I am talking from an aussie perspective here but I am sure the same thing would be in place there. She only married you to get the paperwork to stay in the UK then left as soon as it arrived, you may well have some legal standing here to really sink the boot back in, payback is a bitch and then some.laugh.png

    This is coming up time and time again so lets address a few things.

    1) There are many examples of landlocked countries infinitely wealthier than Thailand. Furthermore with the implementation of the ASEAN goods would be free to move into any Southern State without additional levy.

    2) Thailands biggest export market by some way is China. As you probably arent aware Ill point out to you China lies about 50 miles from the NORTHERN border of Thailand.

    As I mentioned above this wont happen as its simply the Reds posturing to ensure a coup wont take place and Suthep will be removed from the stage sooner rather than later.

    well apart from living here for a number of years and going to most areas as well as studying geography when I went to school I would probably have to snicker at your reasoning but I dont suppose you can help that. Being land locked I am sure that the north would have no problems aquiring eveything they needed, chinese made is very goodbah.gif and would definitely suit them and of course their exports through china would definitely be a real boon for them just like their rice is nowclap2.gif , a few imaginary contracts would be most welcome. As for many land locked lands doing well, they had people with brains leading them something that is missing from our reds but I am sure they will do finecheesy.gif

These people are just too silly for words, have they worked out who is going to pay for all their corruption if Bangkok is not there, how they will survive without all the taxes, being land locked, no one to pay the farmers for their rice(not that they are being payed now).     they are not the elected govt, they resigned remember so they are no longer in the same position to do as they please, they have to obey the rules like everyone else and cant simply make it up as they go like they used to. The courts will soon tell everyone what is and isnt legal and this temporary stand in mob will have to do as they are told.

  15. actually this forum is like sport, what said on the field, stays on the field or at least it should. I think a lot of posters come in here to vent their frustrations and in real life they can actually get on well with most people but the secret is not to discuss religion or politics in real life. In here one can say what they cant in the street, even when you are open and honest you tend to not voice personal opinions about politics when in a group scene. There are several posters in here that really sh*t me but I have no doubt that we would probably get on outside this enviroment, I even agree with some of them in posts they make so know they do have a good general sense of Thailand, just that the politics of their chosen side varies to mine. Anyone can come in here and make an ar*ehole of themselves(me included) but that doesnt mean they are the same away from TV unless they suffer "face" badly, most are alright people. Its good to have somewhere to vent your frustrations and TV certainly is that.

I think all rapists should have their dicks tightened up in a vice and the vice chained so it cannot be loosened off and a blunt knife put on the bench beside them, The shed should then be set on fire, that way they get a choice unlike the women and girls they molest and destroy but then I am extremely biased againt these animals.
