    Removal of set is in the contract for sure.

    Quite a few threads on this, so try a forum search as well.

    Very much dependant upon where you're building and what you consider 'quality'.

    The average rebuild cost used by at least one insurance company is 15,000 per square metre for the structure (with plumbing and wiring, but no water heaters A/C etc).

    In reality, 9,000 will get you Thai quality, cheapest fittings, 25,000 and up will get you good Western quality, decent fittings.

    EDIT What exactly are you building? The numbers above are for a stand alone house, you refer to a 'room', if an apartment block then the numbers will differ.

    Can build a nice house for 15000b/sqm, include everything, air, fans, qcon walls, ...., except the kitchen.

    At 20000b it's already high end finishing.

    if your pool is 12x5=60m2

    60x15000= 900000 B

    So around 1M if jacuzzi included

    more 100K if overflow.

    For the price there is one very important thing that you didn't say, do you want an overflow or skimmer pool?

    Price for a quality pool is around 14-15000b/m2 with hayward superpump 2hp and hayward salt chlorinator. I use those for 10 years.

    Add 2000b/m2 for an overflow pool.

    Add 80-100000 to include a jacuzzi in your pool.

    3 important points to check during construction :

    - density of steel : SD30 in 16mm looks the same as SD40 but is really cheaper

    - concrete : should use 250ksc density and not cheap 180ksc....

    - use of rubber waterstop between the slab and the walls

    I'm confused now...

    Do you mean m2 or cbm?

    Anyway it's more than 1.3 Mill, isn't it?

  5. I expect that single storey would be more expensive, because the total roof area would be much larger, plus lots more foundations to lay.

    Not so, actually...All the extra formwork, steel, concrete and time required for the framing, floor and staircase in 2-storey actually makes it more expensive per sqm.

    No, price by square meter built is nearly the same for one or two floor is roof is standard metal structure and cpac tiles.

    Many contractors don't think that a concrete beam belt under the roof is necessary, if you don't do this beam one floor can be a little bit cheaper.

  6. I never use standard grout anymore since the availability of special pool grout. The one from crocodile cost 3000B by tank. Just finished a 25m2 pool with 4x4 tiles and used 2 tanks. Don't save money on cheap grout

    For Jacuzzi can also use epoxy grout.

  7. Did build an indoor pool for a customer few years ago and didn't have special issues (except undergound water during construction that was solved by pressure evacuation points)

    You need good aeration and salt chlorinator is the best possible choice.

    House foundations can go between 60 cms to 1 meter from the post, check original drawings if you have them, if you can you have to stay 20 to 30 cms to these limits.

  8. one transformer can cover 2 halogene lights or more LED lights. Still better to have 1 light / 1 transformer but electric cables are certainly ready for connection so can be difficult to change.

    Absolutely no problems with 8.5 mm PVC, don't worry
