  1. HI live alone with my 6 year old son, I am divorced from my Thai wife and have sole parental power from the Thai court. My ex wife refuses to change the Blue book so in accordance with Thai law she is the House Master even though the Land document has my son as the owner of the house and land no one can sell until he is 20. Thai Immigration refuse to recognise this and state that my ex, who is uncontactable and has not lived there for 4 years has to do my TM30. The only other solution given after much discussion was to get a Thai friend to say I live there and to submit a TM30. Even that has issues as they require a rental agreement and I am not willing to sign that I live there as this can be seen as falsifying an official document leaving me open to prosecution or deportation. I am sure I am not the only one in this situation.

  2. The TM30 reporting is unbelievable. I have just been through the ringer with Immigration due to being divorced, I live alone with my 6 year old son, he is the owner of the land and house, (neither I nor her can sell the house or land until he turns 20 and even then it is his decision what he does with it) but my ex wife who has not lived with me for over 4 years has the Blue book and is the House Master in accordance with Thai Law. She will not give up the Blue book as she is able to obtain loans with it. I have had a running battle with them and they have finally told me that I have to get a Thai friend to fill in the TM30 to say that I live there, or get a hotel to do the same. As far as I am aware that is falsifying an official document, but that is what I have been told to do and is my only way to report my return to my sons house if I am out of the Province overnight.

I have been in Thailand for 7 years and previously was using the 65,000 baht per month but my mother died in December 2018 and I, along with my 6 year old son had to fly back to Australia on 2 occasions to finalise her funeral arrangements and her estate, so for the past 4 months the money was not transferred to a Thai bank account. I was hoping that the money from her estate would be here earlier in March but it arrived in my Thai bank account on 8 May 19 and my pending Retirement Visa renewal is on 18 Jun 19. 

    I went into Kanchanaburi Immigration to show them the bank book with 1m baht in a term deposit for 12 months and they said it could not be considered as it was not in for the mandatory 2 months prior to my renewal. I asked if I could get a 3 months extension to my current Retirement Visa so that it would then be in the bank for more than the 2 months, they refused. They told me I would have to go back to Australia to apply again for another Retirement Visa. This would mean I would have to take my son out of school disrupting his education and go through the whole process again.

    Is there any thoughts on how I could solve this issue without having to go back to Australia. Thanks

You are correct, I checked up as I am still a serving member and found that he had no War Service and by wearing medals he purchased on Ebay at an Anzac Day ceremony claiming to be a veteran is an offence in the UK, Australia and the USA. He used the fact that I was a veteran to befriend me as a new person to Thailand and state that he would help me. I did not know the price of land and trusted him as a friend. Yes that was my mistake and yes I have paid the price, but I would not like anyone else to fall into the same trap that I have and many before me. If only someone else that had the same dealings with him had spoken up, I may not have been conned. He also says he has a Thai Company and signs documents as Chairman, Thailand Properties Group, whish does not exist. He did have a domain name and website but that has now gone. I only checked after I heard from others that had dealings with him.

  5. There was no contract just a verbal and I kept all receipts. Nothing said about a fee for transfering the Nor Sor 3 Gor until after all the money had changed hands and receipts signed and with the house nearly completed. There was no fine print except in the back of his mind.

    There are many more that have been done by this guy and the Tourist Police and Public Prosecutor are very interested in his dealings and will be wanting to see him on his return. We are thinking of a Class Action.

  6. My Thai wife and I bought land from an Englishman and his Thai wife who had built a village and were about to commence another next door. It was 54sq wah at a highly inflated price (540,000baht) but I was only new to Thailand and trusted him as he passed himself off as a War veteran and an English Lord stating that he would look after me as I was a fellow veteran.

    Once I paid the money he stated that it would cost 70,000baht (excluding taxes) for his wife to transfer the Nor Sor 3 Gor to my wifes name, I had no alternative as he would not have his wife sign it over if I did not pay and our house was near completion, he stated that this was a company service/admin charge, yet the company he stated had a domain name and website but was not a registered Thai company.

    After doing some investigations on him and finding out that he was not a war veteran (after he wore a Thai School teachers uniform with 4 British medals to an Anzac Day ceremony) I found that he had fleeced other expats as well. When he knew I was on to him he had my request for electricity from the Electric Company blocked stating to them that the wires would pass over their property and they disagreed with that and my alternative of running it in a tube on top of the wall where he has his run for his old house converted to a hotel was also out.

    The only choice I had left with my house completed and ready to move in was to get electricity from the village next door where I lived previously. Our block is the third block down from the Soi and his gate to the property. This could all change when he returns from England in July and with the access road from the Soi to my house being their property I may be locked out.

    I have just registered but have been using Thai Visa for all my news since arriving in country on retirement 2 years ago. I have settled in Kanchanaburi with my Thai wife but not before encountering a few problems to do with purchase of land and building a house. The last thing I needed was to be done in by an English CON-MAN who ripped me off and as I am a Vietnam veteran, passed himself off as a veteran of 4 conflicts stating that he would look after a fellow veteran. He wore 4 medals to an ANZAC Day service here in Kanchanaburi and after some checking up I have found out that he is not a veteran of any conflict, just a liar and a fraud.

    I would like to know if anyone can confirm approx. how much does it cost to transfer at the Land Office a Nor Sor 3 Gor (Blue Book) for a block of land, from one Thai's name to another as this guy has charged me 70,000thb (not including tax) for the privilege, I am not the only one as others have been charged anywhere between 20,000 and 100,000thb for his wife to sign over the land to another farung's Thai wife. I was new to Thailand and did not know land prices etc. and was taken in by his smooth talking and believed what he said as the truth.
