  2. We had our house and land with several agents. A few brought people to view. In the end the wife had some large tarpaulin signs made up and placed them by the road near the house. They generated more viewings and an eventual sale. We saved ourselves the 5% and the wife started to sell a few houses and land herself and just charging 2%.

    Without an office she has managed to sell some land and houses.

    It is a number game - the more people who see that your property is for sale the greater your chances are of selling it.

    Yes - when renting a condo it is usually for a minimum of 6 months.

    There are many more all around Chiang Mai and you will be able to find something you like but if you are going to be staying over New Year then it would be sensible to book sooner rather than later because they can fill up over the holiday period. Another alternative worth considering is a guest house many of which offer a discounted rate for a monthly stay.

    Whats the area around On Nut like for restaurants/shopping etc?

    Looking around is definitely the right thing to do and if you are on a tight budget you might find something cheap and cheerful in your chosen area that isn't listed on line.     On Nut has a Thai style market / outdoor food & drink area (outdoor but under cover) that is open in the evenings and adjacent to the BTS station. So is a large Tesco Lotus and a Big C is a 5 minute walk away. There is a limited choice of restaurants but a huge number are only a short BTS ride away.

    If you are out late at night then a taxi from the Thai Visa Lounge on Soi 7 to On Nut will cost you less than 100 baht provided you can get them to turn the meter on tongue.png

  7. There are vast numbers of condos available for rent in Bangkok (we have over 2,000 listed here http://asiapropertyworld.com/thai-properties/condo-apartment-for-rent-bangkok). Most rental contracts will be for 12 months although some do accept a shorter 6 month term.

    Your comments on Sukhumvit and Sathorn are pretty much spot on but don't dismiss the possibility of living a bit further out from those places. It only takes a few minutes on the Skytrain to travel a couple of stops which widens your choice (and lowers the price) of condos available for rent. E.g. Onnut has seen significant development in the last few years and is only 2 stops and 4 minutes away from Ekkamai on the BTS.

    If you have the time it might be best if you stayed in a serviced apartment or a hotel for a couple of weeks to get the feel for your chosen area(s) before signing a long term contract.

  8. If you are going to be spending a lot of time in your condo why not go for something a little more comfortable yet still affordable? If internet is not already available then a connection that meets your requirements can be installed fairly easily in most buildings.

    We have over 500 condos for rent from 4,900 baht per month listed here http://asiapropertyworld.com/thai-properties/condo-apartment-for-rent-chiang-mai A lot of the prices shown are for a 12 month contract so expect to pay a bit more for a 6 month stay. Of course some will only accept 12 months but it never hurts to ask for a shorter term.

    As mentioned above by Rhodie the cheaper units can usually only be found with a bit of leg work which will also give you a feel for the neighborhood. If you are going to be walking to and from your chosen apartment make sure that there are decent pavements because when it rains heavily some of the smaller sois become temporarily flooded until it can can drain away.

  10. There are some good suggestions by other posters above. A lot of owners and agents ask for a 12 month minimum rental period but if that is too long some may accept 6 months or less for a higher monthly rate.

  11. I haven't found anyone to spend my money over here in 35 years, some play hard to get, I play hard to want, ( lol ), thanks for the good advice, I am going to fly over and check at Krabi( Koh Lanta looks like me , thanks to all for the advice and help

    Of course the market in Krabi is much smaller than in Pattaya with relatively few condo blocks at the moment.     Admittedly a lot of them on Asia Property World have been listed by Real Estate Agents using an automatic XML feed but we do have significant numbers listed by private owners. If you browse our listings and then click on the "contact owner" tab you will see the Real Estate Agent details if it was listed by an agent or just the simple form for you to send a message direct to the person (or company) who made the listing. These are usually but not exclusively private owners.

    Condos and apartments of all shapes and sizes to suit most budgets. Some are brand new but most have had at least one previous owner. The condos on our web site have been listed by both private owners and by some of the leading Real Estate Agents and Developers in Pattaya.

    There is some good advice above and I would suggest spending some time looking around and maybe rent in the area that interests you first to see if it is as suitable as you first think. Unless you find a unit that has that "wow" factor take it slowly and don't forget to bargain over the price.
