Go back a couple of pages and read the guys history who got rejected. He was travelling a lot on his last METV.

I'm due to go to Pattaya in the next few weeks for 2 - 3 months on my NON-IMM, O category, Multiple Entry Visa and I'm worried about being allowed admittance.
It would not be so bad if you could find out in advance. I'll be paying around £600 for the flight and the visa set me back £125 on 28/3/19 (they're £150 now).
I applied in person at the London Embassy, paid cash but there was no hint nor mention of these possible set backs regarding being permitted to enter.
Let's not forget that in order to even be granted an METV you must show 6 months worth of bank statements to prove you can cover you stay...

Precisely this.
I have many friends who work for a few months in their home countries or around the world (oil industry) they earn good money and want to come and spend it in Thailand for 6-9 months.
They apply for a METV visa because it is a 6 month visa and they aren't coming here anymore because of what's going on.
What other options do they have?
Elite visa? Pay 500,000 baht so you can take a 6 month trip... no!
Education? They want to relax and spend their money not go to school.
Retirement? They are under 50.
Clearly their money is not welcome.
Which is fine...
But don't hoodwink them by giving them a visa and then rejecting them at the airport.
It's a disgrace.
If this is the new norm then Thai immigration needs to stop issuing METV's or reinvoke the old 180 law, make it public and let the world know that long term tourists are not welcome.

Exactly, a total lack of clarity. Friend flew halfway around to world so that he could sit in detention cell and then fly back again. If he knew this would happen he would have got a different visa.
He even asked at the embassy in the UK to make sure he was getting the correct visa. They told him there wouldn't be any problems.

I was asked for bank statements when applying in Hanoi. Just showed my PayPal on my phone which they accepted.

I'm starting to wonder if an SETV is actually safer because it doesn't signal 'if you let me in now I'll be back again pretty soon'.
Spent 8-9 months in total but was in and out visiting other countries during that time.

What was the reason for the denial of entry? It will shown on the document given him and stamp as a number that indicates the reason under section 12 of the immigration act.
Was not asked to show 20k although he had it. I've known him since he first came to Thailand and his only other history was a single entry tourist visa.

Just spent the day conversing with a friend of mine who was in the BKK detention centre all day and night.
He flew in on only his second METV from London and had spent the last 2-3 months in England.
He was denied entry and forced to book a flight back to London the next day.
On his previous METV he traveled around SE Asia and has intended to do the same again but they told him he was not a tourist...
It boggles the mind why they would even issue this visa in the first place.

I've been with my Thai gf for over 3 years now and plan on tieing the knot.
When I do, I will want to apply for a marriage visa.
Does anyone know whether or not I will need to wait a certain period of time before I do this?

I would like to but I have signed a 3-month contract. Again, they'd probably try and keep the deposit if I left before the end of that.

I live in an apartment block. I deal with management not a landlord directly.
I know what their doing is 100% illegal as I've read the law.
My real question is what do I do about it? What recourse do I have? If I don't pay it they'll just put up a fight and withhold my deposit (also illegally)

Common area costs are extra and charged to the condo owner and calculated in relation to the qm of the condo.
tell them to go to the condo owner as you have all costs what you have to pay in your rental contract.
electric for common area is the monthy condo fee and was never taken from the electric bill.
It also says absolutely nothing about this in my contract!
I get that they're going to try and make up their costs one way or another but the reason I am pissed about it is that they waited until 3/4 days after I moved in and then just told me "oh you have to pay us this" it's not written anywhere, it isn't in my contract, so essentially what their doing is just making up charges and telling tenants to pay them.
On top of that they lied to me about the rate (did not tell me about their communal fee) prior to moving in.

Tenant. Just renting. I have spoken to my neighbour and they are trying this on with all the tenants so I'm sure I'm not the only one who has an issue with it.

I moved into a large condo building a week or so ago in Chiang Mai.
Upon moving in, I signed a contract declaring that my electricity rate is 5 baht per unit, in line with government rates and the new laws.
Only after moving everything into the condo, the management approached me as I was leaving the building to tell me "there is a new fee that you have to pay!"
A "communal area fee" the cost of which equates to 3 baht per unit of electricity I use.
I don't know what communal area they're talking about and the manager even openly said it's because of the new law, we can't add this on to the electric bill anymore...
Again, my contract says 5 baht per unit. I was told this 3 days after moving in.
Where do I stand with this additional and unexpected expense?
Should I just not pay it?
If not paying it causes problems should I seek advice from a Thai solicitor? How much would that cost?
They are holding a small one month deposit of 6500 baht so I'd imagine they'd try to take it out of that and getting it back when I move could be challenging.

Hi everyone,
I have a friend visiting me in Thailand. He arrived on a 30-day stamp from the UK.
We will be traveling to Laos in a couple of days, I have a multi-entry so will be able to re-enter Thailand.
My friend is flying home in 2 weeks, only here on a 3 week holiday.
Will he be able to get a second entry stamp coming into Thailand from the Laos border (crossing by land)? He has proof of departing flight etc.
When he re-enters Thailand he'll only be here for about 9-10 days before flying home.
Appreciate the feedback.
